How to get leads in Real Estate

    When I got my real estate license at 18 years old, I knew NO ONE looking to buy or sell. My family wasn't in real estate, they weren't giving me business, so I had to do what works:
    1. Letting everyone know you're in real estate and that you're there to help
    2. Doing open houses every single Sunday to meet potential buyers and sellers. The more face-time you can get in front of new people, the better. Follow up with your open house contacts.
    3. Cold calling and door knocking . Disclosure: I've done this in the past and stopped. I personally didn't see results from it. It's not something I enjoyed doing. But I'm including it regardless because it's still a viable option that many people use. This also includes targeting FSBO, expired listings, mailers, etc. - it works, there are ways to be successful, but I personally don't use them.
    4. Zillow, Trulia, Redfin, Craigslist, WestSideRentals.com - I'm NOT talking about paying to advertise on these sites. I don't do any paid marketing. Paid marketing can work, I've done it in the past, but I'm referring to submitting your listing on the sites and getting calls from it. Sometimes it automatically populates from when a property is listed on the MLS, but if you have the authorization to advertise a property that's not yet listed, you can upload it manually and get calls.
    5. Craigslist. This is the foundation of my entire success in real estate. I started with doing leasing on Craigslist which blossomed into $15,000,000-$20,000,000+ per year in sales after a few years. I'd meet lease clients on craigslist, help them find a home to rent, and they would refer me other clients, would want to buy something themselves, and they would become repeat clients. Craigslist took me nearly 4 years to begin seeing significant monetary results, so it's NOT a "get rich quick" tactic. But it's a great way to meet prospective future buyers in an area that not many agents are doing.
    6. From the first 5, you'll begin to see repeat and referral business. This grows over time and after a few years, this type of business will become more prolific - if you're doing a good job.
    7. There's an abundance of material to learn just about anything you want to. However, the unfortunate truth is that very few people will actually apply what they learn - it's great to listen to in theory, but without action and consistency this means nothing. So I recommend applying some of these and see what works for you.

      Excellent Video! Apologies for the intrusion, I would appreciate your initial thoughts. Have you researched - Siyamilla Financial Bigshot (Sure I saw it on Google)? It is a good one of a kind product for getting financial success without the hard work. Ive heard some decent things about it and my m8 at last got excellent results with it.

      Absolutely true. Sometimes a small upfront sacrifice - like even giving away some commission - will pay huge returns in the form of future, ongoing business. Short term anyone can make a quick sale, but the long term value of each client is worth significantly more.

    Definitely some good info, thanks for sharing this! it actually helps out knowing these kinds of things, especially for beginners, but still, pros could try these methods of advertising that they haven't tried before, these videos are so entertaining yet so educational and well made, great content Graham.

      Thanks, dude! I really appreciate it! Definitely try out craigslist leasing - it works REALLY well for me as a totally free way to pick up business. It takes awhile for you to start seeing sales from it, but it worked really well long term!

    Great video! I started real estate in New York 2016 December and already got 2 rentals in but I want to start working with buyers! Would definitely like to see a video on that soon!

      Your rentals will turn in to buyers, 100% Keep in touch with them...if they don't buy, re-lease them something. Also make sure you have renewal commission agreements if they end up staying longer on their lease.

    Hey, Stephan! I've been watching your videos for quite some time. I'm 20 years old living in Atlanta and Real Estate is something I've always been interested in ever since I was 16. Growing up in an Asian household I've been pushed toward into the medical field (currently a medical student) and yesterday I finally put my foot down and decided to enroll myself into getting my license. I was going to apply for classes for my major this summer but instead, I'm going to be starting my Real Estate classes this summer and WILL get my license July.     Great video! I'm struggling in school. Not because I can not do the work, mainly because I am bored of the work. I love watching your videos and love your topics. I am 19 and want to become a real estate agent in Kansas.
    I am actually obsessed with your life style and your videos. I am writing a book as well right now about investing and starting a path for success. It is everything I have learned from you, Ricky G., Minority Mindset and other people ad my own experiences. I have x10 my net worth this year, and I hate paying 10g a semester in college when I am on the path to make decent money this year on just my investments. I much rather sell real estate and do something I enjoy but there are so many people just messing with my path including parents and grandparents and friends concerned. I must be doing something right if all my time in the day is being spent learning how to invest from people actually good at it. I feel stuck.

    one of the most creative Ideas I ever heard of in generating sales leads, was from Shark Tank's Barbara Corcoran. When she was first starting out, she took a part-time job in Manhattan delivering packages (but only to upscale neighborhoods), when she dropped off packages she would just small talk with people and then leave her real estate business card. While you might not get away with something like that today (as many of those places have security, the point is sometimes you have to get creative. Another example of getting creative was Joey Diaz the Comedian, when he was first starting out as a stand up comedian, before you would be given a chance by the Club, you had to work in 'sales' handing out flyers (and you would write your name on the back of the flyer to get credit). Well in a city like Los Angeles that would be a grind, so Joey took the bus to Universal Studios and handed out the flyers too all the tourists (saving him time, aggravation and he had a high rate of people coming to the Comedy Club because he was targetting tourists.

