1. SEPTIC TANK = you will need to remove the tiles and the adhesive to find the manhole, after finding the manhole you are left with 2 options, 1. leave the cover exposed level to the tiles ( easy for suction but ugly finish,. or 2. cover it with a whole tile directly above the manhole ( which means the whole tile line will not be in line with your existing tile line) either a different shade tile, or same tile but a different color grout surrounding the tile as marker. maintenance is every 5 yrs or more, 3 yrs is just a waste of money to my opinion based on my experience. ( if septic tank is properly made and of proper required size ) 2. ELECTRICAL SWITCH = can be rectified by a seasoned electrician, just add a switch ( if existing is single gang switch, change to double gang switch, or a 2gang to 3gang ) procedure : 1. all new wires to be installed must be properly measured and cut to length to fit both fan and lighting fixtures 2. all new wires must be tied to existing wire to be replaced as they will all go inside the existing conduit pipe ( must be securely tied ) 3. if a flexible conduit is installed, it may need to be assisted when pulling the wires at the lighting endpoint or you may go for option 2 using a smart plug as per discussed in Oliver Austria vlog. ( my preference is always option 1, its easy to remove and reinstall the pvc ceiling anyway) 3. AIRCON TUBE WALL GAP = its a small gap use a skim coat it will do the job, easy to sand and paint too. 4. BEAM = use thick fiber cement board reinforced with metal furring cut to make the false beam parallel to the other beam, sand existing beam and cover gap with skim coat, sand again and paint prior to returning pvc ceiling. 5. STAIR TILES : if tiles are properly installed, you just need to re grout it and seal the grout with a grout sealer if tiles are exposed to weather. if tiles are not properly installed, ( test by hitting it with a metal object and if its sound hollow ) better remove the entire tile work and use heavy duty adhesive, grout still needs to be sealed. 6. CABINET LAMINATES : this should be done only by an EXPERT on laminates ( with tools on hand like a trimmer, sander, and proper cutting tools, if he does not have them you should doubt ) solution: option 1: re laminate . all laminates must be removed using a paint thinner paint thinner should have dried for a few days prior to reinstalling use Rugby Original contact cement ( make sure can has Original coz there is 2 variants ) EXPERT on laminates can rectify these but may cost a lot to redo all cabinets option 2 : if it is too costly to re laminate, go for laminated boards or melamine boards, make sure that the core is marine plywood coz these also comes with different cores like mdf and compressed fibers and etc. These boards are water resistant and should be properly edge by an edge band of the same board color and trimmed to fit by a trimmer. must be done by a seasoned carpenter, or a expert on modular cabinetry. ( note this is just water resistant not water proof so don't soak boards on water!!! hahaha! ) 7. Pressure tank : These should be installed by a company or an expert plumber who gives warranty. My take : You will need a cistern tank to store water depending on you needs ( 5x or more than you daily water consumption is much better and for emergency cases ) opt for a better brand of water pump, ( my suggestion : Goulds water pump and if that company install, let them for warranty ) an overhead tank may be optional, ( why optional? : coz you have to make it as high at least a storey high to have a good pressure on the 2nd floor,( assuming you have a two storey house ) hope this helps, :)
I was expecting all these "problems" when you first started renovating that house. I think I even mentioned to hire a professional like Oliver Austria (Pinoy Architect). I am sure, he has professional & licensed contractor friends who will do a good job for your satisfaction.
It is not vengefulness to hold theses people into account. If no one holds them into account, they will do it again. If you mention their names, it is only a just warning to others.
I hope these people will fix their job you’re so good to be ripped off and next time you have another plan of renovating be sure you get people who got more experience so sorry Basel inspite of your kindness to people you don’t deserve to be ripped off I hope they fix this mess stay safe
Actually, I had doubts right from the start with the contractor you hired... because he didn't even own tools!!! What kind of contractor is that?!! Please try Architect Oliver Austria, I watch his videos and he's really a pro.
Don’t fully pay up to them-- 100% - Always kept 30 - 50 % - Until you inspect and Satisfy of the job properly done !, -- Once you still hold up their payments- They will come back to rectify it

