    I think this is the best overall apartment you've shown! It's got laundry in the building, an insane view, a door man, and such a great location for commuting. The price is unreal for all this! Love this apartment.

      So the bath area needed to be retiled the owner thought ill pout some tiles over the top! Clearly didnt even bother to look up tiling! as they are no where near smooth!🤦‍♂️🤣 Cutting tiles too hard! forget doing around the taps!

    I'd love to live in a building with kind of fancy lobby; just makes 'coming home' that much nicer. The amenities and location really sell this place, and of course the price. Completely workable space, and yes to the idea of a garden balcony.

    I would take off the separation and make a big living room as I spend most of my time in the living room. I would put a small bed in the bedroom. As for the second balcony, I would grow weed plants!

    Well Cash you do it every time!!!!!! I would rent this apartment in a New York minute!!!!!!! Love the views, love the building itself, the location, and the apartment is great, especially the balcony outside the other room where you have to go out the window!!!!! How quirky is that! I would use that balcony as my own to relax and maybe get some work done. The kitchen is awesome too. I like the closet on the other side of the divider. That divider is beautiful. The whole apartment is quirky. And for that rent, wow! Great find.....one of the best.

    General layout looks fine, would have enough space for me. Also very nice that there is so much light and not a view to another building's wall or something. The room devider makes the room look smaller than it is. Would rip that thing out. The small 2nd balcony is not really usuable, i would fill it with some plants, so you can look outside and have a little peace of nature there.
    The small side room needs some work. You can try to fit in a foldable guest bed if thats somehow possible. Otherwise i would just store cloths and shoes and other stuff there.

    If it were just me living there, I'd put a small bed in the bedroom/dressing area space so that I could have the larger space for living room and home office area. I wouldn't use that second balcony at all, but I'd def put 2 decent chairs out on the first one so that I could read out there or have a friend sit out there with me and chat.

    YES..a great example of a price level in a top top area and safe services and probably quiet and just a whole situation that would be worth it if I can do it at my top money level...you really get a lot of the city feel and dream...and it is pretty in there...and yes,,you have pull out visitor sleeping and a killer closet dressing room and outside spaces,,,oh my...very cool. All those old fashioned warmer racks in bathroom...you could wash some clothe in that tub too. Love the pre-war charm of it. A lot of Paris apartments have kitchens like that...cool.

    that second balcony i'd use for plants. kinda weird placement for the divider (for me) but 100% can imagine how to set up. i dont live in ny (yet) but wow the location cant be beat (i think, lol). great find!

    I think this could be a great space. Having lived in an older larger studio, I think the small room with the bunk beds? was the original closet/dressing room, typical of the era. I would take out those weird beds and turn it back into the closet with a nice dresser. The two balconies are great space to bring the outdoors in with lots of plants and a small sitting area or standing bar on the main balcony. Great for entertaining!

    This is the right amount of quirky where it’s still livable and functional! I hate those ‘quirky’ spaces that just don’t make sense and would be a pain to actually live in day to day. I love these older kinda weird spaces-as long as the building is kept well and everything works properly, this would be right up my alley if it was in budget for me lol

    I love this little studio. I would put plants on the tiny balcony- that window would be a challenge but I think you could water plants easily enough (or change the windows so it swings open for easier access). That weird room with the bed would become my walk-in wardrobe ‘coz a girl needs hanging space. I could live here!

      The sleeping space... I would find some sort of behead/divider/open shelving for the end of that wall and put the bed along the wall with feet close to the cupboard. I’ve got it all planned. Pity I love in Australia 😂😆

    Love me a beautiful pre-war ...and this is great! I love the dressing room and the surprisingly big/storage filled bathroom. Kitchen is small area but large in function. I like this. A lot.

    I absolutely love this apartment !!! Fantastic location, amenities, balconies, and the incredible view. Kitchen and bathroom are nicely done. The tiny room can be converted to a così dining area (i.e. mirrors all around, contemporary chandelier, and bright sitting cushions, glass or pine table top). Although, I prefer a spacious apartment/house this studio is worth the sacrifice 👍🏻 Keep smiling 😁

    Oh, this is so nice!
    I would put holiday decorations in that closet, use the doors as a headboard.
    Replace the stuff in that little room with rods, it would make a great closet, bathroom straight into dressing room. The balcony off that room I would have as a container garden. Put a small table and chairs against the divider wall for a dining room. That is a perfect place for one person.

