Large Acreage For Sale In California - Owner Carry - Surrounded by BLM Land

- One full section of mostly steep land but with several great features including power along the bottom road. First, it is completely surrounded on all 4 sides by 6,700 acres of government land. Second, there are springs and year round French Gulch Creek! Lastly, there is power to at least 2 possible build sites. Both roads running though the property are county roads according to the title company. Cell coverage on the upper road. In 1850 French Gulch was one of California's major gold producers and at least 2 are still active today and located just up the road from the property. Both approximate road frontages are marked with pink tape so you can see where the property starts and stops. The mineral rights are reserved. Contact me if you want one with the mineral rights. Elevation ranges from 1600 feet to 3000 feet at its highest peak. Owner may carry with 20% down.

I have to commend the effort you are putting into these property videos, rarely seen realtors doing so much especially for land.
Bigfoot thanks you, I really appreciate you noticing. I do try my hardest to bring you the land videos the best way I know how and to make it fun and not boring. I am still learning, so maybe they will get even better!
@@MountainValleyRE Dutch viewer here. Looks good and video of such a large acreage could be improved by drone view which clearly shows where the land starts/stops. Also I miss some info for example: 1) can a buyer build houses there or is that not allowed? 2) how far from nearby towns/amenities 3) how is weather in winter?
I saw this on Land&Farm when looking for acres last year . Thanks for showing it in a better light .
My pleasure. Glad you were able to get a better feel for the land.
So much potential for the right buyer! Beautiful sights! Thank you for sharing!
Thank you for the comments, I appreciate it!
Perfect time of year to advertise land for sale while everything is still green. Come back in July when its all brown and the creeks are dry.
and fires, a person would have to a lunatic to even think about trying to build here, surrounded by blm no-less
The springs and creek don't dry up, they didn't last summer.
Ok good point but vice versa people would argue it lacks common sense to advertise a piece of land when it looks at its worst ;)
Gotta agree with all the comments and I live in California :)
I'd still buy it if I had the money
love land in California
Beautiful property...
Yes, especially seeing it in person.
You mentioned mining, was there any mining on the property if so what type of mining.
I don't know of any mining on the property but there could have been as a distinct possibility. In this area it was GOLD they were after. French Gulch, California includes 4,745 nearby mines. Most of these claims are now closed. This is a pretty good resource for mine info in the area. thediggings.com/places/ca0892408262
Nice, but unfortunately in cartel country. This is off hwy 299 that is about a 2 and half hour drive to the Northern California coast, a beautiful area.
I haven't seen anything like that in this area. In fact, according to Google, "Siskiyou County in far northern California has seen more than their fair share of cartel caused chaos spill over from the Emerald Triangle." This property is in Shasta County, not Siskiyou County.
I figured
Yeah Siskiyou co is horrible and you should definitely stay away.
@@zachscott4867 I see what you're doing here.
Are those hills South facing?
Does the buyer get mineral and water rights?
Yes, some are south facing. It appears that the mineral rights were reserved sometime back, so no mineral rights. You should have a riparian water right. Great questions!
Can't believe it California still have this kinds of places. Been living here more than 30+ years.
. Protected on all sides. Close to big Cities in Cali. Cheap taxes. Northern California. 3 hour drive from big whitetail and muleys. Biggest in cal. Monsters 😊😊
Lol did you say cheap taxes and California in the same sentence
California doesn’t have any Whitetails..let alone big Whitetails…big Blacktails, and Jumbo Mule Deer if you can draw an LE tag

So beautiful

I love my state of CA but the politics are insane! Beautiful property to say the least...
Such great land
Trinity county is in what is called the emerald triangle of marijuana growers. Humboldt, Trinity, and Mendocino.
This is in Shasta County for the record.
Unusable land for lots of money. What a deal
According to another poster, the price is too low. It's great that everyone can post their own opinions. Thank you.
LMAO at the comments, I'm guessing none of them have been there. Trinity is about as far from California as you can get in California. It's nice up there.
Really? Just zoom in on any cleared forest land and tell me what you see. They're heavily armed too and don't even hesitate at taking pot shots at law enforcement.
@@vasil12361 LOL, I spend a mile of time up there. That area is not a problem. too close to Weaverville. That's the scenic route to Coffee Creek and the IPA road back over to Shasta.
Likely many of the commentators have or know someone who live nexts to BLM land. NO THANKS! I've had enough of those communists bastards!

It reminds me a lot of the southern part of Calabria in Italy, it seems to be the same type of climate
Well that's pretty cool! Thank you for sharing. I will think of Italy the next time I go out there. Thank you!
are water and mineral rights included?
You should have a normal use of a body of water, (riparian water right)
The mineral rights appear to have been reserved sometime ago, so no mineral rights, which means a mining operation is probably out of the question. I do have a property very close that does have mineral rights and a creek as well if you want to look into mining. *th-cam.com/video/xiJ8p-nUYNs/w-d-xo.html*
Can you build and fire insurance? Can you get it, if so, affordable?
At least 1 single family residence is allowed. The government typically offers fire insurance if no private companies do. I do not know the cost as I don't do any development. Great questions.
Beautiful area too many surprises in California though very pretty though
What is the elevation?
The elevation ranges from 1600 feet to 3000 feet at its highest peak.
the grabboids aee on the lower roads .?right
?
I would build as far from the road as I could. And wild pigs? Fine: when my brother had problems with dogs bothering his animals, he found out pigs don't even leave bones, their stomachs can actually dissolve teeth.
I did not see any trace of pig in this area.
@@MountainValleyRE I thought this was the one where you said pigs had been digging up the acorns around the oak trees
I did say that on another property or two. I appreciate you watching so many! The properties in Ono, CA are where the pigs are as well as parts of Cottonwood, CA Check out my latest video with wild pigs caught on video!

