    I would say the best bit of info is keeping in mind that regardless of how much you get approved for, it’s important to choose a house with a mortgage package (principle & interest, HOA, insurance, taxes, etc.) that wont sink you if times get tough...what’s the point of buying your dream home if you’ll loose it at the first major snag in the road..? Be prepared to compromise...

      correct you really need 50-100k in cash to fix issues on the home in first 5-10 years of purchase UNLESS you buy new construction.

    Good info here. We walked away from a house recently after the inspection came back with the electrical system being sorely outdated ( knob & tube) and also asbestos wrapped pipes in the basement, among other things. Was a hard decision as the house was stunning, but when the seller wouldn’t budge in price we knew we had to walk away. No regrets though. We’re getting ready to close on another house that is rock solid in a couple weeks and couldn’t be happier!

    My realtor told me about a seller she had to deal with who was so hard headed about the asking price that it took her two years to sell it. A buyer said he would accept all the repairs needed, made an offer at asking, and the appraisal came out to $3000 under the asking. The seller wouldn’t budge and the buyer backed out purely on principle. Two years with two mortgages all over $3000.

      Dang I would hate to work with that seller. It's not even worth another 2 years at that point wtf. That's 2 months of a mortgage.

    Wow. You just save us from making a huge mistake i beleive. We've seaching for more than a year, and made an offer on a 3 bed, 1,5 bath. Not our dream home. Our must have was 3 beb and 3 full bath. We are walking away and take out time.
    The must have/ love to have and compromises poitts are really eye opening.

    GREAT VIDEO! I wish my parents in law would be receptive to watching this. They’re very much against the house my husband and I are buying and every point you make in this video are the reasons we picked our house in the affirmative we’re in lockstep etc) if that makes sense. It makes me feel much better about our decision and I’m going to show this to my husband as well.

    My problem looking for a house is that I’m too practical. I have no emotions at all when looking at houses. I think this really frustrates my agent because I have no problem walking away. I’m in a blessed financial position. My realtor says “ I have particular needs”. I think this is my realtor trying to tell me “you’re too fussy” without hurting my feelings!🙄😂!

    My dad once sold a rental house he and mom owned. Buyer offered $1000 less than asking and my dad insisted on the asking price. My mom wanted to take the deal, but dad "won" of course...and later sold the house for $10,000 less than asking. The need to be right makes people unreasonable.

    Thank you, Andrew, for all of your videos. They have been a great help to my wife and me as first time home buyers. We're dealing with a low appraisal now and waiting for the seller to decide whether or not they are willing to bring the price down. We would really like to move into the house but if things don't work out we are coming to terms with the possibility we may have to walk away.

    Andrew, Firstly thank you for your video. However I’m still no knowing should I pull out or not on a property we like about 8/10?
    Myself and my partner are currently in a process of buying a 2 beds flat in London.
    Our must have :
    - decent size 2rd bedroom
    - quiet road
    - no construction issues
    - overall size above 60 square meters
    Would love to have :
    - 2 baths
    - some characters/style
    Middle ground :
    - good size kitchen
    ( we both love cooking )
    This flat we found, meets all must have criteria, plus one bath and some characters.
    Yesterday we went back to the property to take down some measurements . To make it clear here, it was our second time checking the property, first time we spent about 10-15mins in the day time.
    Checking the property the second time has got us rethinking. As it was night time, the light wasn’t working properly, and it felt a lot smaller than we thought.
    The kitchen, dinning room and living rooms are all in a 19 square meters space. That means I need to give up dinning space, using a breakfast bar instead. Otherwise the space will be just filled up with chunky furnitures. I understand that might be something we need to sacrifice as living in a city.
    I quickly viewed the other properties on the market at the moment when I got back home. Feeling none of them I like.
    I really don’t know what to do...and if we pull out, we will miss the stamp duty holiday in UK.
    Maybe I should accept it, because we are only panning living in London for another 5 years. Then move to other place, and really looking for a dream home.

    I had to see 12 (houses to be exact) 😋 before having my 1st and 2nd choice. I ended up getting the 2nd but eventually realized it’s the best choice for us. Someone put an offer to my 1st choice higher than the selling price which very hard to head on. Our house has old kitchen but have long new concrete driveway and treed big front yard. Among all houses I’ve been to our house has the most solid foundation all pure solid wood. So it’s important that you just don’t settle yet compromise. We were approved at 200k but only looked houses below 150k. Purchased 2019 and just closed our refinance for lower interest rate. Saved 71k.

