    You absolutely do NOT have to apologize for having someone clean your house. You don't have to explain/apologize for that any more than you'd need to explain/apologize for having someone come mow your lawn. This is your and your family's life and you get to do what works for you.

    Expenses for well and septic can add up including septic cleanings, water testing. Also, how old is the septic tank. New septic tanks can range between $20,000 to $30,000.

      Thanks for the comment Jody. Our septic is original so 2006. We have had it cleaned twice and it normally costs around $400. We have had to replace septic drain fields several times in property management over the years and that used to cost about $2500 but now it's closer to $3500 depending on the size of the house. In 15+ years of property management and thousands of homes, I have never had a septic tank need to be replaced, so I unfortunately don't know the cost on that off the top of my head. From others, I understand that a brand new installation of a septic tank and field is around $10k depending on size of home. But, that is also nothing that I have personally done. Hope this helps. :)

    I'm trying to prepare to move up to Ocala. I will be living with my sister initially, but then will hopefully be moving to a place of my own. I've visited my sister in Ocala numerous times and I really love the area ... especially compared to where I presently live, which is in Dania Beach, just south of Ft. Lauderdale. It is SO crowded here, so expensive ... and I just can't do it anymore. I'm hoping to eventually get a small place with a nice little yard. I prefer the older homes and have seen plenty of cute ones there. I will be tuning into your channel for more information and inspiration!

    Could you please share how much you pay for home/flood insurance? I was listening for that and noticed that others asked the same question without a response. Could you at least give us a ballpark on how much we can expect to pay for insurance?

      Insurance is tricky because there are so many factors. Flood insurance adds about $800 to our policy annually. But we aren’t in a flood zone. That does not mean that it is what you will pay, because insurance has so many factors that it is incredibly individualized per family, area, house and coverage.

    Homeower’s insurance for those that own homes or condos is the one thing that is pretty high in Ocala and elsewhere in Florida.
    And while Ocala, being inland, does not get hurricane storm surge (typically the worst aspect) we get wind (somewhat diminished) and rain - depending on how close the hurricane comes.
    But that DOES NOT mean that insurance is cheap because insurance companies look at all customers - at least those statewide - as paying into a giant pool of funds from which these companies are terrified of exhausting or draining should a Big One hit a populated coast like Miami-WPB or Tampa-South again.
    That is compounded by high rebuilding costs due to Covid-impacted material and economic resurgence labor costs.
    Our insurance was cancelled due to hurricane risk despite NEVER having filed a hurricane claim! And cancelled again due to roof age.
    I hear companies are now using drones to inspect roofs and property too.
    Companies pull entirely out of Florida over this (and CA for risk too) and keep raising rates. Residents are selling and moving to cheaper places like Tennessee and NC. Climate migration.
    Ocala DID get a big hit on electricity rates when natural gas doubled in price overnight - according to their bulk power rates. I don’t know if it’s comparable to other areas now though.

      @@hangdogit This was an awesome comment and very well written. I really appreciate it and I’m sure everyone liked getting a different perspective. I agree with most of this ;) Any of the bigger insurance companies that are opting out of offering coverage in Florida is opening an opportunity to lesser known companies that people may not have even priced before. Sling being a good example of this.
      We own an investment property in Citrus County and a few in Marion County and the insurance is more expensive in Citrus only because it is in a County with gulf access.
      City of Ocala electric definitely is one of the more expensive in the state and really always has been. But I’ve not seen as substantial of a price increase to the majority of Marion County via Clay electric SECO energy or Duke Energy.
      This video is a few years old and I have updated it to this year.

    The best thing I did was leave this city its nothing to do boring , I live in Hallandale Beach which is next Miami and Hollywood Beach, and Fort Lauderdale, the night life is amazing and its always some were to go and enjoy yourself.

    I loved your honesty and good information on the aproxímate cost of living in Ocala. My husband and I retired, but Ocala is a possibility for us to consider spending the rest of our lives. Still a Lot of thinking to do though. Thanks for the info!

    I totally disagree with her, I live in the City of Ocala in Devonshire, and my home is 3,900 square feet of living space, it’s equipped with 2 Trane ( a 5 ton, and 3 1/2 ton) 19.5 ceer rating 4 zones A/C units, with 2 variable speed air handlers . I’m also running 2 refrigerators, One chest freezer, and one wine cooler, and a variable speed pool pump running 6 hours in the winter and 8 hours in the summer. I also run 18 LED flood exterior lights on a timer ⏱ 8 hours at night. My total Ocala city bill ranges $275-$375 which includes garbage pick up, water and sewage , and my Fiber optic internet (500 MB’s download speeds and 500 MB’s uploads speed).. I also have a well for Irragation only .
    I have (3) natural gas tankless water heaters, a NG stove, a 100,000 BTU pool and Spa natural gas heater, (7) 12x4 solar panels to also heat up the pool. My home was built in 2007 my natural gas bill is $35 a month.

      You are absolutely right. Thank you so much for sharing that info! I really appreciate it! Comparisons are always helpful. There are some neighborhoods within City of Ocala that have newer homes that are much more energy efficient. Having a tankless water heater, zoned a/c units, double paned windows, natural gas via Teco as opposed to relying on electric and additional insulation in attic spaces, solar panels (love those) will all help with keeping down utility bills. This even applies to older homes. That being said, this video was not really targeted to people that can afford Devonshire. I just checked and there is only one house currently for sale in there and it is $725,000! I was more talking to my kind of people. LOL I'm more of a $200,000-$250,000 house kind of person. But my husband and I chose to invest in real estate differently (not better, just differently as your house has probably appreciated immensely the last few years). Every penny we scrape together we throw towards our rental homes. I don't want to be too bold, but I would love to tour your home even if it's not for sale, just to show what amazing homes there are available within City of Ocala limits.       I have to make a correction. City of Ocala offers fiber optic internet , I pay $60 for 925mbs Download, and 900 mbs uploads. I stream TV I canceled my DirectV

      Hi, I am Ingrid Navarro with Great Expectations Realty. Our cost of living went up as well as the other parts of the country, but we still accessible. Home Insurance went up from 800 to 1800 for a house 1800 square f. and food went up ,too. Other than that just the increase all Americans have suffer with this inflation. Of course, housing had a huge increment in pricing. But that affected all USA.