DESIGNING and PLANNING for a construction or renovation of structures are significant steps that should be taken seriously. So the first step is to look for a professional team- architect, engineer, and builder. Don't ever skip this part. My heart breaks as i watched :(
There is supposed to be a "retention" a certain percentage of the contract price should be left unpaid for a certain period of time until you have checked and tested the quality of the workmanship. If they don't come back to repair the back job you can forfeit the retention to pay another contractor

I felt from the start that renovating or building in the Philippines is like ordering off wishlist and then getting the final product. I figured there would be problems along the way. Never to that extent. the workers didnt look like professional ones either. Maybe Basel hired people with no real experience I don’t know. Now with all these flaws, I begin to question the stability of the structure of the house. Basel should have all that checked out. 😨 it’s of concern because lately many houses and buildings have not been built to code. people are not honest anymore not dedicated to their jobs. It’s all sort of degrading now.
I highly recommend Rhegs vlogs! Patas at hindi manloloko. Maraming contractor Hindi honest. Si Rhegs bukod sa mabilis mag trabaho at pulido pa! Kaya nakapila ang mga nagpapagawa ng bahay! the advantage of hiring real engineers and architects, they give you warranties. Lesson learned indeed pero overall, ganda talaga ng house mo Basel especially the vertical garden. :)
He probably wanted to support local contractors, like what his whole channel is about...but that comes at a price as you can see in this video...bad quality...because people just aren't qualified. I can tell you for example that the installation of the AC as shown at 4:08 is done almost everywhere across Asia like that (bad like that). You'll see the EXACT same method used in Japan, in China, in Indonesia, in the Philippines, etc. I've seen it so many times; The "professional" will just drill a hole into your wall, run a tube through it, place a switch wherever the hell he wants inside the room (could be next to a TV, or at eye level, stapled to the wall with a shitty metal clam, no attention to design at all, the hole in the wall with the tube is also wide open, not sealed, so dust and wind comes through, no isolation, also no paint used), and just leaves. It's just not pretty. It's not a bad job in their eyes. It's just cultural, it's normal where they come from. Asian "professionals" tend to only do the bare minimum and not care about the details - like for example hiding wires, hiding tubes, paying attention that everything looks symmetrical etc. They won't do it. There are certainly exceptions like in any country; You can find really dedicated contractors who are proud of their work, but those are really singles. The vast majority of work being done in Asia from what I have seen is just like that - minimum effort, low standard, lackluster. For a clean job you need to hire people who's mindset is doing beyond the minimum. There has to be a certain standard. For example, any German or Austrian contractor would NEVER leave Basel's house like that. It would just be embarrassing.
Share the name of your contractor/Engr., so that people should be warn of that contractor. Even from the start, that contractor didn’t even have tool and that you even provided them. Also, may be he is not a licensed contractor too. Just a plain foreman, that says he knows the job.

You should've choose someone who is well experienced, not just a license Engineers. I highly recommend Oliver Austria (Architect) and Slater Young (Engineer), you may check their vlogs
I am gonna watch the old vlogs because the contractor was shown there and I remember they signed the contracts sa kitchen. In older vlogs the workers were there too and were given multiple bonuses, extras like groceries, and even treated with lots of food multiple times. Init Ulo ko sa outcome ng trabaho when they were treated so nice tapos ganito. Even the power tools binili for them
Appreciate your positivity & good nature despite this big setback but lesson learned! Hire the very best that you can afford to renovate your house, it was a big project requiring experienced & talented people, no less.
That's actually the repercussion of not hiring an architect or engineer. No one will take accountability of the errors. It maybe expensive to hire them but there's an assurance that the work gets done.

