- 64.6 Acres for $99,000!
Located in the historic town of Ingot, where in 1862 the old timers mined for silver, copper, & zinc. Has an unheard of ~256 GPM deeded water right for domestic, milling & municipal use at a cost of $836 per year & has about 1/3 mile of Cow Creek frontage just off the hwy. Adjoins 38 acres of BLM land. The old miners transported rock via train cart from the Afterthought Mine then through this property to the old smelter located on the adjoining property that is also for sale. Most of the property is sloped to steep. Seller states that he has been using Donkey Mine Road to drive to the property for the last 7 years uninterrupted & the road has been existing for approx. 45 years. Seller says ALL conditions are in place for a solid prescriptive easement right if the road is ever blocked. Owner may carry with 1/2 down.
Contact me before viewing the property if you decide you want to go in the back way. ATV is best but if you want to 4x4 in make sure it is a good one as the road is rough and overgrown near the end.
Here is the video for the property for sale next door, 103 Acres, a must see!

Good hunting and fishing and gold panning.Stays fairy cool on summer from deciduous trees in area.Access in difficult all backroads.I know this area well ,lived in palo cedro went up there all the time.
But it's in California, them idiots have a season on invasive species like wild hogs 😂
The color of that creek water is questionable, especially near a mine. Is that why it can’t be used for irrigation?
I believe it wasn't set up that way a long time ago since it was deeded as a water right from the past, not recently.
It’s just calcium carbonate which leaches out of the limestone.
I'm in a mining town, & so those little ponds & creeks are still contaminated. Ours is gold mining
So it's either downstream from the mine or smelter location? What's the water quality like?
The mine is an EPA Superfund site.
Yes, downstream from the Afterthought Mine and upstream from the smelter. I do not know what the water quality is. You can contact the EPA or CA Water Resources. I think the smelter is a superfund site as well. Should help out the values especially if they build a bridge to access the property or the like. That would be great! Hopefully, they start spending some money sooner rather than later though.
I also have the 26.5 acres that sits right next to the Afterthought Mine but is upstream from it. It also has a mine/cave on it that I explore in the video.

Hate California all you want but ask yourself where do you get all your fresh produce and vegetables from. I own a trucking company and live in California almost all my life with the exception when I was serving in the Army. I also own residential and commercial properties outside of California like Texas, Florida, Idaho, Arizona and Pennsylvania.
You know the old saying- if you can't say something negative about California, don't say anything at all.
People are ignorant 🤷
@@tracy419 Exploding crime, drugs, homelessness in major cities. Extreme taxes. Net outflow of citizen to other states (why is that?). The state and many cities are running major budget deficits, which by the way will cause more tax increases. The state is authoritarian. It has one of the highest unemployment rates and inflation of all states.
Here is a quote from CA last great governor and arguably one of the best Presidents ever:
"'If fascism ever comes to America, it will come in the name of liberalism'"
CA pushes socialist and racist/sexist ideologies into companies and schools. CA is a fascist state and you wonder why people don't want to move there. You are the ignorant one.
Your blessed. I Iive in Long Beach. I hate it here. I bought trailer, I can’t afford to buy anything so I have to lease, I can’t leave the state because of my electrical License. I just need some fresh air, and want to look at trees instead of my drunk Nieghbor.
My wife won’t go, won’t let me take my son. So I have no choice but to go alone.
So I’m looking for a couple acres somewhere up in northern Cali.
You own Lina’s in California you want to lease?
I won’t allow the communists to chase me outta my home state. I live in Pismo Beach and enjoy the cool coastal weather. Best to buy a fixer to avoid all the permits and school mitigation fees. Also, become familiar with California Code of Regulations Title 24 for all the particulars. For example, prior to any bush clearing it is necessary to certify by a forester $$$$ the property is free of any nesting or other endangered species. Otherwise, the state or federal environmental Nazi’s will bankrupt you and threw you into the gulag.
