    I love DC. But, a listing for this price without at least one parking spot is a big no. For me, my antenna went up with the squeaky floor and door. If they don’t care to take care of something as minor as that, what else could be wrong? That's just my thinking and view.

    Townhouse doesn't look set up for a family but as a rooming house. Investors may have renovated before recent tightening up over Air BnB rules. Not a lot of shared space and too many bedrooms for an actual family for that price.

      Yes, correct. He could of just turned it off. Someone may have wanted it on to remove any smells within the house.

    @2:27 I'm pretty sure the buzzing is the exhaust fan over the stove. The display is reading "Speed 1"...which to me, means fan speed 1/low. It's probably been running nonstop for weeks and the fan motor is dying.

      The traffic is just a reality of living in a city. I grew up in nyc, plenty of traffic and we had a blast growing up. The lack of bathtubs sucks though

    Looks Nice, but it needs an elevator. Too many annoying noises. The Black toilet is a no ( I love black). Main Bedroom is too far up. The layout is not inviting. It is lacking food storage. This is not a baby/child friendly home. Should be 1.9 million not 2.9.

    The master, oops main bedroom doesn't have a bathtub. Actually there isn't one anywhere in there. For the price I would have to have a place where I could enjoy a bath, so that's my issue

      a lot of the new homes don't have a bathtub, but they want u to pay high price. Not one room has a tub. what if u break ur leg or something and u can't stand or have a baby? You can't put him in a shower. Too many small rooms. With a home this large, u need 2 laundry rooms and I mean a real laundry room. I know it's D C, BUT TOO HIGH PRICED

    To be sure I hadn't seen a bathtub, I had read the comments. I NEED a tub, regardless of how nice the place appears. Because there isn't a bathtub, a family with little children would never purchase the house. Although the house is aesthetically beautiful, it lacks several essential family conveniences. Bathtubs, elevators, and sufficient storage are all missing.

    This is a great house but where's the garage? When the price is over $2 million and you have to park on the streets, that could slow down the offers! The layout of the home does reflect the 1885 era, which is beautiful. Pricey but very nice home overall.

      I was thinking the same thing. Where the Hell is the garage at? Street parking is a no-no and I know it is in DC and city living is a thing but for that kind of money I need a garage for me at least.

      I believe that's a parking corral outside where the garbage cans are. Also, DC has great metro.

    They need to change the glass doors as safety is a concern, in DC. Very beautiful and I would live there

      The glass exterior doors were a concern to me also. I get it let's natural light in so maybe they could have put an ornamental metal door over the glass door. Laundry room wasn't a room. It was a dark closet.

    Yuck! Closets? Excessive bathrooms could have been used for closets or more wash/dryer space.
    No tubs? At least the showers could have had built in benches. Squeaky floor, cheap sub floor?? Yadda yadda yuck!

    3 A/C units is a lot for a house that size. My home is 3500 square feet one A/C unit and its cold. It would be expensive to replace all three at once.

    I'm not sure how common it is these days, but even 10yrs ago there would be homes that members of Congress and staffers that would live together by renting out rooms in a home in DC while they're in town for the week. The builders might have had that in mind for a seller who was looking to buy rental property. Thus, explaining all the bedrooms being en suites and having doors with locks on the outside.

    I agree with everyone else, the parking is an issue. You didn’t show us so I don’t know for sure, but it could be storage space. I’m curious if there was a dedicated pantry and how big are the closets.

    I think the humming sound is coming from the ventilation hood over the stove. The display on the vent hood indicates it is set at speed level 1.

    As someone born and raised in DC in the 70s, I've seen the changes in the housing market and the city over the last 50 years but this home is not priced appropriately for the area. No parking, a major street, adjacent to an alley and not a great layout for a family. Also, from the backyard and rooftop views, there are still many undeveloped or modernized homes so this may be one of the first therefore asking a premium is not realistic.

    I'm shocked that it's only $3M! They didn't need a half bath in the basement. They could have used that space for storage. Too many stairs for me but I do like the house. ❤ Thank you for your review!