Hindi po pwd magpatayo ng mga bahay ngayon esp.2 storey house kung walang plano kasi d ka aprubahan sa building permit kya need profesdionals kso bara2 ang pagkagawa ng contractor dito.ung kapitbahay nmin nagpatayo ng 2 storey at walqng plano till now sa amin nakikabit ng kuryente ksi ang sabi nila noon my kakilala sa atelec kyA 1 yr na mahihit wala pa din sila petmit.strikto na ngayon
Even if you hire professionals, you still have to make sure that the work is done properly. My mother hired an architect and a civil engineer to build our house, but the roof leaks occasionally over the dining room area when it rains. Maybe hire a lawyer who will make sure he draws up a contract that protects the owner should big problems appear when the construction is completed.
If they are not going to come back and do what needs to be corrected, I suggest that It’s time to consider hiring a legal counsel. I really don’t know the warranty of work in the Philippines but this is really negligent construction. Hang in there Basel.

Before the house was delivered to you, there should have been a walk through and they can’t leave. Complete payment not paid until your complaints not resolved. But that is in the Philippines, they will tell you money is done and ask more money. Good attitude Basel, your temper is well controlled.

That’s a big problem in building construction or renovating in the Phil, a lot of unskilled people are hired, they lack training. I contracted an engineer and an atchitect, to repair the gutter and downspout, do interior and exterior, roof painting. The floor was splattered with water based paint, they used paint thinner to remove the paint after my sister told them not to do it, so now I have a blotchy floor, the stain is ruined. The welder ruined the laminated windows when installing the gutter, using the welding torch. Now the downspout is leaking because its misaligned. They installed one downspout across the balcony ceiling, obstructing the ceiling light. This is after they assured me that the aesthetics of the house will not be compromised. All my efforts to resolve the issues with the contractor has been ignored, it is now 2 years. Training of building construction tradespeople is non exiistent in the Phil. Pag nakahawak ng llave de tubo plumber na. Pag humawak ng martilyo carpentero na.
I guess someone gave you a hints before Basel to ask someone who is professional to work for your house... I myself suspected, it's been months passed by but carpenters have done not much...

Totoo po yung sinabi ninyo pagnakahawak na ng martilyo karpintero na at nakikipagtaasan ng presyo sa mga datihan na.pag di mo binantayan kung papapano ang gagawin at tumatanga habang may trabaho pag natapos ng kalahating araw huhustuhin mo ng bayad sila pero pag sumobra magpapadagdag pa mga timawa.
Hello Basel, aside from “taking advantage of your kindness” there should be also a retention fee in your contract with that contractor. You should not pay them in full.

I'm sorry this happened to you Basel. To be honest, I had a feeling this would happen. As a Filipino-Canadian currently in the Philippines, I was shocked to hear the prices of construction labour in the Philippines, it sounded too good to be true because back in Canada the price for home renovations are so expensive compared to Philippines. What I found out was that no matter where you live, whether its Philippines or Canada, when it comes to home renovation, it's worth spending premium dollar to make sure the people you're working with REALLY know what they're doing, because it's not worth the headache in the end, especially for big jobs like this. I hope you sort it all out.

You need to more closely monitor anyone who is doing an extensive job like that. Joe/Kevin should be pulled out of the Yolo temporarily and supervise since he has a construction background. This never should have happened to this extent. It's criminal!

It happened because you are so trusting, you expected that they will do everything properly without being watched. You should have been there everyday for at least 2 hours so you would have discovered early on that they were doing something wrong so as to stop them immediately.

Sir, angbtawag Po duon sa bagsakan ng mga Human Waste(human Poo and Pee) is Septic Tank. Yrs, dapat msy iniwan sila dyan na hole na may cover na kung saan dapat nakikita iyon kasi para kapag puno na ang septic tank, ipapahigop mo na iyon sa Malabanan Higop Tank

The most important thing when you do house renovation is that you have to be there at all times, you have to see all the details so that if their is a problem they can fix it right away… the workers you hired was the worst.
I feel you, Basel. So frustrating and disappointing. But then again, you are right, from these mistakes you will learn a lot of things. I like you, you have a good outlook in life.
It seems like those workers who did the shoddy work are very unprofessional, very incompetent. Next time, find workers that are licensed, have great references, & with pictures of what they've already built.. Good luck Basel..
i had experienced it in my house a lot of failure like cabinet door ceiling lights ..so many to mention but i didnt explain.. i let them be maybe my family fixed it ..coz im not living that house ..its really a stress and money
looks like these workers and contractors were just learning and experiencing their skills at your expenses, they have no knowledge about materials and applying means of method and technology. Now, i am wondering on how they did plumbing behinds the walls, good lucks!

