Don't just go by what builder tries to sell. Look at post sales experience : No STP disposal, frequent power disruption, extremely high maintenance with retrospective arrears etc.
Is it for all their projects? Do you know whether these issues are fixed or not yet?
What is the maintenance charges there? Initially and now? I am assuming it's Sec-81
Sector 79 gurugram is very under developed area. I actually visited the site twice during pre-launch and after that. Flat me sirf balconies hi hain room sizes are very very small. Hall looks like a passage , very hard to put a rectangular 6 seater dining over there. Bestech ne saara paisa bacha liya balcony bana ke. In 2150 sq. ft. you hardly get 1050 sq. ft. of livable area, the dumbest project design I have ever seen, wastage of money and wastage of space.
I am assuming this comment is going to be deleted, but if the channel owner literally wants good for customers, he should not. I support the channel it gives you good information but this project is the dumbest project I have ever seen.

Considering Bestech's current situation of delaying flat deliveries until September 2024, it's crucial to make a prudent choice. Numerous investors who purchased homes last year are yet to receive possession, despite the initial promise of ready-to-move properties. Expect at least another year before possession becomes a reality.
True that.. they took over 60% payment promising them to be delivered in April 2023 but still no clue about the possession and they are not even committing for September 2024

Don't buy. This builder is a bloody thug. I have been cheated in Grand Spa. We have fine to court.
Monthly maintence kitna hai
Kuch fixed nahi hai. 2 Saal baad yaadvasta hai nuksaan me kaam chal raha Tha. Arrears do nahi to prepaid meter ( maintenance + electricity) se kaat lengay. Nahi doggy to GHAR KA ELECTRICITY KAAT LENGAY. This is happening in sector 81.
What ever it may but after 1-2 years maintenance is increased and arrears demanded for previous years. Though you have paid EDC and IDC but you will have to pay for regular HT faults and disposal of STP

Yes I purchased it in resale at Rs 8450 in August 2023.
Now the resale rate is Rs 9000-9500

Ananda is the worst project delivered by Bestech . All the projects constructed during this time period were of inferior quality . Take the example of New town heights ,DLF skycourt they also have issues
@@smitasharma7862 maybe the supply materials were of the same quality supplied to these builders, there were water related issues if I remember at that time, might be linked.

This guy is lying. This builder is a crook. Speak to reaidentsnof bestech Ananda and grans Spa in sector 81. Residents have approached the court against the builder and his Maintainence agency PVFM. They are crooks. Please do not buy from them. I feel cheated
