    Our apartment in Coquitlam BC Canada is about 906 sq/ft with only 2 bedroom and 2 bathroom, we bought it 4 years ago cost us $420,000 Canadian dollars, and now up to over $700,000, and after viewing many video showing the size of apartment in China is huge and cost much less, it really makes me feel like retire in China. Thanks for more video showing different places of China, to let us understand more about different city and living style!

    Seems MUCH BIGGER than 90% USA houses, AND, the construction materials for these houses are much higher grade than USA houses' sidings, tiles, etc.

      it's not bigger the rooms are smaller (1500/1800 sq ft ) and the Grade of building Materials are lower in ten yrs or less the place will look much older

      @@cadlesh That may be true for the older houses in US. But the newer ones all uses cheap materials that look great now, but all deteriorate in 10 years.

      Chinese house are often made of concrete and tiles so there's a perception they are built better than wood framed buildings with siding and shingles. Yet construction quality goes much deeper than materials.

      Seems you never rent an apartment in China. I used to live in 3 different provinces and the quality of the construction is lower than average. I had some problems with the electric connections, with the sinks with the switches to turn on the lights, anyway, you dont know how is China. Al least when i used to live in USA, i never had a single problem in housing matters

      @@henryking2382 - get off the pot ! Construction quality problems can happen anywhere, and do. Look at the (recently) brand new, most expensive high rise condo tower in San Francisco ... the foundations settle 14 inches in 2 years; look at the multiple new high rise condos in Australia, suffering from foundations cracking; look at the huge number of (brand new) leaking condos in Vancouver, B.C. in the 90s, and then another outbreak of leaking condos in Vancouver starting in 2014. In many instances, the owners lost their entire investment, due to the high purchase price, combined with insufficient funds for the repair costs.

    To add some context to the housing situation in China. First, in any urban city in China, you will not be able to find single family detached houses. The reason being it is not efficient use of precious land in the busiest part of the city. So "western" style houses you see in the video are mostly in development areas in the suburbs, often further away from downtown. Second, housing markets vary greatly from city to city just like any other country. If Gweilo's place is 700kRMB (i'm assuming 100 sqm), that comes out to 7k per sqm. I have a place in Shanghai (downtown area), roughly 60sqm, the price is close to 80k per sqm.
    To put this in perspective, a 8-9m RMB house in Nanning, such as the one in the video, would barely buy an average size apartment (100sqm or roughly 1000sqft) in Shanghai city

    Interesting take on the houses there in China. The first house can do with a major clean up and all the clutter gone. :) All the hanging clothes can be done away with. A shed would be handy to put away all those tools and clutter in the backyard. Otherwise the front looks nice with the gazebo and pond. The street is very clean and quiet, a big plus. Nice job with the video.

    I reckon their could be a bubble burst in the future though. I’ve been lucky so far, my house has over doubled in value at currently 3.4 million. The thing I do like is face scan recognition only lets in the right people, and although there’s a yearly fee the inside is all well tended, there’s a pool & landscaped gardens. Anyway as always cool video

    1. if you see your friend chao ping again, maybe you can pass on my message to him. he has such a nice mansion and he should decorate it nicely. he needs a professional do-over. for now, it looks quite clutter and disorganized. tell him to hire a professional interior designer !!! 2. for the second home, it looks at least 2000 sq ft big. also suggest that he should hire a professional interior designer. thank you.

      The most important part of the home is the people living there.
      If the house is neat and organized and you come back to it, no one was there to greet you, you will feel lonely and may not have that "homely" feeling.
      If the house is cluster and disorganized and you come back to it, you hear your wife cooking in the kitchen, your kids are all playing, your parents watching tvs, then you know it is a "HOME" to come back to.
      So home is where your loving family is, not how neat and tidy it looks!!

      Chinese government will build Guangdong-Hong Kong-Macao Greater Bay Area,then Hong Kong people can live in guangdong, then daytime get back Hong Kong to work, high speed trains are so convinent. Hong Kong people will have enough place to live.

      yes. actually the normal people can not afford even that appartment. because the average income of the city is 1000CAD. The house is not so good but still costs a lot.

      No property tax is because you technically don't own the house in China. You are just renting the land the house is sitting on. If the government wishes, they can just take it away without your permission. Of course they wouldn't do that, but just saying they could.

