18:50 That is a very good question. How high should the ceiling be? The truth is a high ceiling height is always better than a short one. You can always bring the ceiling lower but cannot raise the house higher. In addition to aeration and lighting( since one can have bigger windows,), a high ceiling provides adequate space for ceiling fixtures and decorations. It gives a feeling of space and elevates the value of the house. 3.0M is a good height.

A price tag of 4million should have left that house completely finished.so to my building experience that house so far have costed between 2.8 m to 3 m,not more than that.
I have no counter argument there as that was the cost given by the owner..but your argument makes sense... Also good to note that roofing Yao is very expensive compared to others as the top part imejengwa kama ya roofing tiles so Alot of money on that, the plastering and other external amnesties like the well... just to point a few

We really appreciate the wonderful home setting. Choices we make on investment more so when we are young can define the trajectory of family fulfillment. This kind of investment can drain this young family future. If I was a financial advisor I could take different route . Do not over indulge in this projects , kids and other life expenditures come which Will equally need slightly more of your financial muscle .When we are young we can do so much but ageing reduces a man to a shell . So far you are doing good job.
Financial advisors have great theories.. I like the idea itself but if you have good income it's great to build without credit and start from there

Building slowly is very expensive. 4m is very expensive.

For 4m the house should have been finished in the village.
So many factors go into building that people often forget and also the quality of items used especially in finishings, so depending on who is building 4 million might be a bargain or not.. also as someone who was there I can confidently say 3.5m zimeiaga hapo.. the 4 m was an estimate on the higher side

depends on the types of finishes,, and 4 m is for the whole project...excluding land
My house took 8 years. I spent 8m more than a similar house. My 4-bedrooms are all en-suite. I needed quality materials so that I’ll never have to update for 30 years. My furniture was all custom made with mahogany. Those who claimed I was conned turn around and compliment the finishing.

Based on how inexperienced the owners of this house are the 4 million cost might not be far from the truth.
I built a smaller house during the COVID-19 epidemic and i learnt that construction is not just about the money. You could find yourself having to dig deeper into your pockets even when it is not necessary.
2024 is a good year to build.

Inexperience maybe, but i smell a rat, I like Mianos analysis and but i ask my self if he has has done proper due diligence on the two 'owners' , i think they are not the owners, probably youtubers looking for publicity, they appear to have forgotten most of the costs, cannot show any of the bedrooms (privacy issues maybe but still), also going through Linets and Charles vlogs ????, so many questions.. and the similarities in posts with other youtubers all united at a party by one Marwa..looks like something big happening behind the scenes, Miano you just might have accidentally stumbled into an organised grouping, but am not sure of what they are about, definitely not construction though

Beautiful home. But let's speak the truth, that house mahali ime fika is not 4 Million. That house is basically skeleton finished and the walls skimmed , uki gongwa 1Million but plays around 700k.
Built my dad's house 2.5Million to completion and it's twice that size, the living area they hold Baraza's for 50 people there.
I am building my mother in-laws house 3 bedroom also same level as that, at 750k.
