Congrats! My vacation rental is in Mérida. I am finding so many of my friends with international homes are wanting to do house swaps. Can't wait for that. I have to keep working for a few more years, so like you, I am renting my house out until I can be in the Yucatan full time!

FYI, beaches in Mexico are public even in a gated community, anyone can walk in the beach, that is in the Mexican Constitution, a street vendor can go to any beach in Mexico.
Not really, they need a permit and the permit holder is always a syndicate , they work for the syndicate.
@@arturoag6609 You are wrong. I have family working in the government and SAT is going after these people that don't live in Mexico and make a profit without paying taxes. You will see that happen very soon

I've been looking at property there and how the heck did they get that place for $480k? Even a 3 bed condo is listed for like $600k+!!
FYI, Article 27 of the Mexican Constitution paragraphs 4, 5 and 6 states the following:
4- La modificación al Artículo 27 repercutiría favorablemente en los ingresos tributarios de los municipios, ya que al tener los extranjeros la propiedad de las tierras para uso habitacional, las autoridades podrán recaudar el impuesto predial.
5- La adquisición de tierras en las fronteras y en las playas se condicionará especialmente a que el uso de las tierras sea destinado para viviendas única y exclusivamente; además de que no tenga un uso comercial, industrial, agrícola, o cualquier otro que implique explotación económica directa o indirecta.
6- El extranjero deberá convenir con la Secretaría de Relaciones Exteriores la compra de la propiedad.
Basically it says that you cannot profit or make money from a house you bought and that you have to inform SRE about the property you are buying, if you fail to do this you could be in trouble and you could lose your investment you just made. You can check article 27 from the Mexican Constitution. Thanks

@@lupitatorres3697 There is multiple ways the easiest being you get your temporary residence and work your way to citizenship. The other way is to open a trust and purchase it using said trust . There are a few other ways but I'm sure you know how to use Google. 😁👍

It's a nice home for $480K. The kitchen seems a little confined with that wide wrap around bar and maybe an island would have been better? How easy is it to get around in the Puerto Aventura area without a vehicle? It would be interesting to know if they paid cash for it or financed it, how much property taxes are, how much the property management company charges, and how much rental income they make after expenses are deducted?
I was waiting for the same information. 3 out of a 10 for the questions asked 🤦🏻♂️🤷🏻♂️

480 K, really even 8 bed 8 bath are not worth that much,the average salary there is about $500 .
Actually it depends on location. There are houses in Puerto Aventuras in the millions. For that community 400-500K is common.
