    Especially in multiple offers situations, knowing what is important to the seller such as closing date, possession date and being able to meet their need can be more attractive than a higher offer.

    First time buyer, the current pandemic situation has changed what we are able to qualify for, the money we thought would cover closing costs now has to be added to our down payment. Our only option to go forward is to ask for seller concession. Thank you for this video, it makes me feel better knowing seller contribution it’s a super rare thing to ask for.

    Great information! My fiancé and I are currently looking for a home. We've found one we love and are nervous there may be multiple offers. But hopefully with asking our agent to reach out to them with the questions you've provided, they are will to accept a seller concession. Thank you for explaining!!!

    This has helped a lot. My wife and I are n the middle of purchasing and our agent stated she never dealt with seller concession in all her years of being an agent. We have lost out on 4 homes because of this. What can a buyer do on their own outside of letting go of our agent?

      Have your agent find out what the seller wants. If sellers are getting multiple offers, oftentimes ones with seller contribution go to the bottom of the pile. Have you tried new construction? You aren’t bidding against anyone there.

    If I had the option to get seller concessions on anything would it be better for Buying down rate, lowering the Listing price, or Covering Closing costs?

      Hi, Peter, a lot of variables in there, like if you have closing costs covered already, how long you’ll be in the house and what rate you’re at now. If you have a lender, ask them to run the numbers on why that would look like to lower your rate vs lower price etc. It will be pretty clear when they show you the numbers.

    I am selling a house by owner. I wonder how should I go about negotiating buyer realtor commission fee? Should I mention it first when he/she contacts me or should I wait after the buyer tours the house?

      Be upfront and open minded about the structure of the commission as soon as you can. He or she will be doing many things in the background to help
      Facilitate the sale.

    Hi Alisia, I have a question, I'm selling my rental income property, the house just when on the market for $160k I immediately got offers less than a week. My realtor called me to explain each offer. First offer is asking $2500 credit toward closing cost but buying my house at $157500 / 2nd offer is offering me to buy the house $165000 buyer is asking $5000 credit. My realtor is still young in the job and told me basically. the 2nd offer is better they will buy at $165k but really selling it to them at $160k, the $5k goes to them and do what ever they want with it. I paused. is this right, basically what the buyer wants is to finance it at $165 and my bottom line is $160k they keep the rest. Please explain this to me. Thanks

      Hi, I’ll speak generally. Just like in the example in the video, if an offer is $165,000 with 5,000 seller contribution, the net offer would be $165k and the buyer is financing that amount so, financing that seller contribution.

    The title search for the buyer is being done by the seller's lawfirn where she works as a paralegal. In that case, is it too crazy to ask the seller to pay all buyers closing cost?

      Great question. It’s so specific it’s really hard to say because every state is different and every deal is different. I would ask “how much value does a title search bring to the other party?” How much are closing costs and is covering them typical for where you are, and the community the house is in.     just selling our first home. We are under contract and the inspection turned up some things that were unforseen. Like fixing a french door and all the framing under because of water damage. It turns out to be a $6000 fix. We are 30 days from the closing. Is it reasonable to offer that concession or more reasonable to do the fix ourselves in the middle of winter?

      Congrats for being under contract! Without knowing the state you are in or any details, as long as it’s not a lender required repair, either of those scenarios seem reasonable. It just depends what the buyer and you prefer. As long as both parties agree. I’m sure your agent will find out what the buyer is requesting/prefers and you can go from there.

    I just accepted an offer on my home, paying some of the buyers closing. Now my realtor thinks it might not assess for as much as we thought. Why wouldn't it be better to drop the price of the house instead. I already signed today to close, maybe a bad move. can I change the deal tomorrow?

    New agent. what language do you use in your contingency in your contract? Would you simply write "Seller to provide $10,000 contribution to buyer"? if not how would write the request. I'm also assuming that the agreed upon concession would only be reflected in the Buyers Closing Documents after the contract is signed. Correct?

      Hi, in Maryland, we have an addend that addresses closing costs. We simply fill in the amount. Look to see if you have one.

      Hard to say not knowing what you’re dealing with, but in general if it’s not negotiated up front, there would be something to happen that would cause a request for a seller credit. Like, a repair was needed. It would not be something that all the sudden someone decides they want a credit just because.

      Depends on the listing agreement, but commonly the commission is paid on the gross sales price.