You guys got a big win against the commies at the coastal commission. Great to hear that the dunes will stay open to vehicles.
The little outbuilding is for drying/storing onions, garlic, and potatoes.
Outbuilding? You mean the small metal container that I asked for comments if you have any ideas what its for?
That was my first thought too, slats on side to slide trays in and out makes it look like a food dehydrator
For someone who has money to burn and unlimited time on their hands. And that noisy street next to it might as well stay in the city.
It is quiet at the back end of the property where there is a flat area to put something like a small shed or the like, plus its right next to the old road you can use to drive into the property the back way. Just waiting for the seller to improve it so it is not so rough from last years rains.
It's perfect .!!.
Now you just need to move the real estate to a real state
LOL No problem.
Came for the land. Staying for Bigfoot.🤣👣
LOL Good Call!! He will be waiting!
I paused the video at 3:25, when you say the property adjoins BLM land... what do you mean? As in the acronym, what does it stand for (I'm sorry for my ignorance I am not from the states)
No worries, it stands for Bureau of Land Management, a government entity.
Preserved land that is for public use & will never be for sale, so you'll never get neighbors on it, but you can go get a cord of wood once a year, and, you can go camp, atv, hike etc on the land. It's like a wild park, but not maintained.
Donkey Mine Rd is horrendous. Please don't ask me to deliver propane if you live on this lot 😂
😂👣
Absolutely awesome property.
I would have to win a major lottery just to live there.
BTW that rusted out hulk looks like an old school smoker for drying out meat and making jerky.
Maybe they did use it for that. Great guess!!!
I was just looking at this spot across from Ingot Auto Dismantlers on Google Earth Streetview and noticed that the car parked on the roadside looks very similar to what I assume is your vehicle in the video. If so, it looks like you were in the driver's seat, just parking, or just about to leave. Weird coincidence/timing!
Wow, that is cool! I had to go check it out.
Unfortunately, that isn't me as my car is black. Great observation though and I did park there when I made part of the video. LOL
I know that place, I drive by it on my way to work! Don’t forget boys and girls that Shasta county requires fire breaks around all that property and will fine u hefty if not done every year and will force a lien on the land also if not done! And also it’s in commufornia!
Never heard of fire breaks required on vacant land unless in some strict gated community or the like. With a house etc. yes for sure. This seller owns 3 total just like this one and has never been told to clear fire breaks all over the land.
you are right about commufornia. I want to get the hell out of here asap
Is this the narratives of local Shasta residents to scare non-local buyers?
@ezrahn Lol, no. 30 ft breaks. Depends where you live, if it's enforced or not. I'm Amador County. After all the fires, it's definitely enforced now in most places.
I'm curious as to whether the property includes all mineral rights?
From 0 to 100 feet down, is does I am told.
So basically, the neighbor property could already have a mine that tunnels into this one, and they get to pull whatever they want from it, because most mines are easy deeper than 100ft, and you don't get any of the $. 😅 Sketchy. I've never even heard of mineral rights stopping at 100 ft. 😂
Mineral rights to the cadmium and mercury in the soil from the old mine?
water right? well at least there is no breathing right to pay for. wtf...
I Riparian Water Right is free but limited and only a right to USE the water, a deeded water right is much more robust and an OWNERSHIP of the water itself if memory serves correct.
@@MountainValleyRealEstate When I buy land I should be able to use anything on that land. I shouldn't have to pay for water separately. I shouldn't have to pay tax to buy property then pay tax every year after it was already purchased. The only thing that should be controlled as far as water and land goes is so that owner does not contaminate it, everything else should be unlimited!
Beautiful - as an ex Californian would love it but with the current political climate in Sacramento and the socialist/Marxist policies of Newsom and the environmental leftist all over the state makes it impossible. Once CA voters oust Newsome and get rid of ALL socialist/Marxist Democrats in Sacramento to sensible policies there might be a chance to revitalize CA.
