Yes, property appreciation is typically part of a REIT (Real Estate Investment Trust) return. A REIT's total return generally comes from two sources:
1. Dividend Income: REITs are required to distribute at least 90% of their taxable income to shareholders as dividends. This forms a substantial part of the return for investors.
2. Capital Appreciation: As the properties owned by the REIT increase in value over time, the share price of the REIT can also rise, contributing to capital gains. This property appreciation adds to the overall return when investors sell their REIT shares at a higher price than they purchased.
In summary, both dividend income and property appreciation contribute to the overall return of a REIT.
