As a Malaysian, I completely agree with Ben’s observation about condos in tropical climates. The hot and humid weather means pests like cockroaches, house geckos, small spiders, and ants can show up, even in high-rise buildings. While this isn’t the case everywhere, it’s always good to inspect the property before renting. Pest control is the owner's responsibility, so be sure to clarify this beforehand. I grew up in a small rural kampung (village), so I’m quite used to dealing with these things. At my parents' house, you might still spot snakes or even wild boars wandering through the backyard. When it comes to fruits, Malaysians are definitely spoiled! Our mangoes are much more flavorful, and while our bananas are smaller, they’re much tastier. I guess Malaysians personally do not really need tourists to make a living. We do not look at tourists as some kind of opportunity. But as a country, tourists' money is always good for the economy. So, tourists are welcomed, but at the same time, we like to keep our country as it is.

Exactly. Many foreigners aren't aware of that. Hence, always compare us with neighbouring countries. So much so some of these countries use very under-belly tactics to lure tourists. I suggest they go somewhere else if you are after "parties".

There are some rough areas in KL but I couldn't live there. The least expensive apartments that I could live in are around $900 for a one bedroom short term and $600 long term.
@ the contract plays a big role on how cheap the owners can rent their house, I have 2 years rent agreement that is why my house become cheaper. The area is good, reason I choose here is because of the school where my son will go and the accessibility of all the things we need.

I’m low carb and mainly carnivore due to health issues so $ 600 was what I budgeted since beef there are imported from Australia. Glad he confirmed my food budget. Not sure if pork is readily available since Muslim country. I eat mainly ribeyes, ribs, shrimp, salmon, cheeses, macadamia, pecans, etc. so my food budget is ~$300 per month in SE FL but I know where to shop here for quality and great prices. The MM2H visa forces you to spend a GRIP of money. For KL living, the cheapest MM2H visa costs a little under half a million USD. That includes the $150k USD required bank deposit, $225k (RM $1Mil) property purchase, fees, and required medical insurance. Anyone looking to actually live there on a serious basis must be pretty wealthy.
Yeah I retired early and like Malaysia but I can't get that visa. Way too expensive for me. I am not interested in doing visa runs constantly being at the mercy of the immigration officers mood and being a tourist is not being a resident. You can't get a proper long term rental contract as a tourist, therefore you dont have a proper address / residency for banking etc. and you don't get an ID card. Thailand makes it possible to stay long term and get all these things quite easily so that is why people flock there. Philippines is also easy.
@GinJ1337 I'm torn over this and am now looking in other countries. I am interested in buying a home and owning some land. However, I'd like to rent for a few years first to ensure I've found the right location and property. A 10-year lockup is absolutely insaaaaane to me... I also think their latest MM2H changes may crash their local housing market. If no one using MM2H can rent anymore, all the owners will find themselves without tenants in the future. Then it'll be a mad rush to sell, except no one will buy if they have a 10-year hold period. I do understand that MM2H visas only account for a smaller percentage of folks there, but the market honestly can't afford to lose even 1% of renters, let alone 5% or 10%.

I’m on MM2H and it’s made for high net worth folks. I get a lot shit for telling the truth but after 30 years of being here I got it pretty well figured out and I speak Malay. The main thing is getting approved by Malaysian immigration. Get an agent to help.
Malaysia is a great country with great food. The problem is that the income requirements are very high for Malaysia while being somewhat lower for Sabah and Sarawak.

Malaysia sits in the middle of south east Asia. There’s a bit of everything in Msia. There are scattered Cambodian colonies in peninsular Msia, Thai- Msian Thai speaking Buddhists in the states Kedah and Kelantan, countless numbers of varying sub ethnic groups from Indonesia such as the Javanese, Minangs, Bugis, Banjarese, Malays, Bataks etc…not to mention the Chinese, Indians and the recent Pakistanis, Rohingyas and Bangladeshis. The natives are too used to the different kinds of people for centuries they don’t really care anymore. While there are concerns like any countries have but it has never become a major political issue like in the western countries. While Msia has a bit of everything it’s definitely not as deeply authentic as at the countries of origin. The true authentic Msian experience can be found in the east coast states of the peninsular Msia, secondary towns of the various states in Msia and East Msia.
There are many Malays who originally from the Peninsular Malaysia itself, not from Indonesia like people of northern and east peninsular malaysia; Seberang Perai Utara, Perlis, Kedah, Kelantan, Terengganu and Pahang
For foreigners, you CAN go to a Malaysian Public Hospital and also its Dental Clinic..we call it Government Hospital.. not free but it's way way cheaper than going to a Private Hospital. But of course..like in any other country, the wait is longer bcos there are more patients.