When you have construction or renovation, you need to be there all the time and question everything they do. We have rentals property and we are always check the work and question construction materials.. And check the people who are working. They might not have experience and hire unqualified person to do the work so the can cheat the money..
My only worry how they install the electrical wiring that is concealed. Majority of houses burnt down is due to short circuit especially no GROUND connections in Philippines house. P/s: There is a Philippines law that forbid people for tarnishing people's image/name (the culprit) - "saving face" law. I don't really know how that works though.
That's abit too much for mild imperfections. if they are accountable for their mistakes they should be also given to correct them. Posting a companies/peoples name on social media just to defame them is a bit too much. This is the reason why I have Filipino culture they like to cancel and bully people for their mistakes. also thats the workers mistake not the whole company, there is always a bad apple in the group so stop spreading your bullshit to other people. 1. SEPTIC TANK = you will need to remove the tiles and the adhesive to find the manhole, after finding the manhole you are left with 2 options, 1. leave the cover exposed level to the tiles ( easy for suction but ugly finish,. or 2. cover it with a whole tile directly above the manhole ( which means the whole tile line will not be in line with your existing tile line) either a different shade tile, or same tile but a different color grout surrounding the tile as marker. maintenance is every 5 yrs or more, 3 yrs is just a waste of money to my opinion based on my experience. ( if septic tank is properly made and of proper required size )
2. ELECTRICAL SWITCH = can be rectified by a seasoned electrician, just add a switch ( if existing is single gang switch, change to double gang switch, or a 2gang to 3gang )
procedure : 1. all new wires to be installed must be properly measured and cut to length to fit both fan and lighting fixtures
2. all new wires must be tied to existing wire to be replaced as they will all go inside the existing conduit pipe ( must be securely tied )
3. if a flexible conduit is installed, it may need to be assisted when pulling the wires at the lighting endpoint
or you may go for option 2 using a smart plug as per discussed in Oliver Austria vlog. ( my preference is always option 1, its easy to remove and reinstall the pvc ceiling anyway)
3. AIRCON TUBE WALL GAP = its a small gap use a skim coat it will do the job, easy to sand and paint too.
4. BEAM = use thick fiber cement board reinforced with metal furring cut to make the false beam parallel to the other beam, sand existing beam and cover gap with skim coat, sand again and paint prior to returning pvc ceiling.
5. STAIR TILES : if tiles are properly installed, you just need to re grout it and seal the grout with a grout sealer if tiles are exposed to weather.
if tiles are not properly installed, ( test by hitting it with a metal object and if its sound hollow ) better remove the entire tile work and use heavy duty adhesive, grout still needs
to be sealed.
6. CABINET LAMINATES : this should be done only by an EXPERT on laminates ( with tools on hand like a trimmer, sander, and proper cutting tools, if he does not have them you should doubt )
solution: option 1: re laminate . all laminates must be removed using a paint thinner
paint thinner should have dried for a few days prior to reinstalling
use Rugby Original contact cement ( make sure can has Original coz there is 2 variants )
EXPERT on laminates can rectify these but may cost a lot to redo all cabinets
option 2 : if it is too costly to re laminate, go for laminated boards or melamine boards, make sure that the core is marine plywood coz these also
comes with different cores like mdf and compressed fibers and etc. These boards are water resistant and should be properly edge by an edge band
of the same board color and trimmed to fit by a trimmer. must be done by a seasoned carpenter, or a expert on modular cabinetry. ( note this is just
water resistant not water proof so don't soak boards on water!!! hahaha! )
7. Pressure tank : These should be installed by a company or an expert plumber who gives warranty. My take : You will need a cistern tank to store water depending on you needs
( 5x or more than you daily water consumption is much better and for emergency cases ) opt for a better brand of water pump, ( my suggestion : Goulds
water pump and if that company install, let them for warranty ) an overhead tank may be optional, ( why optional? : coz you have to make it as high at least a
storey high to have a good pressure on the 2nd floor,( assuming you have a two storey house )

