The cynic in me would say this video could have been 2 minutes tops :). I am joking and not in a perfect pnw passive aggressive way. It’s just when you are dealing with numbers given the avgerage price it does not take much to know whether you can or should. The lender will tell you.
Snark aside you make some really good and fair points. The main one for me in the Seattle market is long behind us are the days of waiting things out. If we are talking the very very expensive homes then sure. Everything else has a buyer already lined up so to speak. They just do not know it yet.
I feel so so fortunate that I was able to live in Seattle full time before things went bananas. There was such a great vibe and all that. It still has that but it is vanishing a bit like many urban areas. Living their part time really hits me hard when I am in town. That said it is still one of the most unique places in the world. Discovery Park always blows my mind that it is set in an urban city. Just crazy.
Anyways enjoy your content and have a great 2025.

Thanks as always for the comment :) It is an interesting perspective to be living here part time. I love talking with out-of-towners who are just awe-struck by Seattle. They say the air smells better here. People are just enchanted. I was raised in the PNW so I know I'm a little spoiled.

@ I lived in seattle ft from 98-2015 then went down the coast. Have alot of clients back east so spend time there and so on. You are correct I think overall about the air. You just do not have the industry here that you have in other parts of the country.

Have you guys done a video about Ballard? I love the Salmon Bay park area in Ballard and hope to buy a house there. 🥰

Yes! We did do a Ballard neighborhood tour, but I just pulled it up and it's 5 years old now. We are overdue to make a new one! www.ahomeinseattle.com/neighborhood-tours

It's funny that you consider a 1.25 million dollar townhouse to be a solution to Seattle's housing crisis lol. Interesting video though, although I'm in the UK I do love Seattle and have visited multiple times. And as someone who bought a house back in 2013 and has never sold or moved, I couldn't even imagine trying to buy a house nowadays. Ours has literally doubled in price and I wouldn't be able to afford it now. Madness.

I do think density and townhouses in general are part of an answer. There will always be fancy houses amongst the more affordable choices of course. I can only show on the internet what Im able to get permission to show.
