I also get potential appreciation (all but guaranteed if I hold long term) and more equity in my property every time I make a loan payment. On one of my properties, I make a 7% return CASH after all expenses including capex on the rent alone. I have a 15 year investment loan and 25ish% equity on the property... even if I never raise the rent, I would make a 12+% return every year after paying the loan off. Rents will likely double by then in my market which would be a 24+% return annually. The property also has the potential to appreciate 1-10% in a year, especially if I add value by making improvements. The tax incentives in real estate are also pretty crazy. I own stocks too and it might be more passive, but I like being in control of my investments, which isn't for everyone. Again, if you run it like a business and reinvest your returns on improvements and in other properties, you can easily beat out the stock market. The reported numbers of which asset class is better get skewed because some real estate sucks as an investment and not everyone knows how to run it. Either way, investing in anything repeatedly is way better than spending all your money on BS.

I actually agree with the idea of taxing peoples equity. It's a brilliant idea. However, this should only apply to the ultra rich and high net worth individuals. There should be brackets for who gets taxed.
It actually isn’t a good idea at all, it is essentially a communist idea where the end result of it is the elimination of ownership. It makes no sense to tax equity as they are not real assets but rather financial assets. They should only be taxed upon sale. There’s nothing wrong with them just being taxed upon sale as the end result is them still being taxed and infact it is better because as the assets appreciate and when they are sold there is more tax paid then there would be if they were taxed every year forcing the individual to sell off to pay the taxes