    Thank you for all the great information. We are planning a move to Ocala. Our daughter is a UF pharmacy student. 1 years left and then we move. Just been living very fugal in a house we are flipping. We sold our big house when our daughter graduated high school and went off to college. It’s a 7 year program to complete pharmacy. So we are just making sure she is off to a great career and then we will buy a home we want in an area we choose. We like Ocala because we have traveled to Florida about 2/3 times each year for many years. I even live in Florida years ago, Neptune beach. Sure appreciate all this information.     I live in the midwest.. I have never had an electric bill more than $65.00. Average is about $35.00 per month. Natural gas average $50.00. Water, sewer, and trash $80.00. And yes, I'm frugal.

      Let me continue to you to get a condo in a gated area your association fee should take care of almost every thing out side we have a swimming pool the gardeners come in and clean mowing trimming the hedges blowing the leaves. I love it here so please look around before you invest electric the highest is 127.00 the lowest is 93.00 i have a small dog a cat I never let her out 3 parakeets and a 5 gal fish tank these things keep busy, think about it good .luck

    Hi. Thanks for all the info. One of the big concerns we have about moving to FL is what we would pay for house insurance ( ie:hurricane insurance/ Flood insurance/Sinkhole insurance,etc) Especially after the recent hurricane. I see that a couple other people left comments earlier asking you what you pay for home insurance but you didn't reply. Could you answer that question please? I think that would be really helpful to people relocating to FL because its one of the bigger concerns and the extra insurance is something we don't have to deal with in here inthe Midwest. thanks!

    I liked your video your honesty and humor and good information on the approximate cost of living in Ocala. My husband is a tight money saver as well. We are looking at the possibility of moving to Ocala or Kissimmee Florida with our 7 kids for the rest of our lives. We are from New York City and want a change for our children’s future. We need more information about Ocala like what types of jobs are there how are the schools. Your information helped us know about the living cost and we want to move within 1/2 a year to 1 year. I think you said your husband and you help people see houses.

      In Ocala for a brand new construction home, concrete block 1400-1600 sq ft of living space, on a quarter acre lot, without hoa fees, 3 bedroom, 2 bathrooms, 2 car garage and of course a one year builder warranty with additional warranties on roof and hvac it is running about $239k-$249k . How much is a similar home in Washington and Oregon?

      Most of the houses within the city limits of Ocala has access to TECO PEOPLES GAS. I believe all or most of on top of the world has it as well. Aside from that it is hit or miss. But I can request a map of the gas lines as I was just getting the electric companies service areas as well. It would really help people to know where is which company. Thanks for the question!

      We pay $80 per visit for housecleaning. Cellphone is unlimited everything on Verizon for $50 per line, but we get a $10 per line discount for autopay, so $40 + tax per line.

    Hi there! I didn't catch any mention of gas/propane? How much do you pay for gas? Do homes outside of Ocala city limits use natural gas or propane? We live in the mountains here in California and are on propane, and the prices are ridiculous!!! (Like I paid $750 this past month for propane..:0) and omg I would love it if my highest electric bill came out to $222!! The same month with the crazy propane bill I paid $380 in electricity....yes not even joking. florida is looking real nice to me and my wallet right about now.. :(...would you mind doing a more recent video about this with all the inflation and everything that's gone on I and I'm sure others would love to know how much it changed things for Ocala area. Thanks so much for your videos! They are so informative and helpful (and entertaining) for those of us in search of the promised (not so expensive) land lol

      There are homes here with gas from "Teco Peoples Gas Company" primarily in some of the 55+ communities and within the city limits of Ocala. I am just outside of Ocala by about 5-10 minute drive. I do not have gas, everything we have is on electric. I know some people prefer to have a 'pig' which is just a propane gas tank and they refill it and use it for their cooking. It's a preference, but I prefer my glass top stove.

      No, for this size house in this neighborhood that is just for the monthly house payment. If you were to buy a home right now in this neighborhood with usda loan and no down payment, your monthly payment including property taxes and home insurance and mortgage and pmi would be about $1400 monthly. You can definitely find less expensive homes, and be right at about $1100 but I am using our own finances as the example.

      3 total. My husband's 2000 Dodge Intrepid (I have begged him to sell but he is waiting for it to die officially), my son's nissan which he uses to get to and from college and my 2015 Honda CRV (which truthfully is shared as a family car). We don't buy new cars, and we would never have flashy nonsense. We just aren't those kind of people. We prefer well maintained reliable cars. We prefer to invest in real estate. They make new cars all the time, but they aren't making any more land. Hope that helps. :)

If you are living outside of the city limits of Ocala you would be able to do a USDA load (rural development) which is very simple to do for most mortgage lenders and banks around here. There is $0 down payment required if you decide to do that. You will need to have your closing costs ready which are about 5% of the purchase price of the home.       No, you cannot biuy a home with a credit score in the 500's. First you have to pull your credit reports to find out why it's so low. Late pays, maxed out on credit cards, bankrupcy, chargeoffs. Until we know the full picture, then you can get advice how to increase your credit score to qualify for mortgage.
