    If I were to be 22 again, I will not invest in a property. I will take some time to explore several things such as my career options, alternative investments, also live life a little bit. Then after having sufficient insurance coverage and 6 months of emergency fund, only I will suggest to get committed to a property.
    Then a lesson I learnt during my early days would be to always audit our own thoughts and belief system. The usual contributor to our belief is always our surrounding and the information we consume. So do always think as a 3rd person, run a self check on the concepts we believe in.

    Try saving 2.5k a month and only spend on what’s remaining for the next one year and don’t touch that pot no matter what happens as if your monthly instalment kicked in. That is one way to gauge if you are comfortable with the amount of monthly commitment and most importantly the lifestyle that you can live within. Once you pull the trigger, rain or shine that amount will go to the bank and you no longer have the option to opt out of it in a short span of time

    Agreed. OP is 22 years old, still got long time to grow income and grow the savings before even stepping into property investment. Visited the showroom, everything looks good but the density is quite high.

    Agree a lot with your points here. As a fresh grad, liquidity and flexibility are crucial, and the stock market (index funds especially) is a great way to slowly build wealth and learn about investing without long-term commitments. Once life/career uncertainty decreases, you can match your risk profile with real estate. An optimal portfolio has to encompass multiple asset classes anyway, so I'd always recommend prioritizing stocks (cryptos even) before investing in real estate.

      Malaysia is a capitalist nation. So does the real estate. HDB is a welfare product and heavily subsidized by the government with a BTO regulation and can’t own more than one HDB flat. Singapore economy is designed as such that average Singaporeans have to practically work their whole life just to own a house in Singapore.

      @@tg988 And this is why i decided to leave the country in future. I didn't born to be a house slave. I cant even afford a car as well. Crazy insane price.

    Genuine good advise as usual. Chill. Not buying is better than buying wrong. Properties get auctioned because people rushed into a 30 year commitment without understanding what they’re buying, or their own capability. Watch iherng’s sharing on his first property investment in JB that almost ruined him financially.