Born and raised in California…unfortunately I have to agree
I'd buy it if I had the money
It's appalling what's happened in the last couple decades or so let alone the last few years but not everywhere is like the cities with most of the problems .
How do I contact you? I would like to put in an offer!

Do you get the mineral rights with the property
No, it appears they were reserved from the deed sometime ago.
@@MountainValleyRE that's definitely a deal-breaker there's is Rich ground on that land
If you want a mining operation I have the 398 acres that has its mineral rights. The average person isn't going to mine though.
Here is the link to that property. th-cam.com/video/xiJ8p-nUYNs/w-d-xo.html
@@MountainValleyRE thank you
ya some thing is wrong . sounds to good to be true usually is
Nothing wrong here.
Prices in very northern CA are much more affordable then other places in CA that most people live. Just check out most of my other videos of affordable land for sale.
Also, keep in mind that as the acreage size of a parcels increases the price per acre goes down. Example, if 5 acres is worth $40,000 that is $5,000 per acre. If you have 600 acres and multiply the same $5,000 per acre you get 3 million dollars. This is also why a developer will buy a large tract of land and split it up into smaller parcels as each one is worth a lot more after the split.
Anywhere but California, sorry that states crazy expensive.
I'd buy it if I had the money.
That's cheap as hell.
@jeffalbillar7625 Property Taxes man, i got property in California. I inherited, and the taxes are an F ing joke. That's where I'm coming from.... ✌️

How else are the Pelosi's et al going to afford adrenocrome and the white lady ?
The sales tax is just 7.25% and the property taxes are 1% of the assessed value per year. Seems reasonable to me.
@@MountainValleyRE sounds great.
You should contact reputable cannabis growers.
There are many who would live to have that land
I can't afford it, but what is the price. edit: 330k$
Yes, $329k with owner carry as an option. I do have cheaper properties with less acreage. Just let me know what you're looking for in a property.
Is that a real spring or leaching from a mine.
A water sample might tell .
Great question!
OnX Hunt shows it as a Spring from their database. There isn't much land above it since you are almost at the very top of the mountain at that point.
Unfortunately, I can't seem to add that photo here but here is a link to it, just zoom in.

Exactly what I dream of but for financial sake, it would best benefit me if it were smaller in size but still surrounded by BLM land. The actual size of the land is not that important as the location and the seclusion along side of water and legal access. Mineral rights was not discussed. Taxes, and lococal amenities for food and medical services would be a plus to know on the front end of the discussion. Retired Vet actively looking for a homestead off grid secluded yet legally accessible with OWC facit to assist front end ownereship then later on the good ole VA might apply. Regarding the smaller sized parcel of ownership surrounded by BLM with legal access has more advantages. Less taxes, same seclusion, Easier buy in price and top end if required would make more sense. Please advise.
After doing some research it appears that this property does not have its mineral rights. Maybe this one would fit you better? It has 91,000 acres of government land adjoining it. th-cam.com/video/9tR5Ug-w9PQ/w-d-xo.html
Not a chance!
Nice rural area. Bad fire history
Move it out of Cali and it might be worth this post.
You should take a look at Louisiana ....stay out of the 5th largest economy in the world....California.
Perfect for mountain goats ! 😂
Yes, who told you? I resemble that remark. lol
If you’re going to show this property and it’s this large, it would be best if you used your vehicle or an ATV or something and show the whole property as best as possible. This is a little bit waste of time.
There are 2 roads running through it and I traversed both. There are no drivable ATV trails running through the property other then the 2 roads I walked along, or I would have to show you the most I can.
As much as I love the beauty of Nor Cal, the sad reality is that you’re still inside insane California politics.
And politically insane.
Where isn't it ???

How can Black Lives Matter afford to own this?
They have millions

No insurance available for any building, so it would have to remain building free.
bingo, this is land property, that's about all it will ever be
You would want to check out the FAIR Plan. The FAIR Plan is available to California residents and businesses in urban and rural areas who cannot obtain insurance through a regular insurance company.
All worthless land. Owner is tired of paying taxes on it
Probably, but if I had the money to burn it would be a great place to build a cabin. Stock that creek with some big rainbows and have a private fishing stream. There's probably gold in that stream too...

Probably for the old miners of the past. French Gulch area was heavily sought after for gold, bigtime. I have an a adjoining property that has its mineral rights and some named mines if you want to try and start an operation, if allowed these days. I will update the property description, thank you.