    The condo is ok and the landscaping of the house is attractive but the house is too big, too dark, too cluttered and lacks character. You can own the house but can you own the property that it is on?

      Although Chinese houses are not permanent property rights, they do not need to pay property tax. Although only 70 years of ownership. But it can be renewed, and the house can live for 70 years? At least the regular decoration will be expensive enough. As a Chinese, I bought a house and sold it when I didn't like it. In contrast, your American house seems to be a permanent property right. Even if it has been a one-off purchase of property rights. But if you don't pay the property tax, your house will be taken back by the bank. Which is better? Please think for yourself.

    Suggest you go to Jia City, not too far north east of Nanning city on the kunlun road, near the golf course. The houses there would be classified as mansions in anyones language. I would love to live there, so close to the golf course. A beautiful area.

      Yunnan is better and cheaper, When I'm retired I will sell my apartment in Hangzhou and buy or rent a house there with huge yards and have views of snow mountain....plus millions of yuan left, I will buy a horse and ride it to mountains.

    That’s a very good price for a detached house compare here in Orange County (California)! Is small and some don’t have a drive way anymore! Here in OC that price is just upper middle class area, not even rich.

    Yet housing price is expensive in Nanning, it is still much cheaper than Toronto and Vancouver. Nanning’s housing price is like Halifax compared to Canada.

The interior design of the first house looks like 10-15 years ago, and this family spent more money on wooden furniture than interior design.

    The price of that house where I live in the US would be less than 25% of what that cost in China. I am really surprised how high the cost is there.

    Purely a personal preference here so don't attack!
    I will always choose a nice high rise over a nice house. The higher the floor, the better. Funny I was extremely scared of heights when I was younger.
    Never really liked houses in the States unless they have a fantastic vista on a hill, but then it is a fire hazard waiting to happen in the super dry brushes with power lines draping into the trees.
    For a high rise I can see miles away. Used to live on a 47th floor Dubai apartment and loved the VIEW! Can always bump into neighbors in a lift, common area, parking lot and chat when I want to. It feels more ecological to stack things up vertically instead of the giantic sprawl like Los Angeles.....Also for houses you have to clean the pool, mow the freaking lawn and backyard that whips up all the allergens.
    I am not special so don't need a gated community to hide my identity.
    Can someone please explain why they like a huge house?

    That high-rise apartment building is right next to a major network of highways. With all that traffic noise, how could one get any peace and quiet while living there? The thought terrifies me. This is one of the reasons I am in Canada. It's easier to get a quiet living space here.

    @Gweilo 60, thanks for your vids. Love 'em. Can you and your cohorts/co-hosts on the live streaming panel shows do something about informing us on the senior care scene in China, when you get a chance?
    American nursing homes are plagued by horror stories one after another. The supposed care-givers just don't care, as in the case of my in-laws in one of those semi-upscale, resort looking, "all included," expensive -- close to $100k USD/year, senior care facilities. The counselors that lure customers in are excellent sales people. They talk and show a good game. Then the reality is shockingly different after move-in.

    It's true that Chinese people don't use dishwashers. I am Chinese and living in Sydney. The dish washer has never been in use after we bought the house 5 years ago.

    They are middle upper class Chinese. You must watch the TV show Ultra Rich Asian Girls to see what crazy rich means. Just bear in mind that the properties in China are all lease titles from 50 years up to 70 years.

    Shanghai local here, if only one day every cities in China are more or less developed at the same level I can trade a 100meter square apartment with some huge house by some beautiful mountains or seas. But the price would probably be a totally different story when the countryside caught up with Shanghai lol.

      People always want what they don't have. A lot of people I know in Shanghai wants a single house away from the city with great scenery, but it is so rare in Shanghai. For me, who has lived in such a house in US for so long wants to move back to the bustling condos/apartments in Shanghai. I want to be able to see other people as I walk out of the door. Where I can get things and get to places without having to hop in my car.

      Reagan Li it’s a little bit different in China tho. When you heard people say things like that, they will actually do it given the opportunities. Now the countryside in China has somewhat levels of development. You can argue outside Shanghai it’s very doable. However when you do get the basic malls and hospitals staff, education and retirement are still the biggest issues. Chinese people are just not going to put their parents away in some old folks home if they can avoid it. And they will always put the education for kids first. If those issues are no longer problems a lot people not everyone will do it. Also not saying the western style suburban life is certainly better. Just wanna point out many people are not just simply wanting things they don’t have in this case. Hope you get my point. After all why choose if u can afford both lol.

