    Great point about explaining the amount of earnest money that a seller may want to require in case of a situation where the contingent buyer removes their contingency after receiving a bump notice and then being unable to perform, thus forfeiting the EM. How much would be enough? Great conversation to have with the seller at the outset. Thank you! With regard to the scenario of an out of state contingent buyer and researching their home value, I would ask their listing agent in that state to send me their CMA and also have a conversation with them to help my seller determine the viability of the contingent property and the players involved on that end.
