Frequently new clients from the northeast will come down looking for a second or third home and have heard great things about the Boca Delray area but are not sure which town is best for them.
The two cities are side by side with Delray Beach sitting above Boca Raton which is the southernmost city in Palm Beach County.
There are areas in each that feel like the other one but the downtown areas are distinctly different as are the personalities of the local residents.
People often ask is Boca Raton or Delray Beach a better place to live?

I lived in Boca Raton for 2 years, moved to Delray Beach, and bought a home, and I like Delray Beach, but I prefer living back in Boca Raton.
You are so right! I used to live in Boca Raton, but now I live in Delray Beach. I must say I love them both and they are adjacent to each other (very close proximity), which is a big plus for me.
I am so close to Boca Raton, it takes less than five minutes to drive across the city line. I love shopping and dining in Boca Raton, and I love hanging out in Downtown Delray Beach. Moreover, we have awesome law enforcement officers too!

I think if you prefer a “strip” like we like up here in the north east, you would prefer DelRay. If you just wanna walk and pick a random spot to either dine, have a drink or coffee DelRay seems more perfect for that.
If you want nightlife DelRay is it for you as Boca doesn’t seem to have much of a nightlife with regards to clubs and lounges etc
Schools also matter. West Boca and West DelRay both offer great schools but central and East differ. Boca has great schools across the board where DelRay not so much
BTW I am a NYer and I met Chris down there. Great person and fun guy. A lot of this information I have gathered is from him answering question, specially about schools, but also being there and driving around both
Both amazing cities. I want to be near BOTH! So living in one vs the other is IDEAL!
I think I may have the perfect solution a nice Central Boca home zoned for great schools and a townhouse in Pineapple Grove right off Atlantic Ave and a short walk to beach : )

Couple questions we need to know :
Living near coast or ANY other waterways- what are the consequences when there's hurricanes? Bug issues? Gator issues?
Does living near beach mean higher insurance?
Great questions. Where do you live now ? Living closer to the beach definitely translates into more expensive insurance costs. Storm surge and flooding are much bigger issues for those living on or close to the ocean. Hurricanes are always a issue but we are very prepared for them. Florida is a tropical paradise and its got plenty of bugs. Mosquitos are my least favorite but i've become acclimated to them. Gators aren't really an issue unless you mess with them.
Thanks for the video. Our family will be visiting Boca in 2 weeks from Cali. We are thinking of possibly making a move there if we like the area. How can we see some communities and homes once we are there?

So there is not much content unless you are retired and love to shop. Was hoping for more about , crime , traffic, health care, air quality, taxes, average home costs,....
Maybe someone can help suggest other videos that contain more important issues and less about alligators.

Me too. My brother is in the processing of moving now his building a home and just rent office space for three location for his business so after he settle in and will make my move but it depends on market conditions in both areas

Ct wanting to move to peak Beach county 2 ofc is gated communities under 500 k 3 bed in case company not to far from beach villas or 2 together for a friend's to live next to us any suggestions..
Palm beach county 2 of us
Lived in both for over 35 years. Current and permanent address is in now 3k miles caddy corner away.
Boca is better. Delray is fun. They are less than minutes away so it doesn't matter 😎🔥
Bottom line: Stay East or get out and check out the waters in and around Seattle WA. No HOA or other posh BS.

However I need move from Boca Raton and trying to choose the best option for my family ! Please give me some advice for properties until $400k limit that can attend my family ! Tks

Moved to the ocean in Delay Beach ~ not an apartment.
Then moved to Mt Dora… nope
Back to Delray next to the Colony Beach Club…. Back to the ocean with private beach

Delray only 15 minutes from boca as much as I love Delray wouldn’t want to live near the noise and crowds of Atlantic ave full time

Delray or las olas?
@gp3343 great question, they are similar in some respects but very different. I'd pick Delray over Las Olas everytime.

@gp3343 I used to live and work in Fort Lauderdale and frequented Las Olas often. It's a nice place to visit but given I live much further away now Delray is much closer. Additionally the vibe in Delray is much more laid back and i'd argue safer. The last time I visited Las Olas I almost got mugged at a gas station and broke up an argument which was quickly escalating into a fight, as I drove away I thought this is probably the last time I come here.
