- More and more homeowners associations in Colorado's mountain communities are rewriting their policies to ban the use of gas grills by residents as more insurance companies say they won't insure HOAs that allow them.
Ban HOA’s not barbecues.
They said gas grills not BBQ's.

I live in an HOA controlled neighborhood and am just fine with compliance under the rules. Agree with know before you buy, than claim ignorance and fight the contract signed with the HOA a person moves/buys property in. We have a third party property management co that issues violations. They drive around and check compliance. Compliance is a gaussian curve with a few troubled properties. For those, we have letters, fines, lawyers and civil court.

In this case it's not the HOA though, it's the stupid insurance companies.
This will be HOA's to start, individual homes and rentals will be next. It will be like owning a trampoline or a swimming pool you will have to take out an extra or supplemental policy. Don't blame the insurance companies for things stupid people do with their open flame equipment. I know a coworker almost burnt down her apartment complex with her grill. As was, her renters insurance did not cover and she had to out of pocket several thousand dollars to replace a bunch of vinyl siding.

I bought a new house in a cul de sac only on the condition there would be no HOA. A year later someone wanted to start one up and a few of the neighbors threated a huge lawsuit. Still no HOA here 13 years running.

I've belonged to four HOAs in my life. No real problem with them.
Maybe I like them because I don't want to rent, I've had problems with landlords that didn't want to fix things.
I don't want to come home from work and shovel snow or mow the lawn, or clean something up.
Problem with HOA, no. Rented a place and my neighbors had a transmission on the lawn, old tires, junker cars, washers, dryers.
Don't move into an HOA if you don't like rules.
Insurance companies insure risk, yet they want there to be no risk in what they insure. They are out of control.
They COULD require a safe distance from the structure.
But nope! they want a high quality asset while the customer gets bent over.
And then refuse to pay claims.
They do expect you to mitigate your risk.

Insurance companies do insure risk - they're not in business to lose money so they're not going to insure a risk for less than it's going to cost to cover the claims of that risk. They're not banning gas grills - they're just charging what it costs to insure that risk. HOAs are still free to allow gas grills if they want to pay the 10-30x higher premiums to cover the claims caused by allowing them. This is literally the free market capitalist brand of freedom at work.

Colorado was once a great place. Now its California, and sadly it will end up the same.
Don't blame Californians or Nevadans or Floridians. No one from those states tolerates the schizophrenic weather and over expensive real estate with a barren frozen wasteland most of the year and mountain towns only for the rich and well to do. To the point Vail and other resorts need special housing for workers in those places as otherwise they wouldn't afford living there. Most Colorado natives I know live in Florida or SoCal after realizing they can unload their housing to unsuspecting newcomers and get a place on the coast and live in tropical or mediterranean paradise.

Camp fires that weren't properly extinguished, electrical lines blown down in the wind, electric fences, hot tailpipe exhaust or contact with the catalytic converter from a vehicle driving thru high, dry vegetation, arson ( which acounts for more forest fires than any other manmade cause), lightning, and maybe one other cause are how virtually all forest fires start.

Notice they did not mention charcol grills. They are more dangerous than gas. They have a super high flame when first lit, and they stay hot after use way longer than a gas grill. A friend pushed his charcoal grill against the house after a few hours, was still hot enough to melt the vinyl siding. After an hour of switching off my gas gtill its cool to the touch. Something not right here. So many wanting to take our freedoms away.

Insurance companies say that there have been 6000 fires and 35,000,000 dollars in damages. That is a tiny sum compared to the amount of money collected by those insurance companies for those same homes.
If they had 6,000 grill fires in one year that isn't a big payment to the people as it's less than $6,000 for each one.

Mostly I just think it's ridiculous we pay for insurance and they ban anything that could possibly cost them money. It's kinda the whole point. And if this is in steamboat, those homes landscapes are lush and perfectly manicured. It's as mitigated for fire as it gets. But maybe that's not where they're talking about.

I was under the impression that the Marshall fire was started from downed power lines, not a grill. it was so windy, you wouldn't have been out side grilling that day anyway. Even during the fire bams in the forests, gas stoves and grills are ok because it is considered contained. this is a joke....

Correct. Any type of attached housing, 2 or more units. And unfortunately it's affecting associations everywhere, not just CO. The National Fire Prevention Association sent a recommendation and insurance carriers will no longer provide coverage for associations that permit gas grills.
It costs the insurance companies 10s of millions but the narrative is that they lose "billions". Typical.

If you have the ability take out a loan big enough to satisfy your insurance requirements invest it make the payment off the return use the principle investment as your insurance policy. No insurance company needed.

Farmers insurance is Zurich Insurance. Their revenue was 59 Billion in 2020. And from that 59 Billion, they had to pay out 32 Million for grill damage. That's about .05% of their revenue nation-wide, not just CO. Grill or not, they are still going to raise your rates and nit pick when it comes to claims.

The insurance company has no business telling people they can't grill so they can save a few bucks on the rare chance you have a mistake with your grill. The only place I see a real argument here is when the grill is on the balcony of a multi-story building.

When the influx of California logic they fled bleeds into CO. There are some area's that ban gas grills due to fire code and safety for FF. (exploding gas tanks in condo fires, but all the newer buildings in last 20 years have sprinklers that limit fire spread so that code may be out of date.). Common sense apparently lacking would indicate that gas is a lot safer than wood pellet or charcoal. They may have had to pay out claims; which is their job as an insurance co. They failed to mention insurance CO have been reporting records profits will all these rate hikes....

The Marshall Fire wasn’t caused by a gas grill. Might as well ban electricity and gas heat. Those might cause a fire as well.
If they keep this up they won't have anyone to insure anymore, something will either have to moderate or break. Even the most dangerous place should be insurable for the right price. I also doubt the gov't will step in or do so effectively, but maybe eventually. It is my opinion they need to go at it from the other direction, figure out how to fix or rebuild things cheaper, and everyone knows medical expenses are completely out of touch with reality.