Actually, I had doubts right from the start with the contractor you hired... because he didn't even own tools!!! What kind of contractor is that?!! Please try Architect Oliver Austria, I watch his videos and he's really a pro.
Don’t fully pay up to them-- 100% - Always kept 30 - 50 % - Until you inspect and Satisfy of the job properly done !, -- Once you still hold up their payments- They will come back to rectify it

Another lesson learned the hard way... 😔 next time have them in contract and have a checklist before you let them go... make them accountable for all the back jobs.

DESIGNING and PLANNING for a construction or renovation of structures are significant steps that should be taken seriously. So the first step is to look for a professional team- architect, engineer, and builder. Don't ever skip this part. My heart breaks as i watched :(
There is supposed to be a "retention" a certain percentage of the contract price should be left unpaid for a certain period of time until you have checked and tested the quality of the workmanship. If they don't come back to repair the back job you can forfeit the retention to pay another contractor

I felt from the start that renovating or building in the Philippines is like ordering off wishlist and then getting the final product. I figured there would be problems along the way. Never to that extent. the workers didnt look like professional ones either. Maybe Basel hired people with no real experience I don’t know. Now with all these flaws, I begin to question the stability of the structure of the house. Basel should have all that checked out. 😨 it’s of concern because lately many houses and buildings have not been built to code. people are not honest anymore not dedicated to their jobs. It’s all sort of degrading now.

Hire a professional architect and engineers and take time to read their website (if they have one) and, also, take time to read the customer reviews.
He probably wanted to support local contractors, like what his whole channel is about...but that comes at a price as you can see in this video...bad quality...because people just aren't qualified. I can tell you for example that the installation of the AC as shown at 4:08 is done almost everywhere across Asia like that (bad like that). You'll see the EXACT same method used in Japan, in China, in Indonesia, in the Philippines, etc.
I've seen it so many times; The "professional" will just drill a hole into your wall, run a tube through it, place a switch wherever the hell he wants inside the room (could be next to a TV, or at eye level, stapled to the wall with a shitty metal clam, no attention to design at all, the hole in the wall with the tube is also wide open, not sealed, so dust and wind comes through, no isolation, also no paint used), and just leaves. It's just not pretty.
It's not a bad job in their eyes. It's just cultural, it's normal where they come from. Asian "professionals" tend to only do the bare minimum and not care about the details - like for example hiding wires, hiding tubes, paying attention that everything looks symmetrical etc. They won't do it. There are certainly exceptions like in any country; You can find really dedicated contractors who are proud of their work, but those are really singles. The vast majority of work being done in Asia from what I have seen is just like that - minimum effort, low standard, lackluster. For a clean job you need to hire people who's mindset is doing beyond the minimum. There has to be a certain standard. For example, any German or Austrian contractor would NEVER leave Basel's house like that. It would just be embarrassing.
Share the name of your contractor/Engr., so that people should be warn of that contractor. Even from the start, that contractor didn’t even have tool and that you even provided them. Also, may be he is not a licensed contractor too. Just a plain foreman, that says he knows the job.

I am gonna watch the old vlogs because the contractor was shown there and I remember they signed the contracts sa kitchen. In older vlogs the workers were there too and were given multiple bonuses, extras like groceries, and even treated with lots of food multiple times. Init Ulo ko sa outcome ng trabaho when they were treated so nice tapos ganito. Even the power tools binili for them

Even if you hire professionals, you still have to make sure that the work is done properly. My mother hired an architect and a civil engineer to build our house, but the roof leaks occasionally over the dining room area when it rains. Maybe hire a lawyer who will make sure he draws up a contract that protects the owner should big problems appear when the construction is completed.