    Fantastic content - #5 to me is still the most underutilized/understood strategy. (Though in Canada you'll want to focus on Kijiji more likely than Craigslist - but exact same principals).
    Also posting your most enticing listing (or even get permission from other agents and post theirs) on an internet classified website can be a great funnel for attracting specific demographics of buyers as well.

      Thanks so much, Matt! You're totally right, Kijiji is the Canadian equivalent to our Craigslist and works so well. When I started, I also got other agent's permission to advertise their listing on Craigslist since they didn't want to do the work, didn't want to field the calls, etc. So essentially it was free marketing, I didn't have to get a listing, and can get all the clients from it. More people should be doing it!

    Hey Graham, great video! Quick question: You mentioned lease listings through Craigslist. It all makes sense, but exactly how do you get these listings? Do you go up to landlords and ask for a commission if you bring them a tenant? How does that work exactly?

    I do not door knock much, personally here in Portland, Oregon 2023. Unless you’re holding an open house in that neighborhood, near your listed property. It usually ends up with no solicitation, trespassing signs. Plus, the rise in hone invasions. Many are not opening their doors for anyone.

    Hey Graham nice and short informative video again! I have a question, you said in your previous videos that you set minimum requirements on the house price to go on your listing. I'm curious, what if a friend or even a family member request to look at a property that is lower than what you normally sell. Do you look for other agents to help you out or do you just let the deal go?

      +adrian chia I let them go. Sometimes I'll give them off to other agents, but in the lower price points it's more advantageous for them to look on their own and not involve an agent. I still help and advise them as needed, but I won't work the deal if that makes sense. I'll always make myself available for a call or something though to keep the relationship going.

      I used a pretty good quality Canon camera, wide angle lens, photoshop and light room. I'd spend a few hours photographing and photoshopping each place!

      Here are a few books that I'd recommend - not really real estate related per se, but they've helped for me:
      -Your money or your life
      -The millionaire next door
      -How to win friends and influence people
      -Think and grow rich
      -Anything Tony Robbins (Awaken the Giant Within is good)
      -Rich dad, poor dad (seems to get some hate online, but the concept behind it is good)
      -The 4 hour work week (a bit dated now, but again - the concept behind it is solid)

    How many hours do you work a day. And what do you do all day?
    When you invest in real estate will you rather buy an expensive house and rent it for more or buy a cheaper house for a lower rent?
    Should you pay for the property in complete? Pay it as fast as possible? Or pay the property slowly?

      Depends on the day - some days, I'll only really do 1-3 hours of "actual" work. Other days it's 12+. Lately it's been 12+ between work, editing videos, and having a tiny bit of social life at night.
      During the day I'm in showings, answering emails, speaking with clients, negotiating a contract - depends on the day. Other days I'm messing around on TH-cam and Reddit wasting time.
      It depends on the return. Some houses make more money than others, regardless of how expensive they are. I'd rather find something in an up-and-coming area that cash flows decent and then hold on to it for a long time, while slowly increasing rents, remodeling, adding square footage, etc.
      And the next question depends on your interest rate. Anything under 4.5%, personally, I would take as long as I could to pay it off. Anything higher, I'd rather pay it down as quickly as possible.

      GrahamStephan It is a sellers market, and it is Hot! The city I am working in is blowing up. Apartment complexes and new homes literally everywhere, but more importantly, how is it up there??

      +Chester Green Sounds very similar to LA! It's still a seller's market, although I'm seeing a LOT of new construction/remodels coming on the market. It's a little worrying because I imagine all of these will be hitting the market around the same time in the next 6-12 months. So I think later this year there will be a lot more choices for buyers and sellers will need to compete for a buyer. As of now it's still very very strong though!

      Definitely. Do a catchy title in ALL CAPS. Keep the ad simple.
      "If this listing doesn't meet your requirements, let me know what you're looking for and I may have a few others to pass by you"

      I keep it very simple and re-post them every other day! I do not renew the ads, just repost more. That way I have a few hovering around at the same time!

    whats a good way to find out about good deals ? Always been told "real estate agents find out about the good deals before they hit the market and buy them for themselves to sell and profit" is this true? how would an outsider like me get involved in this? looking to buy flip and sell property but need that inside guy, if thats even how it works..

      Typically the property owners pay rental leasing agents for showing their properties. This is typically a separate job from real estate salespeople

      I worked for Coldwell Banker when I started! I've always been under a brokerage, I don't want the liability or the hassle of running my own business, office, etc. Maybe one day though.

      +Arsham Doosti Look into getting your real estate license! AlliedSchool or premierschools.com are great places to start. You'll need to be 18 before you can be licensed, however.

    Not understanding what you mean by the Craigslist leasing postings. Are you the sellers leasing agent and your posting on Craigslist or are you just posting places that are looking for tenants to lease and whoever sees it calls you and boom your their buying agent?