    Love it!!! Deco is incredible! Deco was the final era of beautiful architecture. You can clean the OUTSIDE of your windows thanks to the balconies. I don't mind climbing through a window, yoga keeps me bendy! I would have a secret garden out there, flowers and herbs! I would have a veg container garden on the bigger balcony. I also would cover that divider with draperies or fabrics, it's too harsh for this whimsical apartment. I prefer the separate kitchen, don't care for open concept. That's part of the reason I bought an OLD house.

    I would put my bed up against that sliding door! That would make an amazing hidden bookshelf etc and closed it is an incredible headboard! Both balcony’s would be full of plants! And I mean spilling into the windows creating stunning light diffusion - amazing!

    I grew up in NYC and lived there for 30 years. I am almost 60 now and have a little perspective having lived all over the world. I appreciate the enthusiasm and excitement that you show for what is, in NYC, a reasonable deal for location etc...but I pay a lot less than that to rent a 3 bedroom house by a lake with a full basement and looking out at the Rocky mountains. NYC has its own economy and rental market that is unique to the city. With economic slowdown and limited options to explore in NYC My guess is that rents there will come down really fast as things progress, and many amazing apartments will become available at more realistically affordable rents, and I look forward to seeing those shown here.     I really love this apt... It would challenge me to create a functional and comfortable living space and layout every so often. Each necessary room is a lot larger than I ever expected---and TWO outdoor spaces!! Great apt!

    Love it!! You’re right this is real NYC vibe to me!! Building, area, amenities, view and apt! Have house in the south & have been wanting to minimize with a studio & this is a great one! I’d put the bed behind the divider. Would use balconies for lots of plants..large living space good bathroom. You could use that little room for storage; that bunk bed for a guest but otherwise I’d cover that bed and seat w/ fabric & use the little bed as a storage shelf. Just put lots of large baskets up there .. love love love & a decorator’s dream! ❤️

    If I had the money, I'd be all over that apartment! Where as a lot of people are against studio apartments, I would actually love a studio, and that dividing partition is a no-brainer in separating the living room and bedroom section. The views are amazing, and two balconies! Insane! That second one would be good for maybe a plant or two and a little garden, maybe. You'd still be able to put a chair out there. Them balconies were amazing. And that kitchen was fantastic. Full size appliances and a gas stove! Tons of storage. With that small closet, that second room would be great to maybe put in a dresser and maybe hang a few clothes in. But, man, that great space in a fantastic building at a great price can't be beat...especially in that location. I would be totally surprised if it isn't taken by now.

    This apartment is one of, if not, the BEST you have shown yet. I could live there in a heart beat! Awesome location too! The lobby is impressive... and all the amenities at a great price! It would be a pleasure living there with all the great views, from every window (no air shafts or backs and sides of buildings) I would use the smaller balcony for plants and the larger one to hang out on, read or have a drink w/ a friend. The rooftop area in just wonderful!! The divider in the main living space just might have to go .... Overall, an AWESOME apartment at a bargain price!!!

    I love your enthusiasm for these apts. bro and your videos are great to watch. Way back in the early 70s I had a friend who lived in this building, 7 Park Ave. He had a studio apt and paid a whopping $195 a month Those were the days.

    Empire State area high balcony view is worth the first thousand … Super functional kitchen & bathroom & living spaces the 2nd thou the rest goes for location location location ! NYCity ! wow !

      I am a so it yourself girl....I would so make this apt POP. But that divider would have to go. I made a divider/room in an apt with old glass door...The possibilities are endless...🥰

    Dressing room? I would definitely use that as a bedroom dressing room. The beautiful divider wall in the front room creates an elegant space for an office. If you work from home and have clients come there, that whole living space would create an impressive entrance.

    Nice view, nice building, put in a modular Murphy bed in that "dressingroom" and get rid of that ridiculous divider. It needs revamping from top to bottom.

    Thank you for this apartment. I love the building entrance doorman covered area outside. That lets you know that this is an old established building! Yes, the look of old money living here. So, it is a studio with a separation that could be wood or bamboo or something? The wood floor there is nice. The other closet or dressing closet area is nice. When I had my studio many years ago, I used the closet area for my full size bed. And placed my clothes in the if he closets. For me that was 30 plus years ago. Finally, I do like the kitchen size because it looks modern with the sink, stove/oven and frig. The bath room is good looking. The shower/tub is cool. Finally, that is a great location being not to far from anywhere. That is a very good apartment! Thank you for the tour.

