    Yes that’s everywhere but new here in Duval ( lifer) the few times someone has walked up to me and wanted me to by there jewelry was foreigners ! Don’t forget to say we have low laying areas for flooding , and not nice neighborhoods in more areas !

    North side is cool just don’t go to Dunn ave or Lem turner road that the worse. Orange park has mad traffic

    Reminder of Hurricane season just be aware of the flood zones. Other than that just mind your business and don't go to block parties certain parks to avoid being innocent by stander. I lived there 5 yrs straight and made it out the trenches. Northside is warzone 💥

    Please keep in mind the new builders are a lot on marsh lands and it's not good at all. We were quiet in the suburbs. You had buffer with the trees. It kept us safe from the storms and the heat and pollution. The pollution is getting worse fast. So if you have asthma or severe allergies this isn't good. Talk to people who have been here their whole lives like my mom and myself. We lived here when it was cowford, it goes back a few hundred years. I would love for this realtor to reach out to me.
    Please have a mold check when you consider buying here. It's getting worse. We are number 2 out of the states and high up in the cities list for the state. But living on the water is not good anymore. Same with the ocean. Many people won't get insurance for their homes.

      I’m coming near OP. I came in Summer 2021 but went back to my hometown, to be honest it was to avoid losing a car that I left at my parents’ that I have a sentimental attachment to - I had the engine apart and they might have towed it away.
      After dealing with an addiction that I still give in to time to time, I am getting closer to having that vehicle running, getting my license, then I did buy a second vehicle too that’s already running. I could get all of those running and save up some cash then I can make the move, maybe even by the end of January or before.

    Check the Flood and Evacuation Zone maps for the neighborhood you want to move to. I live about a half mile from the St. Johns river but I am not in an evacuation zone so I will probably be safe from flooding from hurricanes

    Oh please! This guy is exaggerating everything. I lived there for 3 yrs and never had a problem. If you don't associate yourself with garbage then your won't have those issues.

      Hey bro, the video is for sure exaggerated, lived in jax most my life, my most favorite place on earth. Maybe because it’s home but I just can’t seem to find how this guy got the ideas he has, I don’t believe he lives there, he doesn’t act like it and if he does he lives in Arlington or downtown area. Not great areas, every city has their bad areas. Jacksonville is amazing.

    I moved to the big city to get away from the crowd (south Florida). I LOVE DUVAL! Been here 9 years - ya learn where to go and not to go. Big city living comes with it's pluses and minuses, but JAX in general has all that you could want (except snow!). Great video. :)

    Thanks for sharing we will be a retired couple in about 4 years and were considering a part-time snowbird condo/ townhouse community in Florida to get away from the cold North East Coast winters and for tax purposes. Since it will not be our primary home l thought Orlando would be a good choice for part-time rental but someone mentioned Jacksonville because of the cheaper real estate, NFL sports and the ability to join a beach club. I know nothing about Jacksonville we have never visited and your videos have been helpful. Wishing you success in the New Year.

    I was there for like 3 weeks Summer 2021 (been itching like mad to go back ever since, getting close now!) and I had two scam experiences. One was a Facebook job and the contractor never paid me (he was painting for a homeowner and I was his helper), the other was a risk I didn’t wanna take - at the Olive Garden near Blanding and Collins there was a group of guys and one asked me to use my phone. There’s a good risk especially in 2021 that that was a theft attempt. Glad I didn’t go “well I better be kind and let them steal it anyways” Not sure what God would want me to do there but I know the possession is of nothing.

    Look up the disputes over melcon farm. That's where they are building and shouldn't be. But i hope we get good people. This builder is crooked. I think you also need to look into building codes. They haven't updated them here. They're still using wood. We get mold bad.

    Cedar oil drizzled around anywhere you think snakes are, will keep them out...even sprayed over grass edges and wood chippings...tell ya wife ..😆

    Jacksonville fl driving sucks they like tailgating watch out. Town center is we’re to be. 103rd on west side and Jackson height s is the hood plus
    Arlington also.

    Jacksonville has also taken a direct hit in the late 60s. Look into what made those houses stay good. Cinder block houses work best

    The snakes aren't as bad. South FL is worse. We are closer to GA wildlife where we still have trees

      Depends on what you are willing to spend
      My area is great. The wilderness on marbon rd is nice and relax. We aren't a rough area. But I'm in the suburbs. South Duval close to st. Augustine

      Fleming island is very nice and safe plus Publix and everything u need is very close and Fleming high and thunderbolt elementary are very nice schools and a middle school will be built soon. There’s also a Baptist clay that has just been built

      Yes, you need to be here. Florida is not a receptacle state. You need to take the real estate courses and they used to have listings of places where you can get your classes on the Florida Department of Business and Professional Regulation. Also some real estate offices can also guide you if you have a particular office you would like to work with. Hope this helps. good luck. ~Shell

      Please don't over build my home town. We already have a jerk who managed to squeeze a neighborhood in between two that don't have the space. Now we have lost the nature and the tree buffers. The guy even cut out the 20ft buffer he promised. And it's part wetland. Jacksonville does have sink holes too. Trees protect us from the hurricanes by the way
