Can cause toxic fumes to the point of people having to move out and get their entire house torn apart and redone. Watch the special on CBC. Again I’m sure majority of the time it’s totally fine but it’s something you have to be careful about when doing. Need to hire the right person for the job with tons of experience and knowledge

I work for a solar energy and efficiency company. Definitely go with a radiant barrier in the attic. It has to set no less than 2 inches off of the rafters to be a true radiant barrier to allow for heat to reflect back out. It's usually a 2 sided layer if aluminium. Keeps attic temp within 5-10 degrees of outside temp.
Also make sure fiberglass insulation is sitting at about an R-60 (20 inches worth). Homebuilders cut cost by putting the minimum usually at r-30 (12inches) this will prevent hear from seeping in home. No need for spray doing this. Also use a solar attic fan. Proactively expels heat 24/7 and removes mold and mildew build up over time. You guys will need 2 for the size of the home for sure.
Houses in Europe are way more money and our houses are built a lot more sturdy than the average American house but the only bad thing is that we have no A/C and our houses are WAY SMALLER.
There are a lot of good things about spray foam but if you are worried about the chemical mixture going wrong. I would suggest Rockwool insulation because it is flame retardant, soundproofing, and antimicrobial against mold and mildew. For your windows it looked like the flashing was there in the front but that flashing should pretty much be continuous to the inside of the house. Overtime all windows leak...

Samsung Stuff DE that’s how those crazy ‘mericans build stuff. We (UK) mostly build like you guys with brick and block but it’s moving more towards timber with render/cladding because a) it can be cheaper and b) you can bang a whole load more insulation in a 7” stud wall than you can in a cavity between a brick and block wall. A brick wall has an R value of 0.44+1.56 for 100mm of insulation + 1.9 for the block = 3.9 Spray foam is 3.7-6.5 per inch. Over a 7” timber wall that’s a minimum of R being 25.9 excluding any render, cladding and OSB. Crazy different
I just like seeing people excited about their new house. TBH, I don't care much about the house itself, but I love seeing people just light up when they get to talk about it. They get so proud. I know I loved when someone asked about my first (and only) house.

This was a great update. I'm actually really happy you showed the electrical part of the house because I'm a 2nd-year electrician apprentice and I've been working on a 10,000sqft house that has Control4 switches. And I wish I could show you a picture of the panel room because we have 9 lighting panels and about 300 total wires ran to the basement and each wire is assigned to a specific panel. But it looks like you guys are doing line voltage for your switches so I was wondering if you guys are doing Lutron or Control4 (line voltage)? Either way very cool house!

Cant help you with the chemical question about spray foam. But as for its thermal protection. I did 3 tours to Iraq. The first tour we had to stay in tents in Kuwait middle of summer. It was boiling hot in them. But it was far worse outside so you just had to lay on your cot stewing in your own juices lol. I think by my 2nd tour all of the tents had plywood floors and the tents themselves were incased in spray foam. The difference was incredible. Completely livable inside them and they hand A/C ducts installed. The A/C wasn't super strong but it didn't need to be because the foam did its job. Of course the tents are ruined once you foam them. They become permanently incased and now need to be demolished if needed. But foam does work really well.
The best thing to do if you want to maximize your efficiency to your home as-is, the best thing to do is a 'BLOW DOOR TEST' for the house, basically, they pressurize it, and blow foam in and it will go in any holes and seal the house. That way you don't waste any of the cold air you made. Despite what people tell you, homes should not leak. You want to have full control over what air goes in and out for maximum efficiency. Also, I like home videos, they are fun.

Even surveillance and security systems - complete with a direct connection to the phone line for automatic communication to emergency services. This is where it's all connected and routed to the button controls.

Hey ! In Europe, you can get spray "foam" that's made by recycled papers. I don't know if you can get that in the US ? But there is no chemical used.