    Like Vanessa I would have gorgeous plants on the balcony and you could get a small BBQ out there as well. If you have lived in NYC for any length of time you would not be bothered by having to climb through a window to get to a balcony space. I would use that for plants too. I wish that divider wasn't there though. It cuts the main living area off. So many amazing Murphy beds now that have dual function too. However, this apartment reminds me of the "old days" and I love it. So much light. Very 'Breakfast At Tiffany's' to watch a snow storm through those windows when the Empire State Building is lit up for Christmas.

    Oh Cash - I agree; this kind of prewar building and apt is fantastic. Love this place! PROS: the light is amazing, lots of square footage, outdoor space. Really quirky and original in the best kind of way. CONS: not enough traditional closet space (have to figure out how to set up that bonus room), and I’m never a fan of a completely separate kitchen - although this one has lots of storage and work space.

    Perfect Midtown location - my hotel was on West 35th Street and it was a great starting point from which to roam the City - but I could feel the ground pullng me down just from watching the views from 20 storeys up. The best feature is the bathroom and the most problematic, the studio space and the overall lack of storage.

    I'm not going to lie, I really like this apartment! Very spacious, and that kitchen is great! The balcony is awesome, and great sized bathroom! I agree about putting the bed in the main space, and using that other room as a closet dressing area.

    Love love love this! I never knew what exactly I loved about Murray Hill/midtown (except you can get everywhere EASILY)... it is definitely the pre war architecture! I love this place!!!!!

    Fabulous unit! Spacious. Swanky Building w/ nice amenities. Natural Light. Outdoor spaces. Separated Task oriented areas, kitchen & dressing area. Spectacular views. Not a good fit for families or roommates.

    Anywhere within walking or a couple blocks viewing distance of the Empire State Building is my favorite and most convenient neighborhood thus far. Two malls nearby, plenty of eating, my favorite hooka lounge isnt too far off, a few lounges, karaoke, kbbq, etc etc...not to mention grand central etc etc. Best spot all around.

    I did not expect to like this apartment but I loved it LoL the living balcony is small but that's a million dollar view! I loved your idea of making the middle room into a dressing room/ walk-in closet... I personally would use the smaller balcony to grow tomatoes, leafy green and herbs IMAGINE saying you are in midtown NYC and growing your own food :-) I also would turn that divider wall so the living room would be the full width of the spaceand leave enough space between it and the wall to access the bed and storage closet... and the bed could either be accessible from both ends and wedged between the back wall and the divider.... if you needed more storage, you could close off the bed at the side of the entrance with cabinets??... I loved that space love that the kitchen has full appliances and is separated... I would have never even considered looking it this part of Manhattan ! so thanks for giving us tours of some cool spaces

    I'm in love! I've watched 4 videos, don't know how I got here? This makes me want to move to NY.
    I wish that you existed when I tried to move out there many years ago. I had a suite in the Waldorf for the first 2 weeks, found a job, got a run down hotel for a while, then wound up crashing in Washington Square Park on my skateboard, or with friends. I never did find a place. I wound up moving to San Francisco ♥

    What a gorgeous classic flat with tons of character! I'm in love. I know this is an old video but the apt. seems to come up for rent now and then as noted in other comments sooo...
    I'd remove the divider and closet door. It's a built-in bookcase in the old style. That corner would hold my desk and workspace and books, and my bed would be against the back wall, facing the windows. The rest of the main room would be a big couch, chairs and entertainment center, and a table and chairs nearest the entry, for dining. The small room is the vintage dressing-room, hence its proximity to the bathroom. I don't know if I'd want to leave the loft bed. Kind of useless. I'd re-install clothing bars along each side.
    (Did you notice that the "railing" for the bed looks like someone took the old clothing bars and repurposed them? You could just move them back down!) Plenty of room for a proper bench under the window for putting on shoes. Plenty of wall space for a dresser or two as well. It's likely that there was originally a built-in dresser in the alcove at the back, and the clothing bars probably ran back to front on each side. You would step into the dressing room, turn right and have rows of hanging clothes to your left and right, and a dresser straight ahead. If you didn't care for a big wardrobe and could make do with the hall closet--and if you were the owner, not the renter--you could knock a door into the kitchen and make it a breakfast nook.
    I'd use that second balcony for a garden, train roses and jasmine along the railing and grow some pretty annuals, veggies and herbs under the window.
    Such a lovely place. The main room is plenty big enough to have sleeping, dining and relaxing areas. THAT is how a classic studio should be!
