I didn't know it closed! I was still traveling around the world when you posted that video and I guess I missed it. I'm not surprised; when I went there in February-April 2022, I couldn't believe it was still open. There weren't many stores open. But this is a big area to be out of business now; I hope someone buys it and makes the area into something nice.
It still baffles me that the mall shut down in 2022, it was so centrally located and so close to the old city. Hard to believe it couldn't sustain itself even with Maya, Central Festival and Central Airport. I feel locals enjoyed it along side tourist and expats around the old city. Thanks for always keeping me up to date with CNX while I'm back in Canada. ✌
I am glad I got to explore the mall in December 2021. It had so many abandoned upper floor spaces that I am sure you could hide in it for days if you're so inclined.
I'd love it if the Thai government or some wealthy developer took over that property and turned the hotel into a residence for Thai senior citizens who are struggling to find decent shelter. They could reopen the mall area to everyone (revenue generating) but it would be especially convenient for the elderly residents. They could include a grocery store and a pharmacy so the elderly tenants would have easy access to essentials they may otherwise have difficulty reaching since most probably don't drive. One floor of the hotel could be dedicated as a medical facility, catering to the residents which would create jobs for the medical staff. I know all of that is just a pipe dream and you're most likely correct that it will eventually be torn down and replaced by just another money making condo. Would be nice though.
What a great idea. Thai government would never do it I don’t think. Aside from a very small monthly payment, elderly Thais are pretty well on their own.

My neighborhood. I've stayed at Lotus recently, and it was Lanna decor as old. One possibility of the mall was to create a care home for the elderly. I approve.

The Mrs and I stayed there in 2005 and it felt dated and had a musky smell to the room back then. The internal lifts were big feature of the hotel reception area.
We stayed at the Lotus a few times, but I was much more familiar with the mall. For a couple of years our son had an apartment in one of the nearby blocks, so we would often stay there (and he would enjoy having an excuse to stay at his mates' place for a few nights). We seemed to end up eating at the mall rather than in the other local food shops. There was a more 'human scale' to it than the more modern malls - the feel was more like someone had brought a marketplace inside and stacked it.
I also loved the fact that on the roof, they built a traditional-style house . . . I never got to go up there and look at it properly, but it was visible from the ground (at the back).
I belonged to a gym inside an area of the Mall and as an extra perk we were allowed to use the pool at the Lotus and I took advantage of it to the MAX. Another one bites the dust…🙏
KSK was the first mall I went to when I first visited Chiang Mail. The hotel was always going to close after the mall closed, I'm surprised it hung on so long. Alternative uses? I discussed this with my wife when KSK closed. RAM hospital is just round the corner, there is plenty of covered parking, plenty of space for small businesses to operate, easy to adapt part of it to a health/fitness center, with the right people running it, it could be turned into an OAP retirement village. Open a doctor's office, a chemist/pharmacy, dentists office, opticians, resident nurse treatment center, massage areas, health and fitness center, disability aids, support/lift furniture, a new supermarket with a bias for the wants of older/foreign people, a large area for eating, plenty of parking space, 1 floor of the hotel for family visiting their elderly relatives to stay in, it would be easy to set up secure access to the residents area (the hotel), taxi's for easy collection, quite close to the old city. Set them up as residential units for sale and to lease (if you're 85 why would you buy somewhere?) full compliment of care assistants, cleaners, they obviously have a laundry, and older people would have a community specifically catering to their needs. It would cost a lot to do, but it's basically in the right format so would be easier than trying to convert to a condo. If more and more older people want to have an affordable retirement and can do that by escaping the west to live in a retirement community it would be an ideal business opportunity.
Yes, so many options for the place. It would need deep pockets. Not many people spending these days, but like you mentioned, it's in a prime spot for something. Thanks
I stayed at a wonderful hotel during my first trip to Chiangmai. I couldnt even recall the name of it but it was absolutely lovely with a view to the mountains and was only about 50 USD a night. I tried to look for it a year ago but I just couldnt find it on any hotel booking websites.. asked my Thai friend who stayed with me on that trip and he mentioned he passed by that street during 1 of his chiang mai trips and it appears to have closed down Such a shame.

first place I stayed when returning to live here after covid. it was spooky, hundreds and hundreds of rooms, there may have been ten occupied. stayed there again a year or so on, it was busier, but still empty. has the biggest swimming pool in town, I was told, and it's huge. sorry to hear it's closed, but not surprised.