Is this a mining claim? (seems every time I see cheap nice land, it's a mining claim) If so is it patented? with an unpatented mining claim you don't "own" the land, and can't even claim anyone is a trespasser (unless interfering with actual mining activity)
It is land for sale with deeded water rights. It is affordable because access is by crossing the creek which is by foot, or raft if in the winter. There is a back way in that is rip and ready for a prescriptive easement, but you do need a 4x4 or ATV at this time to go that way. There is also not much flat land to this, 99% upsloping to steep.
@@MountainValleyRealEstate I gotcha but what will i find on a title search? Fee simple or something less? Thank you.
So, there's no easement, & even if there was, people can charge for easements now, so how much would that cost?
where is it on google map
Right across the street from the Ingot Auto Wrecker. Type in Ingot, CA.
so....now for the big question everyone wants to know..... why are these properties so cheap?? tell the truth now
LOL Of course. You have to cross the creek to get to most of the property, that way is your access, off the county Hwy. You can drive in the back way but it is not a deeded right of way. These properties are also mostly steep.
Because they’re in the wilderness and they’re undeveloped and probably hard to get to and off grid but absolutely beautiful and breathtaking
Thank you for the excellent presentation. It would be really helpful if a one lane bridge across the creek was allowed.
Thank you for watching and your comments. Yes, that would be great. There is a road leading into the property from the back way with no bridge required.
Any property that is not in a communist state ?
So milling, you could put a waterwheel on it, and generate electricity, or some of those simple auger style generators
It’s in California so no.
@@justlookingaround Mini Hydros are perfectly legal in CA though depending on the county theres likely permitting involved
Permitting needed just to take a poop on your own property in California
Domestic milling he said, have no clue what that means.
There's reasons as to why it's so cheap.
Yes, the deeded access means you need to cross the creek to get to most of the acreage, or drive in the back way but not deeded. It is also mostly sloped up hill if at the creek. However, it does have a massive deeded water right which is not common and there are ways to get across the creek even when flowing fast as long as you don't plan to drive across it.
I’m sure there are set backs from the river . California is requiring owners to install meters on their own wells so California can tax them accordingly. The only thing I would buy in California would be a plane ticket out .🎉
@@gregmccaslin7400 i'm not surprised but where did you hear this about meters?
The state of comrades will be impossible to deal with.
@@gregmccaslin7400 Amen
it is in fact a waterfall. Size of the fall doesn't dictate the use of the name waterfall.
Thank you! I did not know that.
Why can the water not be used for irrigation?
That is a good question for CA Water Resources. Maybe because it is an old mining area and that kind of right wasn't needed for mining.
Probably toxic, as most old mining properties are.
Love Creek with water running if it in the back of the property
If you go in the back way, then the creek will be at the back of the property so to speak.
People sure jealous of California
Ya, tell me about it. Wow!
California is, land/climate wise, the perfect place in these United States. The people ? … Not So Much!
It's too far from the marketplace n people will complaint about it.
It's only about 15 minutes to the grocery gas / gas station in Bella Vista.
It’s not for those people.
I think it's a Oven.. like a space heater
You could be right. I should try and see if I can get a pizza going in there. That would be sweet.
What can that 256 GPM Deeded water be used for if not irrigation? I don’t imagine California is going to allow me to generate my own power with it? I’m a bit lost on what good water rights for “milling” is.
Milling... Could be for timber use. These are old water rights from when this area was heavy into mining. Domestic seems to be for household use. CA Water Resources is your best bet if you want some exactness with these words.
CA doesn't let you mill your own wood anymore.
You show the nicest pieces of property but for the price and location?
For example this specific property is great but you can't irrigate? It's in a high fire area. Give us some cons so we can be informed. You're talking about enticing us to buy it but the mass exodus is leaving us with little to no money.
I sent this piece to a family member. But we know where this is.
I have subscribed.
