Ask to be able to read the conditional or final public report before making an offer. Some of these new communities have special assessments that may last forever or 30 to 100 years. They also have additional other costs depending on where it’s located such as CFD/LLD/Mello-Roos etc. Always ask for the public report and find out what the true cost of ownership. You can ask to see the Master Tax Report to see all the additional costs associated besides the mortgage and HOA. A lot of times there’s other costs associated with buying a new home. You pay for the closing cost, supplemental tax, not including any upgrades etc. New construction is nice if you don’t get any defects with the house and assuming the HOA Board Members are on point in running the association. Always assume the HOA dues will increase because they usually do. You’re welcome.

Any buyers out there please avoid HOA…..it’s a joke, and a gimmick --another way of squeezing more $$ out of you…another KB homes flimsy build…..lots of cheap material used and horrible & awkward layouts……$600k home and you get a cheap metal wire closet and flimsy cardboard interior doors…..I’ll just stop there! NOT WORTH IT GUYS & GALS! Cool video not knocking your enthusiasm but at the end of the day Mike & Tyler are salesman!

What are the pros and cons of having no HOA?

Any single story next gen houses in the 670's in menifee or adjacent areas?

For a 55+ (meaning for senior citizens) these homes are way over priced. Not affordable for most retired senior citizens. Obviously with this del web community the builder is wanting to cater more to those in the younger ages of 55 to 65 ,still working and most likly have teenage kids still at home! The dinning rooms in every one of these models are too small, as are the living rooms. I wish this builder good luck with selling these homes! It's going to be tough with their pricing. Looks like this so called 55+ retirement community is going to most likely have homeowners in their 55/65 age group who still have middle school and high school kids! Then with an HOA of 275 and Kids wanting to use the pool, clubhouse, fitness room, and pickleball courts.....sounds like a potentially miserable community situation for seniors. No thank you! And as I said, I wish the builder best of luck! Being senior citizens in our 70s, who live in menifee in a 3918 sq ft, 5 bedroom, 4 bath home in the Heritage Lake community, and who would consider downsizing into a 55+ community, THIS would NOT be one my husband and I would consider. Not at those prices!

I live in this community and I love it. I purchased my Pulte home in early 2023 and I don't have a bad thing to say about them. The warranty they offer for the homes is way better than other home builders I toured. Lake Perris is just around the corner.

One of my family purchased a home in this community, I would say it is a pretty good new construction home and community, really close by shopping centers and walmart, and it is a quite community to live. Good and affordable brand new home for first time home owner and investor. Thank you for the updates.

Almost directly on top of the San Andreas fault, not the best location given the damage my Mom saw in Napa in a 5.0 quake on an extension of the Hayward fault and Napa's '14 earthquake which was a 6.0 quake. That is not a show stopper--but it would be important to confirm with the builder that these homes are bolted to their foundations, and tall furnishings such as curio cabinets and bookcases should be bolted to the walls, and last kitchen cabinets should have self locking latches. Our Phoenix home is 3100SF--these homes are a good price because our home's value and similar homes nearby are over 600K now--and they are no longer new builds. Our house has no rear neighbor, is on a park and also has a new nearby casino--Phoenix is surrounded by them now. As a desert dweller I'd recommend San Jacinto and I love the Hemet area. You are an excellent presenter of new homes--covering all the things buyers need to know.

2-3.5 hour commute one way to downtown LA. It’s great that they’re building 500K starter homes, but these are good for retirees or people who work near that area. It’s 85-99 miles one way from there to downtown LA. I’m using dtla as a reference for people who work there. Kinda tough sell, but good for the people who can live there and not have to commute far. Glad to see affordable homes being built somewhere at least. Waiting for the 200K homes at the CA/NV border. 😂

I don't live in this area (I own my new construction home closer to LA) but here before the ppl who can't even afford these homes all have somehting negative to say LOL 🤣

I grew up in Torrance, West Torrance to be exact. Lived on W. Carson St. went to West high Joined the army in 84 right after graduating from West. I kind of Miss it at times. But now retired on Mississippi Gulf Coast. I love it here and it is my home now.