For nostalgia I stayed for a night in Dec 2024. It was a pleasant stay for a night and the employees were great. Since KSK closed in 2022 the entire area has been a dead zone. KSK closed in 2022.

The mall was founded by a Police Lieutenant. I think the hotel fell into the banks hands and they put it up for sale. This place was the main place to be in the 90s. Some great stories online. Cheers mate.

Agree 100%. Chiang Mai has already changed rapidly in the last 25 years. A Casino will not only have locals getting hooked on gambling, it would bring in all the wrong types from all over the world.
Good video I hope they do turn it into condo's it would make a great place to live. They keep pushing for casinos down south, and that will be a sad day for everyone when gambling is legalised in Thailand it only improves the lives of those who own them, nobody else.
Gday mate , my wife worked at that mall about 23 years ago.. in a restaurant.. she reckons back then, it was the place to hang out.. I opened my bank account 8 years ago in there too.. was looking a bit tired the last few years although it was really handy for us as we have a place in santitham.. sad to see it close but, that's business I suppose.. I think you might be right in your assessment of its future.. the location is ripe for residential development.. we will see.. anyway, all the best, cheers.

That's so sad to see. In the 90's KSK was really cool and new and exciting. Chiangmai was so magical back then. The Night Bazaar was also hip and happening. I suppose it's not anymore? But I'm sure someone will take over KSK and the hotel soon coz the location's excellent.

I been up an down Loikroh Rd a few times an never really noticed it to be honest but I was pretty pissed up to be fair. Still a shame to see that though. Chiang Mai? down south is a lot worse than Chiang Mai at the minute. Chiang Mai not been too bad, not been in the top 20 yet when I've looked. It's not great, but I'd be over the moon if it stayed like it is now all through burning. All that will change soon though, as you well know mate.
Casinos are usually glitzy and the renovation would be way expensive - it would have to be a tear down, I would think... and it is way big for a casino ... 'you gotta know when to food em'
I went there once for a book-signing by one of my favorite expat authors--and friend--Christopher G. Moore and it was a wonderful place at the time. Likewise, I used to go to the mall all the times but THOSE days are definitely Ancient History now, more's the pity...
its a pretty big place ,the overhead from just keeping the lights on the place cool and cleaned will be astronomical and it might not earn anything untill the mall and the hotel is filled back up i agree the converting the hotel into economy rooms for rent per month might work untill it time to tear it all down and maibe convert the mall intoo workshops to atleast make some money out of it they likely they will tear it down the cheap place that was nearby where you mentioned those digital nomads where staying might had been the main source of income for the mall wow that IS cheap to live there .......that would come to about 200/250 euro in rent and utillities per month compared to 1000 i pay here in the netherlands (ex health insurance , and roadtax/insurance for my car)....... wonder if there willing to rent me a furnished apartment during my holliday as its cheaper than one week rent at a hotel ..... starting to wonder if there still making a profit or starting to get hungry too / about to close , all those places closing down around the mall are not a good sighn

Chiang mai was a different city 20 years ago. More grit. More authentic northern Thailand. Much of that has gone away now sadly.
I think most big cities are similar though right. Sign of the times.

When these hotels and malls close they are usually left to rot. Recently drove by The President Hotel which was looking a bit scary.

wow that IS cheap to live there .......that would come to about 200/250 euro in rent and utillities per month compared to 1000 i pay here in the netherlands (ex health insurance , and roadtax/insurance for my car)....... wonder if there willing to rent me a furnished apartment during my holliday as its cheaper than one week rent at a hotel ..... starting to wonder if there still making a profit or starting to get hungry too / about to close , all those places closing down around the mall are not a good sighn
Yes, it's a massive place, it looks old aswell. I think it will eventually be torn down for new condos. Yes, Huay Kaew Residence is still really cheap place to live. Alot of things closed in the area, shame. Thanks

Stayed there one month ago and left my luggage there we’l I went up pai.. beautiful hotel inside but wanted money spent on it.. cladding coming off the walls by the lifts and free to just land on the floor by reception.. I’m back up there in a few days and wondered why I couldn’t book a room.. now I know after seeing your video.. thx