Thank you. Glad you know where it is. It does front the highway as I show and this is a con as well as needing to go in the back way so you don't have to cross the creek. Well, that is a plus and a minus at the same time in my opinion.
@MountainValleyRealEstate
So is this part of the real estate don't ask don't tell?
Got a structure that needs insuring, get some quotes
No Irrigation?...
That is what CA Water Recourses said.
A bee box???
Could be but I think it is mining related.
Need water rights for tree plants fruits trees
You could build long, skinny, and on stilts next to the highway.
Willson that was Funny. 😂😂😂
Glad you liked it. LOL
Great place
Is this still available?
Yes, it is available.
Could I get water out of stream little ones
Maybe, but the deeded water right is from the creek. You can ask Water Resources about a riparian water right to remove some water from another body of water on the property but a riparian water right is not as robust as a deeded water right.
Until they take away the waiter rights, will not issue a building permit and you are stuck with unbuildable land. I am getting out of CA as soon as I can. Horrible state.
Thank you.
What city it’s?
Just outside of Redding, CA. It is in Bella Vista, CA. Maybe 20 minutes from Redding.
Has there been any toxic heavy metals leeching out of the mine tailings or out of the mine shaft?
From Afterthought Mine a mile away? Could be, but best to talk to the EPA to know for sure.
Possibly part of the Shelly Fire happening as we speak… Fire country.. so sad.
That fire is 150 miles from this property, not even in the same county. CA is huge!
I would want land that was already burnt,
Would not have to worry about it burning.
@franklinpatterson3693 It's burned this summer in Calaveras County, after already burning twice, since 2015, so good luck with that.
Want!
Come and get? LOL Thank you for your comment!
Can use the water except for irrigation? Must be old mining rights which you can’t do.
It does have mineral rights down to 100 feet, after that you get 50% of them according to the deeds.
who gets the other 50%?
High are foreigner eligible to purchase ?
Anyone can buy land that I know of unless you are not an adult. We go through a title company as well.
Fire pit enclosed
Thank you for the reply, you are probably on to something there.
OK 👍 thanks cool looking
Glad you liked it, it is unique.
Do response
Can i just get 1 acre and water rights
Sorry, no.
@@MountainValleyRealEstate can you find me 1 acr that has water rights?
It is beautiful. However, it is In California... No thanks.
Feeling is mutual, Bubba.
Cool cuz we don't want you here anyways bud
It really sucks the mentally ill leftists have taken over our state politics and ruined it while giving the rest of us a bad name, CA really is one of the most beautiful places in the country with great weather. FWIW this is in far northern CA, which is very conservative and more sanely ran than the rest of the state
California is paradise
@@jedwards1792 geographically and weather wise it is, politically and socially it's hell though
Is there fish in the stream
Yes, I have seen fish in the creek. Thank you for the good question.
Why not irrigation?
Probably because the old miners of the time didn't want to use the water for irrigation/crops. Good question!
Pls add location town, area in your video name to know where its located. CA is a large state
I did in the video. Bella Vista, CA Also known as Ingot, CA.
This is too cheap…Red Flag‼️ And it is California…🙁
Nice..... It is cheap because you can't drive through the creek, must go in the back way and it's mostly all steep.
Anywhere else except California I’ll pass…
Thank you.
As far from the road as feasible.
Good luck selling any property in California
Thank you. Don't worry it happens.
Price
It is $99,000 now. For all my videos, the price is in the property description, in the video thumbnail and I say it in each video.
No fire insurance avaible
Are you sure about that? I heard it is always available from the state/government if there are no companies offering it.
CAN WE BUILD DAM ON REVER?
No, I'm sure you are not allowed to dam up the creek. Great question!
Heck no.
That creek will be diverted to fill Gavin Newsome's pool. 😅😂
😂 Good one!
please try to use a better camera for filming and presentation. Unclear and can't read the writing
Got it, thank you.
Buy a trailer and you are all set.
