Toilet Flange Leak - Subfloor Replacement

  • What do you do when your toilet has leaked below the floor? What if the subfloor is damaged?
    A toilet that moves is a toilet that leaks. If a toilet shifts from side to side or rocks back and forth, it is probably leaking at the flange connection, even if you can’t see the leak yet.
    Simply resetting the toilet with new wax and bolts can solve a rocking toilet problem. But if you find damage to the wood subfloor or structure below the toilet, it is best to replace the flooring and sub flooring as much as necessary.
    How much subfloor needs to be replaced? As much as necessary to create a solid floor. If the subfloor feels spongy or flexes at all, then resetting the toilet on it will not solve the problem. So cutting out damaged subfloor and damaged structure is the only way to ensure the toilet will not move and leak again.
    In this video, Plumber-Tom demonstrates the removal of damaged subfloor and rebuilding of structure so that the toilet can be reset on a solid floor that will not leak.

    Good job, Tom! One non-plumbing suggestion - when you go to install those header joists, before you try to toe nail/screw them into the joists, screw through the subfloor and into the headers to pull them up and hold them in place so you don’t have to fight the toe nails/screws.

    Nice video - what did you bill the customer for this gig? Would be great to know so I can avoid plumbers who are trying to quote low for a quick fix or those who may take advantage

      Hard to say. Prices vary by location. And the plumbing repairs could be different depending on what is under the floor. But it took about 10 hours over two days to get it done. Plus trips to suppliers.

    I would of put blocks in and around pipe 1/4in away then my Subfloor is screwed in blocks keep it from rocking in the future. Handicap people especially need it very well supported. Same reason it just needed replaced

    Im trying this now, having problems getting the flange off where its connected to sewr pipe, trying to make cuts and knock it off with chisel, but scared to damage main pipe, nice video, im scared

      I prefer wax. I’ve used alternative seals but not sure if I trust them. 🤔

      Thanks. I am not familiar with the requirement for plywood. Most buildings around here use OSB like I used. The biggest issues for me was making sure the board was the same width as the existing subfloor so they would be even without a bump.

    leaked - toiled doesn’t feel like it’s really pressing on wax ring is the flange too low maybe ?

      Possibly. You want to make sure there is good contact and compression on the wax ring.

      That’s a hard one. I did it for the cost of materials for my in-laws so I can’t give you a price on this job. There are a lot of variables in pricing so I hesitate to recommend an amount.

    Excuse my ignorance but, how is the toilet supported? Is that big black pipe below the only thing holding up this toilet? Some 400 lb guy plopping down on top of that thing?!? And that's going to hold him up? Is there not anything else that supports the weight of a person on a toilet?

      hello. The flooring holds the weight. That is why I added wood structure and replaced the damaged subfloor. The pipe is only a connection point. Thanks for watching.
