Sir, property rates might not go down so early due to urbanisation. India is only 35-40% urbanised while China is over 65% and Brazil is higher than China.
It is projected that Indian population will keep on rising till 2060s and by that time urbanisation will double.
Property rates will therefore increase (inflation will also play important role). Yes, property won't give return better than 12% (including rent) and hotel/Homestay can give returns upto 20% (including business and appreciation)

It doesn't matter. Check urbanization growth from 2010 to 2024. It is close to 5% and declining year by year.
As government is focusing more and more on kicking black money out of the economy by implementing demonetisation and fading high currency notes. It will make property appreciation more difficult in the coming years.

Aap ne jo last me explain kia regarding steel and iron. Mai apko agricultural concept btata hu. Log shimla mirch lgate hain. Usko todneybka labour cost Rs. 1.5 per kilo hota hai. Agar purchase 1.5 se kam ho jaye toh kisaan saarey plants ukhaad k nayi crop lga dete hain. Ye farmers ki condition hai apne desh me.
Britain mein students part time job kartehain field mein, pocket money. India mein ye concept nahi hai.

Sir you are 100% right and thank you for guiding. I stay in rented place in south mumbai. The buying cost is around 1.8CR. I had initial capital of 30 lakh which I invested in Stocks, 3 years back. Now my portfolio value is more than the cost of flat.

It is my own experience. Once you purchase a house, your saving will be subjected to so called debt servicing only. Wait for purchase of a house/plot only when it is very urgent i.e. it can't be delayed more.

You can defer cars and luxury things in life but basics like small Home, child education, medical expenses can not defer as like only share market will be the way and we will wait for more time if we have steady income then this small basics need to do on time..

Lately you have been talking about rebalancing, adding consumer stocks.
But you say that consumer doesn't have the money with him.
So there are 2 possibilities :
1. Either you see money flowing in into the consumer sector. Where is the consumer going to get fresh money?
2. Or you foresee a correction and that's why shifting to some defensive counters.
Your thoughts?
Yes consumer at lower end is impacted. But if high earning consumer still spends money. So you buy sharbat type stocks they are not impacted. It depends on price elasticity of demand.

@@kapildheer1 Consumer not spending is fine at overall level. Check Varun beverages, Zomato, Trent, pizza hut, stocks here the growth is very high. So BM is trying to find pockets to invest where he sees growth even though overall the spends are low. Yes % of High earning people is lower than poor people. But you need to also look at future if rate cuts happen things will change. Economy me koi constant nahi hai achnak koi parameter changes and spending goes up.
Sir is the reduction in consumerism is due to that people are now more aware to invest then to spend as we can see the inflows of mutual fund increasing rapidly

It is a fact the return from farming is abysmally low. Agriculture cannot be seen from commercial point of view. Many farmers in India are poor with small holding of 2.5 acres. Hence no mechanization is not possible. The small holding farmers need to be given subsidies.

Sir, you had recently analyzed ROE on agri land. Although you are bang on about the yield being sub par at 1%, agri land is like a high growth stock where div yield is not the right metric. My family has agri assets which are yielding even 0.1% but where capital appreciation has been at 15% CAGR for last 30 years plus due to location being outside a metro city and the city expanding out. However, returns are highly unsystematic in nature and most agri land does not appreciate higher than inflation, so I see your point of view as well.
