  • We purchased a $1.3MM self storage facility today. 31,400 square feet of storage in western PA.
    Owner was not accepting online payments, wasn't using software and was working way too hard! Time for him to ride off into the (Florida) sunset!

    Congrats, I just closed yesterday on a a similar property. My forth one, it’s 20,050 sq ft with 4 acres, plus 35 Rv spaces. It’s got climate and non climate, county taxes, very low rates, two bedroom apt onsite, 95% full. Gonna tech it out.

      As a noobie researching this kind of thing currently, what does teching out entail? Like, automation/security?

      @@vgman94 yes, such as new key pad, security cameras, possible call center, over the phone move in and payments and signing up for insurance through email. It’s a great business.

    Damn your prices are so low. In my area a parking spot starts at $115 a month. Small little storage room starts at $500 a month. Really wanna get into this stuff when I can

    Dude your killing it! What your doing is my dream, unfortunately these deals are out of reach for the small guy here in Canada. I've been trying to get into this business here and the big guys have all the facilities, Multi million dollar facilities seem to be the only ones here.

      @@darwandoo $110 a sq. Ft to build a fully automated system. Approximately 40,000 sq ft. There are 6 month waiting list here for storage. There are several government agencies including the BDC that will fund almost the entire project if you're able to find land and put together a good business plan

    Great bro. Two questions if I may:
    1. Will you run this remotely also. If so, what will become of the reception office?
    2. When you upgrade it and maximise income potential, how do you do this if you run it remotely? This would surely mean you can’t put in a showroom to sell boxes and tape etc

    Nice property. Nice video with with hills and snow. Except for the drab office, the rest of it looks pretty good, much nicer than West Mifflin property. Indoor units look interesting...How much do they rent for? Must be kind of hot inside on a hot day however.

    What did the "operational cost" percentage end up being? Often see many declare storage facilities are around 30%. If that's accurate the Cap rate on this investment is near 9%.

    Hi Nick, your initial startup for delivery/pick-up for college students sounds like a startup I’m currently doing, we will be renting units from landlords and charging our customers to store their items, target market being people who want to store smaller items but not pay “full whack” for a storage locker, we get a profit for when we fill each unit with separate customers items so it’s almost like a sublease, Is this the same model you used when you started out?

      I just bought a second house in New York a few months ago, so within a couple hours of that one! Everything is mostly remote managed though