    Great video Johnathan, and you gotta love DC and those Row houses. I remember back in the early 90's "The Peoples Major" lol Marion Berry was selling abandon Row/TH's for $1 because there were so many of them abandoned. And since the late 90's early 2000's ( before the housing crash) everything in DC just went to the stratosphere and hasn't look back as far as price! But I think that annoying hum was probably the actual exhaust fan running. When you pointed the camera to it I saw that it said "Speed 1" making me think that someone turned it on (maybe testing it) and didn't turn it off. Normally when things are turned off they don't display anything, the screen is just blank. And the squeaky floor and basement door and just poor "Quality Assurance" not being done and the builder was probably in a rush to get interior of the house completed and didn't (glue/screw) down the sub floor before putting down the vinyl wood flooring over top of it (not surprising but annoying none the less).

      Vinyl flooring on the main floor of a $2 million dollar house says "Run. Run far away very quickly". When an obvious corner is cut, who knows what horrors are out of sight. A full gut rehab would be job one. I'm betting the proper job could easily run another quarter million and it is not worth it

    C.A.P.E. Condition, Access, Price, Exposure…. If any one of these are off the property won’t sell the same. Condition is immaculate. Access is easy as in you had no problem gaining access. Looks like a lockbox on the property. Exposure should be fine if it’s in the MLS since it ties into other consumer sites like Zillow and Redfin. So Price must be the issue. It must be overpriced. The only other possible issues I see is the bedrooms are on the small side even though it may be common for that style of home. The only other issue I see is the Laundry and Primary bedroom being on the 3rd floor. The squeaky floor and door is an easy fix. The fact that there’s income potential with the basement apartment is nice but you’d have to run the numbers for rentals in the area to see if it’s doable. I would land on Price

    For that price you can get a beautiful home with a yard and parking in nearby Arlington or McLean, VA, and probably Bethesda, MD. Location is fun for younger folks, but need a healthy source of funds!

    Tell the listing agent to lower the seat and lid in the bathrooms..
    Who in the world would show a home with the lid and seat up.
    I want all lids closed all the time with one exception.. when my grandsons visit. It is a losing battle with them.

      I'm with ya! Whenever I look at listing photos online if the toilet seats are up I'm yelling PUT THE LIDS DOWN! It costs nothing but make a huge difference. Definitely a pet peeve of mine!

    I love the row/ townhouse’s in the DC Metro Area. Sad to see the classic architecture being replaced with cold modern style. 😢 At least the exterior is still beautiful.

    This is a nice space; I love how it was remodeled! I just wish all the bedrooms were bigger, and they need to get rid of that hood😂. That basement apartment could be sweet for extra income 😊! The price is a little rich for my blood, but I think it will sell.

    The house is nice. It's a good size for a row home, but there isn't a bathtub in the entire place, it seems choopy in certain areas, and it's too many stairs.

    The things I see missing is no private parking no workout/home gym, no theater room altho you could convert one of the entertainment areas for that - it just seems a little low on the amenities for a house at that price point the fireplace should be wrapped in stone stone but all those bathrooms is kinda amazing. However in all fairness I guessed the price to the dollar because it is a beautiful house and that’s a nice area in the district.

    First of all, you are "nerdy," cute, and personable. The humming is because the hood was not properly installed correctly. When you turn the fan on, you should not hear a humming sound. Second, I think the house is priced too high, and a lot of the minor concerns that you spoke about need to be addressed. Thirdly, it could be priced that high because you could get quite a bit for renting out the apartment. One and a 1/2 bath is very unique and special. The powder room is such an addition. They had to make that because who would want people to walk through their bedroom to use the bathroom?

    That hum sound is a sign of bad electrical wiring. The squeak is poor nailing on the floor base and an absence of padding. That blue thin padding is something new people do to wood flooring.