That’s a big problem in building construction or renovating in the Phil, a lot of unskilled people are hired, they lack training. I contracted an engineer and an atchitect, to repair the gutter and downspout, do interior and exterior, roof painting. The floor was splattered with water based paint, they used paint thinner to remove the paint after my sister told them not to do it, so now I have a blotchy floor, the stain is ruined. The welder ruined the laminated windows when installing the gutter, using the welding torch. Now the downspout is leaking because its misaligned. They installed one downspout across the balcony ceiling, obstructing the ceiling light. This is after they assured me that the aesthetics of the house will not be compromised. All my efforts to resolve the issues with the contractor has been ignored, it is now 2 years. Training of building construction tradespeople is non exiistent in the Phil. Pag nakahawak ng llave de tubo plumber na. Pag humawak ng martilyo carpentero na.
I guess someone gave you a hints before Basel to ask someone who is professional to work for your house... I myself suspected, it's been months passed by but carpenters have done not much...

I'm sorry this happened to you Basel. To be honest, I had a feeling this would happen. As a Filipino-Canadian currently in the Philippines, I was shocked to hear the prices of construction labour in the Philippines, it sounded too good to be true because back in Canada the price for home renovations are so expensive compared to Philippines. What I found out was that no matter where you live, whether its Philippines or Canada, when it comes to home renovation, it's worth spending premium dollar to make sure the people you're working with REALLY know what they're doing, because it's not worth the headache in the end, especially for big jobs like this. I hope you sort it all out.

You need to more closely monitor anyone who is doing an extensive job like that. Joe/Kevin should be pulled out of the Yolo temporarily and supervise since he has a construction background. This never should have happened to this extent. It's criminal!

It happened because you are so trusting, you expected that they will do everything properly without being watched. You should have been there everyday for at least 2 hours so you would have discovered early on that they were doing something wrong so as to stop them immediately.

best to hire a legit and licensed Contractor who will do the repair works. I hope you can name drop the Contractor/Engineer who did a very poor job para they can no longer victimized others like you who trusted them. sad to see those palpak works but trust that good karma will come to you.
You should have a Contract with the Lawyer present.everything must have a warranty for at least two years with the Builder,so sorry you trusted them to much & they take advantage of your kindness to All of them🙏🙏🙏hope everything will be fixed and repaired all the malfunction in your house

The most important thing when you do house renovation is that you have to be there at all times, you have to see all the details so that if their is a problem they can fix it right away… the workers you hired was the worst.
I feel you, Basel. So frustrating and disappointing. But then again, you are right, from these mistakes you will learn a lot of things. I like you, you have a good outlook in life.
It seems like those workers who did the shoddy work are very unprofessional, very incompetent. Next time, find workers that are licensed, have great references, & with pictures of what they've already built.. Good luck Basel..

i had experienced it in my house a lot of failure like cabinet door ceiling lights ..so many to mention but i didnt explain.. i let them be maybe my family fixed it ..coz im not living that house ..its really a stress and money
looks like these workers and contractors were just learning and experiencing their skills at your expenses, they have no knowledge about materials and applying means of method and technology. Now, i am wondering on how they did plumbing behinds the walls, good lucks!

When you have construction or renovation, you need to be there all the time and question everything they do. We have rentals property and we are always check the work and question construction materials.. And check the people who are working. They might not have experience and hire unqualified person to do the work so the can cheat the money..
My only worry how they install the electrical wiring that is concealed. Majority of houses burnt down is due to short circuit especially no GROUND connections in Philippines house.
P/s: There is a Philippines law that forbid people for tarnishing people's image/name (the culprit) - "saving face" law. I don't really know how that works though.
Hold them accountable, mention their names so that other people will be warned. They should be exposed. Many good people in authority will help you.
That's abit too much for mild imperfections. if they are accountable for their mistakes they should be also given to correct them. Posting a companies/peoples name on social media just to defame them is a bit too much. This is the reason why I have Filipino culture they like to cancel and bully people for their mistakes. also thats the workers mistake not the whole company, there is always a bad apple in the group so stop spreading your bullshit to other people. Yung water pump mo maliit kailgan mo ng big.masakit talaga sa ulo mag pa gawa lalo na d nasunod sayo mga workers mo.hindi man lang nila nilgyan ng masking tape yun mga outlet para hindi Malayan ng paint yun tiles kulang sa cemento tinipid yan.
