    Appreciate Desmond Lee's candid replies and hardwork but I think a lot of homeowners rather have cheap affordable housing and fuck it about house as an growing asset. It's public housing for goodness sake.

      There's 2.5% p.a. kind of savings/investment... And then there's windfall level of "investment" which is basically just elders frontrunning the youth.
      Can't have your cake and eat it too, which is what exactly some folks are relying on for their retirement.

    Very soft interview in my opinion, no hard question is asked. We as Singaporean should never accept housing price to increase 20/25% a year. Even at this current point in time our govt is still playing catch up to ever increase prices, good policies are supposed to be ahead of the price curve and not being reactive until price increase. So much alarm were sounded during 2020-2022 by various experts that more hard policies should be implemented but our minister is really slow to react. I feel the interview let our minister off too easily.
    Also it is a mistake for the minister to say openly that we should not let our housing price crash. Making such statement will just embolden speculators to enter market because they know the govt will support prices in the event if prices have a bad downturn.

      ​@@jj96432many times alot of foreigners kept saying to us that we Singaporean dont know what it is like outside of Singapore. Actually alot of Singaporean is well travelled we also appreciate what our govt did. However in this situation we should hold them accountable for mismanagement. It is only the right thing to do.

    Great questions by Haresh. I like how you gave examples which gave context to the questions you posed to the minister. Could tell you did your research and was well prepared for this podcast. In contrast you seemed much less prepared for your podcast with Sharul, or at least caught off guard by her crass responses. Also, i wish you and Terence had brought up the issues that same-sex couples face in owning a hdb. Would have been interesting to see the minister challenged on his party's position on this, since he seems to espouse inclusivity and diversity in housing estates

    at the rate of demand and prices going up on resale market, i think the idea of reselling back property to government seems more sensible. Given that there are currently alot of speculators in the market and people attempting to strike windfall (driving up market value) from the existing property.
    i think we are slowly deviating from the whole objective of public housing

    I think this is an insightful interview which does provide a lot of details on the thought process on the current changes made within the HDB side.
    However, as the population is ageing, I hope to know more what does the minister think how can the current road map help to like provide a more comfortable and convenient life for the elderly?
    Especially the newer HDB are built like so tall, in the even of emergency how are the elderly going to escape?

    To boost increase in kids, please consider increasing the size of four room flats. The bto is too squeazy.

    Many Singaporean families and seniors citizens who are unemployed and have long-term health conditions can't even rent a rental flat from HDB and are forced to rent high price rental room and suffering heavy financial burdens because HDB keep using policy to block them from renting HDB public rental flats. Instead of helping them, worst all the rental flats are reserved for bto customers and new citizens. HDB should change their policy for rental flats for Singaporean senior and families who have medical long term burdens.

    we don't own our HDB flats, we do not own the leasehold/ strata. HDB owns that. so in effect, we are renting from HDB via a loan because when the lease is up, we return the block to HDB... what happens when the lease is up and most people have used up their CPF to pay for this?

      Don’t be uneducated. You can’t sell something you don’t own. If you wanna sell your flat, you can do it anytime as long as you meet the MOP period.

      @@JordanChewMusic I think you need to educate yourself more. You can sell only during the time you 'own' it .. we don't own the lease nor the strata. HDB owns that. For eg , when one buys a 99year condo , owner owns the strata/ lease . They will be paid back the value of the property. Whereas the value of hdb flats go down after a certain number of years. Banks also don't give loans to new buyers if property is above 40 years old .
      have you asked what happens when the lease ends? The 99 years? Because I have when my MP came to my house during elections . it goes back to HDB.. we will be given some kind priority for the next flat but we still have to pay market rate or whatever hdb chooses to sell it for

      If you had paid your hdb flat in full u actually receive a certificate in ownership.
      Condo 99 years and hdb 99 years no diff.
      When your condo lease hits 99 years you’ll have to give it up as well, the value drops to 0.
      The difference is, for condo there is always enbloc going on by private developers as private land is worth more than hdb and not controlled by hdb.
      But if there isn’t any enbloc, the land will be worth 0 to the owner as well, then the next developer will come along and bid for a fresh 99 year lease.
      Why do you want to be so affected over the 99 year lease? You’re not going to outlive your hdb flat. And even if you have children, they’ll probably go and buy new flats themselves instead of wanting their parents “inheritance of a hdb flat”.
      So back to your statement, when you buy a 99 years lease condo, it’s as good as saying that you’re renting from the developer lor. If I were to agree with your Hdb statement.

    Very insightful video and gives clear picture about good work of Govt. They should publish their views more often. Otherwise we are at mercy of builders researchers and experts only who mislead us for their own interest. Media companies like BT and ST are their mouthpiece as get huge advertising from them apart from charging subscription from us. Correct situation is not to be found unless you watch videos like these

    1. Can't let the market force to determine the prices of resell HDB, State needs to intervene prices
    2. Revert back to valuation methods with certain percentage of COB
    3. Open up 5 rooms and bigger size HDB units for senior above 55 y old to purchase
    But facing challenges as prices have gone sky high!

