Generally speaking, it's a good time to sell if you're in a hot area and purchasing in a less hot one, or if you're downsizing and just want to pocket the cash from your unneeded space, but this is always true no matter the economy.

yep... she sounds like kinda a minimalist at this point in her life... sell the house and get a studio/one bedroom condo in a decent area (but not rich like a realtor wants her to buy) .. pay off the debt and then sell the car (and get one that's in her ball park and a bicycle) and then put into her retirement like crazy by simply not buying junk and luxury... and she can still retire early easily... and.it'll be a lot better at reducing her stress and improve her health and get some real enjoyment from life instead of "worrying about the house"...

I know the lady still has some progress to make and probably has made some mistakes, especially with the benefits of hindsight, but I really admire her.
She got married young and had a 25 year marriage that didn't work out, it happens. Then she she got very ill, it happens. She's earning really well and is facing up to reality, looking to make some difficult decisions.
I feel like selling her house in unnecessary, she has good income and with a few years, will get there. Plus, she may well be able to arrange payment plans to help cashflow further, or improve her income further.
Cashing in the 401K was a mistake, but I recognise why she made the decision at the time. I think she needs to try and look at this objectively and not to essentially get it behind her and move on as fast as possible, which whilst probably mentally appealing, will just mean a less optimal outcome in the future.

While I wait for a housing bubble to bust and attempt to avoid inflation, I recently sold a couple of residences in the Tampa area for a respectable profit, and I'm thinking about investing the money in stocks. But is now a wise moment to buy stocks? I understand it's a madhouse right now, therefore I'd love to hear how folks are consistently making significant six-figure profits.

I know most DIY investors like me would argue that advisors aren't necessary, but come to think of it, they're better trained and equipped at this, so I’m cool with it.

Sure, but now you've got roommates again. She's well into her 40s. By the numbers, she can find $1K in breathing room by selling the house and buying a much less expensive condo. I'd probably take the cash to buy a cheaper house/condo first and foremost, then put the extra (and there could be $50K extra) towards the consumer debt, highest interest to lowest interest. Her priorities are wiping out the rest of the debts and rebuilding her 401K. Otherwise she'll be having a tough time affording rice & beans when she's retired. I'd love to see a more detailed breakdown.

In a divorce sometimes the breadwinner is given the choice between taking all the debt or paying alimony. She obviously chose the debt and continued making poor choices with money. She probably spins stories about the ex husband being awful, but the reality is she began to despise him once she started making more money and wanting to live above her means. @@Shortballa11 Only twice in my 65 years have I ever heard a woman speak of a man’s money. And I was horrified both times that they thought, let alone uttered, it. Because it’s twisted thinking. Fortunately, it’s rare. Pretty sure if you’ve ever heard it, that the woman was referring to a potential SO being intellectually competent, not lazy, and not living in his mother’s basement. What men will never understand is that most of us women actually have little interest in how much they make as long as they can support themselves and their lifestyle without government or other’s help. We’re not impressed one bit in their cars, power toys, memberships, pecs, and not even other ‘gifts’ by their measures. To the contrary, for many of us women, men’s preoccupations (aka narcissism) over these things is a major turn off. What we love and will love forever is an intellectual peer who can hold a conversation, balance a checkbook, occasionally fix what breaks, has a can-do attitude, and continues to strive in his education, career, and life. Plus the all important chemistry. A builder and creator, not a taker. I think men whom are rejected on a regular basis or wind up being divorced often attribute their woes to a shallowness in the woman. Because it’s too painful for them to believe they’ve fallen short or have done something fatal to their relationships. Disclaimer: my educational was in mathematics and technology, and my career was spent in national technologies, so maybe I just hung with great people.

Over the decades, we’ve had countless spontaneous discussions on all matters, and not once have another’s financial status or possessions been mentioned, let alone as a gateway test to a relationship. TH-cam isn’t real. Just because someone makes a video doesn’t mean it’s representative of anything but themself. Find comfort in that.
