    As the old saying goes: "The 3 most important things in real estate are: Location, Location and Location." It's better to own the worst house in the best neighborhood than the best house in the worst neighborhood. Very true.

    in my opinion the best advantage of real estate for average people is the tax advantage, so even if you lose money or break even, you still have that tax advantage that can indirectly boost your returns

    I bought my house as a forclosure in 2013. I wish I bought 10 more. The housing market was way down.

      Roman Berezutskiy Jaspreet has a video on it, or one which at least touches on it.
      I believe he says basically that the best thing to do is get an estate agent who will be notified, and therefore notify you when a property becomes available. Then you check it out.

If I didn't have a family I'd do it again in a second but New York is going to be dog shit for the next 20 years if I had to guess.

    Real Estate is one of the best ways to generate wealth. I love your disclaimers because everything seriously will go wrong at least once if you invest, just make sure you leave enough margin in your deal to survive the unknowns! Great video!

    Just an FYI (speaking from experience) Investing in single family homes are NOT going to move the needle in terms of changing your financial life. You need to focus on commercial multifamily (5+ units) if you want to start seeing any significant lifestyle change.

      Agreed. I live in the Midwest and you can buy houses here for $35k that rent for $850/month. What happens when X, Y, and Z breaks? There goes X months of profit. Too much headache, too little return.

    Yes this is so true , just bought my 6th house and keep buying a new property every time I build enough from my passive income I get another one. It’s getting tougher nowadays as prices are going up and too many buyers out there outbidding for asking price. Just do you homework and you will find a home that will give you enough passive income to make profits. And I do all the remodel myself when I buy a new property and get ready for rental, it pays off because you end up getting more people interested in renting out your property in a much nicer home.

      Fix ur credit score to get the best rate - if your military u may not need it credit score depending on the type o loan, depending on ur situation u can qualify for other type of loans loans that will give u the upper hand , shop around for good lenders and agents that are honest and doesn’t charge u with too many fees - keep the cost low ! Once u know the numbers that’s fair shop around online - if you have money saved up for downpayment usually 20% of the homes price and that is why u need to find a best deal on the home u want at the price u can afford make sure u have a cushion of extra money for closing cost - 100,000 to 200,000 home. 1500 to 3000 is a good price anything above 5000 that lender is overcharging u find another lender

    I think the fluctuation in the USA regarding rent is much higher then in the Netherlands. We alsmost never go down in rent, really: never! So when u buy a property you can find out what a good rent price is. When u dont over charge u might lose one monthe every 3 years due to changing persons who rents.
    The biggest problem here is the financing of properties, its really hard.. still trying to figure out the best way.

    Back in 2011 my parent found a property right under $63k in a terrible area.
    Since Los Angeles Real Estate was great around that time in which I heard it’s now over 6x as much in a shit area.

    I became interested in real estate investing after reading Rich Dad, Poor Dad (like a lot of people) and I watched a couple of your videos. I have yet to make a move though because I want a bit more information before going in (and a bit more money).     Although you do state you are not an accountant, I think it is important to note the downside to depreciation, considering you mentioned its positives (re tax purposes). Any depreciation claimed for tax purposes reduces the "cost base" of the investment property. This means, say you bought a property for 400k, and over 5 yrs claimed 50k worth of depreciation. The new "cost base" is 350k. Now say you sell this property for 600k. In calculating the capital gains tax applicable, it is the sale price minus the cost base = 250k. Therefore there is that additional 50k you now need to pay tax on, which, has the potential to far exceed the previous money saved via tax deductions due to marginal tax rates + the lump sum within one financial year (the percentage of tax you pay increases with your amount of taxable income, therefore as you are adding a massive sum of 250k within a year (less any capital gain deductions) you may/are likely to be paying tax in a higher tax bracket compared with when the depreciation deductions were taken). Anyways, point of this comment is it may be advisable to note the negatives of such depreciation if you mention the positives. Besides that, great video, keep it up . :)

    Bro I'm sorry to burst your bubble but Fundrise is out of reach for those only wanting to invest since one of the criteria is to be an "accredited" investor, i.e. a Warren Buffet type and not for a beginner

    Great Info, and when you just get started of - don't get all the Guys you just mentioned: Property Manager, Real Estate Agent, Contractor. Property Managing is easy done with online software, Contractors licenses are cheap and not that hard to study for. Also you can find great deals without a Realtor.

    Great info, I do have a quick question for you if you don’t mind answering. If you own a rental property with great tenants and if the market crash. Should you hold on to the property even tho the value drop? Tenants are still living and paying rent on time. Rents usually don’t go down but rather always going up. I hope this make sense. Thanks!

      I’d keep. You only would lose when you’d go to sell. That’s why you always buy cashflowing properties

      Nor Cal Hobie Fishing Adventures - If you have reliable tenants that are paying, and rents normally stay the same or increase... why would you want to sell when the housing market was down? That seems a costly consideration. I'm sure there are certain times when you'd want to consider it vs losing money long term, like if it were in a questionable area and your tenants had told you they were moving etc. Risk vs reward. If the property is stable and providing income I'd keep it baring any other hugely negative considerations.
      I know I'm not Jaspreet, but hopefully this way of thinking can help you make the right decision.

      Why sell when the price has crashed? Just keep hold of it. It's often swings and roundabouts.

    Very informative, although If I am able to do this, I would have to do it remotely as investment property in my area is not close to 100k. Detroit or Cleveland maybe?
