Good morning! Congrats on your move. There are three school districts that serve the Glendale area. Glendale, Peoria and Deer Valley. I believe all three of the school districts are rated pretty similarly. What I have found is that the schools tend to be rated higher on the North side of Glendale (north of Cactus). I’m thinking of moving here from Washington state I’m as far north as can be! I live in a Canadian border town, a friend just made the move and found two jobs in less than two weeks of living there. It’s really what’s motived me to make the move. Plus I’m not fond of the winter!

Move north in Glendale not south. It seems nice near the stadium but just east about two miles away is Grandel Criminal Street Gang and they too hangout at the Stadium area

Very cool. I grew up in Fort Collins before I moved down here in 93. Still love traveling there when I get a chance but I'm not a fan of the traffic lol
I think seeing snakes in your home or yard is pretty rare unless you back up to open desert or a mountain area. As far as bugs, it is case by case depending on where you live. The bugs that cause the most stress for the majority of people are scorpions and termites. But both can be easily treated for so I wouldn't worry too much about them.
Hard to pin point any certain areas that are more prone to flash floods? When we get these monsoons rolling in, they can hit anywhere hard at any time. The microbursts are the worst and do the most damage. Usually just the luck of the draw
How would you honestly rate the crime in Glendale esp by the Westgate area? I am moving from Huntington Beach in a lil over a year (doing a new build home) and I am incredibly nervous
I would agree that certain parts of Glendale have a lot of challenges but I think that would be the same for just about every city in the Phoenix Metro. But there are plenty of great neighborhoods in Glendale as well and I think some people may find a good opportunity at a more affordable price point if they don't overlook it. But people need to hear both the good and the bad so I appreciate your comment.

However, there are a few new homes coming up in Glendale of various builders that are near to the landfill and Morton salt factory. So, overall, I wanted to know, in future, if I buy a house near to those areas will it be safe for me and my family - both area/location-wise as well as health-wise? P.S. I have heard there are many landfills in many areas which have now become parks, housing complexes and so on and many people are not aware of - so no health hazards are heard of from these areas. What about having a house 3 miles after a salt factory/landfill/cement industry? Please advise! Thanks in advance!
Hey Tanny great question. And honestly, I'm not sure if I'm 100% qualified to answer it? I imagine that most builders/developers will need to do their own due diligence on that prior to getting started because it will be something that has to be disclosed in the Public Report to any perspective home buyers. And if it is a major issue, they will probably have a difficult time getting the development approved and/or getting buyers to be ok with it. But as you probably know, some people may not understand the full overall effects of environment conditions until it is too late because it is not big enough to be detected but could be problematic over time. (ie hidden in the soil, water, etc) On the other hand, if it is something that currently is detectable (like an odor or noise pollution), then all we would need to do is go scope it out the area for you and do some research. Again, I'm happy to jump on a call to discuss further but this might end up having to be your own judgement call on what you feel comfortable with.

Apologies that it didn't give you what you were hoping for Mike. I've only been doing these videos since May and it takes a lot of time and effort to put together and then decide what content should be in the final product. In the end we covered the areas of Glendale we know the best and wanted to share a lot of the positives. But this channel is new and I hope to have many more Glendale videos in the future to cover the entire city (good and bad).
You should have no problem at all. Hospitality business is booming right now here in Phoenix, especially with all the Covid restrictions slowly going away. Lots of people want to get out and spend money and the restaurants, resorts, etc are looking for good people!

Yep Realtors are annoying. I get it. But what I like about TH-cam is that I get to create content based on what people are actively searching and hopefully help guide them in the right direction. If someone just watches and just picks up a little knowledge re the area, great! If someone watches and then decides they want more info and reaches out, great! And if someone doesn't like the content or doesn't get the answers they were searching for, then hopefully there is another channel that can help them out. For the most part, it seems like a win win. And with how many people are watching/searching TH-cam every day for content, there will continue to be more creators and some of them unfortunately be Realtors like me lol. Glendale is sugarcoating it’s self with the west gate district. But in reality it has some of the highest gang crimes and drug infested neighborhoods.