There's something a bit fishy about this assessment. The current visa situation in Malaysia is now notoriously tricky. He hasn't lived there for a full year. I'd be careful about accepting his interpretation of the visa options.
I couldn't stay in a condo that rents for $300 in KL or Penang. I would find it very, very depressing. But I never even saw an apartment at that price. There are some rough areas in KL but I couldn't live there. If you're a guy under 40 wondering from place to place I guess you could do it. You can only live so long wondering from place to place living in cheap apartments. If you are not finding a way to work and save for your years past 40, I would imaging those latter years could be very depressing. Who wants to eat noodles more than once or twice weekly?
You can stay outside of Malaysia for 2 weeks or more. That would be fine. Just don't stay 1-2 days outside & return to the country. If you're a content creator. That's easily passed since you need to travel for making content.

And wires hanging dangerously above your head. Sometimes physical development is faster than mental development in some countries. Thailand has more tourists than malaysia but wires still hang above your heads. Pollution is bad in some countries too. Scammers , I heard quite a lot in vietnam. So no place is perfect.
Most of these are irrelevant if you have pets. I have a large size dog and a cat and havnt seen a single video of how you find a place where to look etc. These videos are good for single people . A lot of Westerners like us who have pet and want to move alway have issue since there are no data on TH-cam And visa run is the worse advise you could give to people. They are cracking down on it
Ben is so articulate. But the very hot and humid climate....!!! Who wants to be confined to air conditioning 24/7?? Retirement visa.....the whole arrangement requires a fixed investment plus financial requirements. The Malaysian bureaucracy could make life difficult just by making changes intolerable and forcing people to leave!
The Malls are huge and has AC it doesn't feel confined at all . Also its not that hot in the morning between 6 am - 11 am its cooler than Florida after 12 noon however its just like in Florida summer time except it rains for an 1 hour every other day and at night its just balmy weather. Also Malaysia has highland areas that's around 60-70s all year long.
Don't ask, don't tell. There are underground clubs. People generally don't care but no rubbing it in anyones faces like in the West. That's the big no no.

You need a real visa (not tourist) to get a license, own a car, or even put your kids in school there.

There's something a bit fishy about this assessment. The current visa situation in Malaysia is now notoriously tricky. He hasn't lived there for a full year. I'd be careful about accepting his interpretation of the visa options.

I couldn't stay in a condo that rents for $300 in KL or Penang. I would find it very, very depressing. But I never even saw an apartment at that price. There are some rough areas in KL but I couldn't live there. If you're a guy under 40 wondering from place to place I guess you could do it. You can only live so long wondering from place to place living in cheap apartments. If you are not finding a way to work and save for your years past 40, I would imaging those latter years could be very depressing. Who wants to eat noodles more than once or twice weekly?

@dovygoodguy1296 I never saw similarities when watching vlogs(of cambodia, Laos, vietnam, etc etc) Only singapore is similar to kl. Others have crazy tuk tuk and bikes. And wires hanging dangerously above your head. Sometimes physical development is faster than mental development in some countries. Thailand has more tourists than malaysia but wires still hang above your heads. Pollution is bad in some countries too. Scammers , I heard quite a lot in vietnam. So no place is perfect.

Most of these are irrelevant if you have pets. I have a large size dog and a cat and havnt seen a single video of how you find a place where to look etc. These videos are good for single people . A lot of Westerners like us who have pet and want to move alway have issue since there are no data on TH-cam

Ben is so articulate. But the very hot and humid climate....!!! Who wants to be confined to air conditioning 24/7?? Retirement visa.....the whole arrangement requires a fixed investment plus financial requirements. The Malaysian bureaucracy could make life difficult just by making changes intolerable and forcing people to leave!
The Malls are huge and has AC it doesn't feel confined at all . Also its not that hot in the morning between 6 am - 11 am its cooler than Florida after 12 noon however its just like in Florida summer time except it rains for an 1 hour every other day and at night its just balmy weather. Also Malaysia has highland areas that's around 60-70s all year long.