    I don’t usually say this for PAP ministers but I like this Minister, he’s open to ideas and feedbacks.
    He weighs the pros and cons and explains coherently on the HDB issues. 👍🏼
    However, I must feedback that the newer BTO HDB flats are too cramp for families with young children and please build more larger 5 room flats.

    The escalating HDB resale prices exacerbate the challenges faced by singles, widows, and divorcees in securing housing, intensifying their struggle to find a suitable home. As sqft of pre-fab houses keep getting smaller, singles are less inclined to live in mickey-mouse 2-room flexi BTO flats. HDB should not restrict singles solely to 2-room flexi BTO and HDB should revise the income ceiling of 7k upwards - given a good pool of >35yo do not qualify yet are not rich to afford private.

    HDB flat resale price is within the control of HDB as valuation for the flat is done by HDB valuers.

      1. Valuers r not from HDB. They r pte valuer.
      2. Now is buyer n seller agreed to the price then valuer value the house. So before the buyer n seller agreed to the price n signed the otp (option to purchase), both of them do not know the value of the house.

      U know foreigners can not buy BTO/resale unless PR who can only buy resale? Also even PR needs to be at least 3 years as PR then can buy resales.

    I opine. For the inflated prices I am paying for building and construction products and services, the quality is amazingly low. It is interesting that for the huge amount of investments made in building homes in SG, this sector's productivity and innovation is very much similar to developing countries around us. In fact, I think our neighbours are catching up or are offering better quality and services. Perhaps a demand for quality don't matter when the purpose of property is purely for renting or flipping.

    Public housing needs reform to make housing more affordable, and large chunk of income go to service the mortgages. This will allow married couples to have more children and also creating more entrepreneurs.

    Can a lease be called an asset even if you can transfer it for a profit but will be worthless after the lease runs out? Covid did screw up the market but I still think the BTO prices are way too high and causing the resale market to go up as well. Why do HDB needs to make such exuberance profits when it’s a government agency to provide affordable housing?

      Not a lease as in rental. It's leasehold as in own it within the years stated. The leasee in the purchase contract doesn't mean tenant. The leasee in the purchase contract means owner of leasehold property.
      In a rental contract leasee means tenant.
      Lastly, when we buy HDB we already know it's a leasehold property.

      As for the price of BTO, it is driven by the resales market not the BTO drive the resale market.
      Why is it so. Cause the value for resale not set by the gov but by the sellers aka owners. As to balance the market of BTO n resale, the price of BTO can not be too far from the resale market price. If BTO price n resale price too far apart, no one will want to buy resale n then the resale market will crash.
      U want the BTO price to be cheaper, u have to ask all sellers aka owners to not profit at all and sell at loss.

      This is a 'you can't have your cake and eat it' problem. Getting public house to be affordable and yet be profitable is two market force tearing each other.
      The fortunate one will inheritance assets from previous generations while the poor will have to suck it up and rent or buy terrible location.
      At the end of day, HDB will end up angering both side the profiteering and the first time homeowner.

    Besides external factors that are beyond control, the PAP government are also responsible for various unnecessary increases especially when the economy is not in deficit but actually added reserves. If HDB is making losses year after year and need to increase the price, it need to take a close look how the accounting is done or the CEO should have been fired long ago, HDB close down and let the private sector served this market. HDB is no more building affordable homes for the people but quietly profiting by transferring gains elsewhere and losses to the people.

    This days, the younger generation are worst off than their parents in term of housing. The biggest HDB flat they can get from BTO is a 5 room flat which is about the size of their parent’s 4 room flat. $$ amount increased, flat size getting smaller. Double whammy.

      The leasee in the purchase contract means owner of leasehold property.
      In a rental contract leasee means tenant.

    Rules too complicated thats the word ..and many restrictions for low income ppl to get a flat or upgrade thats what i can say ....and low income need stays with same small unit till retirement for some ...sell unit also cannot support son's flat downpayment sometimes .. and for low income ...how the son going to apply for a flat if now flats are near parents? They cannot get more grants

    While we welcome foreign investment and its people, we must doubly invest in our own Singaporeans and things Singapore! Instead of saying oftentimes Singapore rely only on foreigners, perhaps rephrase to give your own people more opportunities, grooming and opportunities. Relying on outsiders seems to have imbedded in all our minds and we seemed to live by that not knowing how/why/what to rely on ourselves. There are no reasons Singaporeans cannot afford to buy their own house in their own country. But to be able to afford elsewhere...it's a shame. We are a very small country and overpopulated and over government staffing. Whether one dare to challenge and improve on our PAP dragonia policies in Singapore.

    No Land No HDB Housing. No raw materials to build, expensive importation. No Construction Workers locally. Capitalist system does not work. Go to Russia and look at their Housing System. State Owned. Go to the UK, Councils and Housing Association owns public housing. ALL Renting at an affordable rate. House Ownership in SG is a distant dream. Look at Japan. You hv to spend 70% of your income on Rent and amenities in SG is hopeless. Home ownership is now leasehold with HDB Flat. LKY and PAP had a good run politically but forgot SG is a small island with NO LAND.