      @@nagisaindaegu784 Thats why China is still a third world country. The disparity between top tier cities like SH/BJ and some smaller city like Nanning is huge. Maybe one day as it continues to grow, it will improve.

    Looks like a waste to clutter an expensive house with all the crap. Another thing: land ownership. I was taken aback when told you do own the house/apartment but not the land it sits on; but realized actually it's not bad because you DON"T have to pay property taxes either. So if you amortize the land lease (50 years?) over the taxes saved, you actually come out ahead, provided you stay put for the duration.

    Very cool place. That's pretty big for a condo. How do Chinese buy houses? Do they go to the bank and get a mortgage just like we do in the West, or do they save up the money before buying?

      Chinese go get a mortgage just like in the West. However, if it is your first home, there are lots of favorable policies (very low down-payment, low interest rates) to ensure they you will be able to buy your home. Also, in China you don't pay an annual housing tax. Not sure what the inheritance tax is though...

    I keep watching your videos and they are so convincing me to retired in Nanning. I have a couple questions though. 1) What kind of visa do you need to have to stay in China if you want to retired there. I looked at the "Temporary Residency Permit" but that's for someone works or goes to school. Not for a retired person. 2) Can a foreigner buy an apartment there?

    This is no way a "rich" house, somewhat like a peasant's house "农民房“, there is no interior design and furnish at all, the bathroom is pretty much "basic" , the main bedroom bathroom in my 240sqm apartment is more than twice as large.

      I think the house was built in very early days of the economic boom, it looks like a pre-2008 building. Nanning isn't the 'more developed' part of China, it is recently ranked at 50th in China in size of GDP (even more behind in terms of GDP per capita), it is nowhere near the top cities in terms of everything, but it will catch up soon.

    I would take the apartment over the house any day of the week and it's not about the money. A 4-3 bedroom home in a rural area outside of Boston is over a million US. Great view she has.

    3 mill Rmb is a very cheap price for China but looking at quality of doors and doors hardware the quality is extremely low

    I actually know their family spend money together for a big house. I have experienced in 1990 and 2000s, many American teenagers spent a lot money on rent when they go away for college. I know Americans family can own a big house if they spend money together than individual private independent living that’s what young Americans live.

      The furniture in majority of the Chinese homes are very hard including chairs, beds and couches.

      It's good for the body. No, it ain't made for lounging around. You gotta get up and go and walk.
      Medicine tastes horrible but it's good for the body.
      My mattress is 1" thick because 5" gives me body ache.

    Gweilo60, you need to tell US and Canada people the basics such as Chinese do use electricity, Do have cars, do have drinking water, do have gas, do have chicken to eat etc. seems most of western do believe Chinese has all of those. lol.

    have to say people living in 3rd tier cities in China has a very good "happiness index", remember back the days I lived in Shanghai, 0.5m Canadian dollars is about only 400-500 square feet apartment in Pudong, where is less expensive area in Shanghai. Thanks for the video.

    Sorry Kirk, I could care less what crazy rich Chinese do in China; I wish the crazy rich Chinese would stop building and buying crazy rich homes in Vancouver. Our market has been dragged and distorted to the point that ordinary Vancouverites cannot afford to live in their home town. Nothing personal or against ordinary Chinese (my wife is Chinese). The influx of money from not only China, but also Iran, and Russia has ruined the quality of life of the ordinary Vancouverite. Vancouverites have also contributed to the crazy distorted market because they have caught the FOMO disease; Fear of Missing Out. This is not going to end well for Vancouver quality of life; maybe we will end up worse than China; dirt poor people and ultra rich, and nothing in between

      @Jeff Smith In China the property tax (permit) is not too bad and Condo fees are lower for the Most part, but when you buy a "New Condo " No A/C, No kitchen, No Bathrooms, or any wall coverings, you get a Cement Box the new home must finish by the home owner... So 2.3 million yuan box with 800,000 for finishing work Oh you want parking ??? that about 150,000 for a two car parking that's Cheap for parking
