To me, the pros are that the neighborhood should always stay nice and clean and you shouldn't have those couple houses that go to crap and don't take care of their lawns or put junk in the front yard. Cons would be that the price can creep up yearly for the HOA. Also, some people just don't like "rules." My experience w/ HOAs out here (and hearing from clients) is that most are pretty easy going.
I was actually just there today when you sent this message with some clients… The model homes just went up for sale. As far as building from dirt, they had a few lots available and said the move-in would be around February.