    I feel what you’re saying on compromising because a lot of Real Estate Agents will try to get you to compromise a house that you know good and well wouldn’t work for you and your family.

    I walked away because the inspection found active termites. My realtor tells me its not a big deal and her house has termites. It was just a deal breaker for me.

    We’ve made this mistake twice! I’m so sad and stressed about it. I feel so bad for our realtor I wonder if we should cut him a break and find someone else out of sheer embarrassment or keep him on 😣

    Hi Andrew. Learning a lot from your videos. My question is this . . . How do you structure an offer when the house is an older home with no updates but seller wants a current market price? Is updating 70's kitchens and bathrooms really a matter of want rather than need? I keep doing walkthroughs on homes that are rock solid structures with hideous kitchens and bathrooms. Thanks

    I bid on a home that obviously needs work. I bid $5000 over asking asking for 2.5% in closing costs. Seller countered with 2% closing assistance and 2% “cash back” for windows. Original listing was either or the 2% in closing or 2% cash back for windows. From my research i now believe no mortgage co would allow me to be given cash back. Made a rush over the disappointment of losing a budding war. My question is do i have to respond with a counter offer, can i reject seller’s counter or can I just not respond snd walk away. I do not want the house either! Seriously considering another agent as I think the agent really didn’t give sound advice when considering making an offer on this house. The comment was “Oh you’ll get a check back for $5000!”

    My husband and I are first time home buyers. We put in an offer and it was accepted. The neighborhood is in a HOA, and it’s near the lake. The HOA is $30 a month. The house has essentially everything we need... although it has a smaller basement. The houses are in the 300,000 dollar range. We put in an offer for 296 with closing costs covered. They came back and said that they thought the house wouldn’t appraise for that high, so we’re offering less. We get our house inspected on Wednesday. I like this house, but I am afraid that there might be a foundation issue. The garage had a crack that wasn’t necessarily dime size in width. What do you think?

    One home that I had looked at had 20k plus in major neglected repairs and I knew that the seller would fail to perform to fix the major issues with plumbing and past termite invasion with water damage and dry rot under the home plus rodent droppings in the attic and massive pool damage. Would cost me 20k plus to fix and time to do so.

    When building a new construction home what things are not negotiable? We are building a new home and the builder is trying to push us to close without fixing what we asked them too. They keep saying it’ll get fixed but they just keep trying to keep covering up the repairs.

    Thank you for your video home buying can be very stressful especially if you don’t know a ton about real estate. We just backed out of escrow after we had the home inspection done. We realized we would have to do a lot of work to keep up this cute mountain home. Will backing out of escrow give me and my husband a bad name and cause us to have a harder time biding on a future home?

      Hey Lorelle! I'm glad to hear that you and your husband took a step back to gain clarity on what's most important to you in your new home and also the aspects of homeownership that could cause potential problems moving forward.
      To answer your question, in short, it's highly unlikely it will impact you very much unless you you and your husband are constantly writing offers and then pulling out. One should only write offers on homes that they are serious about purchasing.

    Andrew , do you think it's a good idea to buy two lots side by side to have more land or can it be done is it a good idea both lots are for sale

      So that one is actually going to depend on how long you intend to own the house and how much the adjacent land will cost. If you are buying a new home construction then most builders won't just sell you the land at cost, they will actually charge you the amount of money needed to build another home that would've otherwise been built on the lot.
      If it's vacant land not in a development being sold outright for the cost of the land, then why not go for it if you plan on living in your new home for at least 15- 20+ years. As home prices ebb and flow and continue to rise as they historically do, your additional land could become more valuable making it a great investment while having peace of mind you have open space next to you while living in your home.
      At the end of the day, it really comes down your plans and what you are most comfortable with doing.

    I am in this dilemma. We make offer on a townhouse. Report comes back with roof problem and leaking stink and hole on the walls. Seller only offer 3k for repairs. The other problem my partner doesnt want to pay any mortgage and expected me to pay all and she get 50 percent of it. Should I walk away or go forward closing on a deal? It is too late to get my deposit back? The contract said on congiency and both party could cancel any time.
