Good way to compare approaches to repairs arising out of inspections.

Sometimes things have to be safe in order to get a loan approved and it depends on your cash on hand if you are buying w a loan.

I’d bet money the people walked away from the roof issue because they had an FHA loan in which the broker said they would fund unless the roof was fixed or replaced.

What are your thoughts on steps leading upstairs to the bedroom being 1/4 too small? Inspector told my client it’s a safety hazard so she wants the seller to install new steps. Thoughts?

Most old homes here in Vermont have narrow stairs. The seller would probably laugh if someone asked for new stairs here. Houses are still flying off the market in our area, so they’d just say, “Next!”

House is valued at 395k seller accepted our offer at 385k and we are paying closing costs, inspection found that house needs new roof, sewer line needs to be replaced and is under street slab, hvac is at the end of its life but still works, a few leaks around house and also water damage in some areas of house along with some deteriorating wood in some spots, also it appears that a wall is buldgin its a 2 story house do you think i should walk away ?