    It wasn't bad, but it also wasn't anything special (small rooms and baths) even the primary bath seemed "tight"! The view leaves a lot to be desired. The only thing done well was the basement IMO. The little creaks and groans are an easy fix (wd40 and turning off the exhaust van to the hood). For the price I'd pass. Maybe if they had left more historical detail???🤷🏽‍♀🤷🏽‍♀

    Washington townhomes have some nice facades , Back when craftsmen existed , The interior has obviously been modernized to suit the upwardly mobile , I guess this is what some would call gentrification , Imagine years ago this was a hollowed out dump that someone bought and took the risk to renovate . I am sure the yearly property taxes are out of this world . I used to build in the DC area and couldn't afford to live within 50 miles of DC . One thing I used to marvel at , I'd sweat and bleed building a house in Potomac or inside the DC . The realtor was making 10 times what I made for flipping a few pieces of paper . My sister own 10 rental homes in the DC area and according to her , They are all headaches and isn't making the return she hoped . Even though she has a degree in property management . All I could say " Welcome to The Real World ". If I was an investor in DC , I'd be wary of the return of the slum , In DC it ebbs and flows , End up buying something and ends up turning into a war zone and you lose your money trying to flee . I haven't built in DC for 30 years and made my escape ,Too much paperwork fees and red tape , Not an environment friendly to renovation. It's a bonanza for realtors at the moment if they can sell

    I think the hood over the stove is on. I'd start pushing some buttons to see if I could make the noise stop lol. I like it. Every bedroom having its own bathroom is cool and would be easy to rent out rooms if needed. I honestly can't say why it hasn't sold if the comps in the area are about the same.

    That's a great neighborhood, but no dedicated parking is a big minus! Even if you don't drive much the walk to the Dupont Circle metro is about 15 min. This doesn't seem like much, but in the dead of winter it's not a hike I'd be enthusiastic about making everyday.

    My husband and I lived in NW before we bought our house and I love the area. We couldn’t justify buying there though. We just couldn’t get a good return on our investment

    Would've liked to see the bedroom closets.
    I'm not positive but that fenced in area where the AC units and garbage bins are might be a parking area too. If so, that would give 1 spot of off street parking.

    Hi Jonathan, they need to fix the squeaky floor at the entrance, get some DW 40 oil for that squeaky door. And fix that humming sound from the hood above the stove, as well as replacing the bent key. It's all about presentation. It would make a potential buyer wonder what else could be wrong. A buyer should not have to fix anything due to poor workmanship. In order to get top dollar those issues should be fixed.

    With all the bedrooms having locks and no other shared living spaces to gather this seems like a rooming house set up...Also the closets we're really larger for master suite...and no off street parking maybe why its not selling. The finishes are very nice.

    My mother grew up in a tiny (about 1000 sq) DC row house off of 14th street. At one time, over 7 people, mostly adults, lived there with one bathroom. My, times have changed. She’s 94 now and loves to recount stories of the rough old days :)

    It's beautiful but I would instead of the stark white with black accents... and white/pale floor I would have honey colored floors maybe hickory but honey colored floors and other wood permanent fixtures throughout i.e., doors and widow sills, stairs maybe. The front entry has a black door it's ok but I would mind a honey colored fitting door... needs some warm at the entry. The "backyard" looks like it's equipment etc but it could really be elevated... get some tall plants to block the ac, build a easy wall to hide the trash cans, trees/plants as soon as you exit the back door... cute benches/maybe table/s if they fit.

    The price might be a factor. We need more information about the school district and comps. If other homes are selling for less, the owners may not see a return on their investment. Furthermore, the bottom floor is set up for renters. Some people don’t want to manage or depend on renters. There’s also an issue with parking.

    Made it look pretty, but 3 telling signs of coverups. Squeaky floors means they covered old subfloor and didn't do a to frame renovation. No bathtubs in a 3mil house. Can hide the foundation,electrical, and plumbing short cuts with basement apartment.

    It looks like investment property for short term rentals, like dorm housing ; it's not designed for family living. Interest rates could be an issue right now especially as a passive income property.

    Ok where to start love the chic modern touches but hate the narrow hall ways ! Living in California I was surprised at the asking price ! I don't have any experience with the DC area but there so many things especially the rooftop area that I loved , but the views of back alleys is a turn off for that price I'd want a backyard too..just saying...

    I like the floors. I love wood floors, but it shouldn't squeek like that. The hum, a no go. Nice brick wall. It seems to have narrow halls. Nice roof top space. There is a lot of stair climbing. Their asking a lot for it. I think the price and maybe the layout isn't working as well as too many stairs.

    I enjoyed the tour. Not sure what the status is now, but if it took a minute to sell, it would have to be location; the view from the rear outdoor seating was a little sad, and then as you pointed out, a busy street out front. I typically don't like a flipped property, but ... Wonderful house. A 3M budget gives many options.

    My assessment would be parking and closets. Were there many closets for clothes? If I can afford that place, I’m a person with a nice wardrobe and I didn’t see any place to put that nice wardrobe. Just my thoughts.

    I like it 🤷🏽‍♀️. if it's close to the Shaw/Howard area, it would be a great choice for student rentals. The only negatives are no tubs in the house, need another laundry room, and they should have added stone to that fire place. It will sell soon

    The black and white is too much, the blue in the basement is better. Living in that area is really different!

    Pant with last person that beauty townhome must’ve forgot to turn it off. They probably turn it on just to make sure it worked and just forgot to turn it off.

    All the details of a historic home were stripped. First red flag was squeaky floor at entry. If floor joust not fixed, which other shotcuts were taken. Lack of storage. No parking, no elevator, no tub. The primary bedroom on the third floor was small in closet space and the bath was small.

    Main closet too small/ the dead space on the second floor could've been used to increase the size of the bathrooms / bedrooms or laundry room/ no parking space or bathtub are the reasons that the $3million price tag is too much.

    I love this listing. However, there's buzzing sound, and there's no space for parking. All these things are noticeable as you do a walk through, and there's no adjustments in the price. It's not selling for those reasons.

    Looks like a flipper special maybe with an eye to someone buying it purely for investment? They bought mirrors, white paint, and the same marble in bulk.
    Price. That is why it hasn't sold.

    The finishes aren't nice enough for the price point to me. The hvac could have been put on the roof to free up backyard space, not family friendly lowers buyer pool, no coat closet on main floor, no bathtubs. Set up more for shares.

    Hi I was wondering if this was set up for college housing. Is this near a campus or hospital maybe. I’m surprised you push button on the mirror but not the range hood. Where is your son ? He have stopped that noise.

    The work on this house looks strictly cosmetic and cheap. If I come in and hear buzzing at that price point I’m immediately walking out. Mainly because I would think the upkeep on the house isn’t there. The house being over 100 years old also doesn’t help because I would have to know. Did they replace the plumbing to remove the lead pipes, has the electric been replaced and is it up to code? Just because they renovated the cosmetic look of the place doesn’t mean it’s in compliance. All I see is additional money going out the window. It’s a no for me. Great video.

    The terminalogy is Primary Bedroom or Main Bedroom 😊
    For me the interior color is off. Too stark in color. I'm sure it would look more appealing with a little warmer color to play off the white oak flooring. It feels like you're doing a tour of a office or medical space. IMO

    I'm asking if the basement unit is legal and permitted. Was the work all done with permits? All those bedrooms with no parking in an urban setting? Are there any comps? What's the pro forma rent for the unit? Does it pencil? The parking would be a deal breaker for me.

    I LOVE this house. I find it calming and creative. The bathrooms are divine. However, there's no emphasis that I can see on energy efficiencies, Where's the solar? Where are the heat pumps? What insulation is there? What water efficiencies are there? I'd expect all of that in new overhaul like this. And, if they exist, I'd expect them to be listed and highlighted by the realtor.
    FWIW I like the mullioned windows at the front of the house. They suit the street character.
    This is not a party house like some of the others. I could see this house being used for frequent out-of-town visitors, who are more serious than the party-types, e.g. visiting embassy folks, corporate rotations, workshop break-outs.. . It's relaxing and clean, easy upkeep, and not hotel-like as far as appurtenances. And there's scope for enjoying a personality-neighborhood, unlike many hotels.

    The cost, Chairman Powell is most likely not dropping interest rates this year and no elevator for more middle aged and older individuals/couples who could afford the home. However, to be honest, I don’t know the home market at all in DC, so I could be completely off. Also, for that price where do I park the wife’s and my car?
