    Can you explain what cutting out the top tread on the stairs does? Also - unrelated question - how do I know if a flat roof on a townhome will leak sooner than later? What can I do/ask to avoid leaks 😬

      It’s just a nice detail I appreciated. Instead of running the flooring up to edge of the stairs, they cut a recess in the flooring and put in a more solid, thicker stair tread. All roofs leak eventually, but the flat roof membranes are pretty resistant and I think were originally used in commercial applications. Just make sure the seams are taped well and there isn’t anything metal touching or rubbing on them.

    I don't get it.. a lower than expected price, and a big special assessment paid by the seller sounds like the perfect time to buy. HOAs can have a big expense that wasn't properly budgeted but more often it's an unforseen disaster... like a broken sewer pipe, or water damage due to a burst pipe, or a major system like AC that fails early. Most of those issues are random, don't really reflect on the HOA management or building if they haven't happened repeatedly.

      not a bad point! I just don't see a whole lot of unforeseen disaster special assessments. So many of them are a result of not accounting for a roof project or new windows, or repiping the whole building. I'd say something like 50% of the HOAs I look at are technically "underfunded".

    so I’m really enjoying your content. I went and looked at your website and somebody that’s done marketing for a really long time. You make a really good point my biggest thing I always tell clients is that if nothing else the best thing about hiring somebody especially obviously something that’s competent is that it’s a great place to knock ideas around because a lot of times people come up with great ideas but if you kind of work together, that’s where the real good stuff comes. collaboration is so important and I’m always in my experience of doing branding and marketing and graphic and web design for almost 25 years i’ve noticed that the ones that really don’t work very well is when you put all of it on that person and they just kind of weirdly guess that does not work but people try to do that. You’ve gotta involve the client so anyways your stuff looks great and continued success.

    The content of this video deviates from what the title suggests. It could have been a little more concise. I don't really understand what the objective of this video was. For example, they infused a lot of extra clips (that kept repeating) throughout the video about their air bnb rental/investment property, clips on cutting open boxes (?), with a lot of clips going back to gushing over their child. I get it, a little extra content can add interesting context but this just became a long and puzzling review. Maybe the video was meant for family and friends?

    Kenmore, Just a quick question, as I know little to nothing about zoning laws etc - why didn't the government just buy the land off them like they would under Eminent Domain - like they would for a new road.? Isn't that basically what the government doing? Over here in Sequim I've recently become aware of a Land Trust Organization that is essentially buying 'Easements" on the farms in the area (for heafly sums of money) to help ensure that land remains undeveloped. It is my understanding that the current owner retains ownership of the land and can sell it whenever they want but only the farm as a WHOLE and it must remain farmland in perpetuity . Perhaps, with the Trailer Parks they need to consider doing something like this? The 'Development Credits' would only work for owners that owned other property in a desirable area OR if they could resell them to a developer. Interesting topics today. Thanks

      Good question! to the best of my knowledge, eminent domain is only used for infrastructure projects, like a road or utilities. A city wouldn't ever buy property and then manage rentals, it's just too much overhead and man power for them.

      Both are great! Shoreline is cheaper and more midcentury single family homes, but far fewer options for food and entertainment. Ballard has a lot to do, but takes longer to get to the rest of the city.

    Hello! Random question for you: a lot of people around here (cough, my coworkers) scoff at new build townhomes because they are so sterile/modern and all look the same etc. I find this snobby as that's all a lot of us can afford if we want to live in Seattle...! Especially if we don't have funds, time, or skills to reno They also say that they are more likely to have issues a few years down the road. Is this blown out of proportion? I know it depends on the builder, but even if materials are cheaper, hasn't code only gotten more stringent?

      I disagree with this sentiment. Some people think they are sterile, but I like to think that they are built as a blank canvas and that puts more responsibility on the resident to add character and quirkiness. It definitely depends on the builder, but I think most of the new builds are designed with really great waterproofing and energy efficiency in mind and you just have to pay attention that first year to get the warranty to cover any mistakes. New townhouses are the most budget friendly housing around.

    Having been faced with many things you are facing now, I think you made the right decision on the plaster and lathe vs sheet rock. Although the plaster is nice, as you point out, I find that it is usually much better to just rip out the plaster in the kitchen, bathroom(s) and laundry room. Some remodelers will leave "hidden" or hard-to-get-to pipework (both water supply and DWV), and even knob & tube electric in the walls to save the demo cost, but it far better for the eventual homeowner to get rid of it all on an 80 year old house. It may seem like overkill, but it is a huge benefit long term to install all the modern required separate circuits, and to upgrade to code for outlet spacing. I did not always do that on early houses I renovated and ended up kicking myself. We bought a flip back in 2008, and the flipper did not provide proper electrical circuits. It used to drive me nuts in the beautiful re-finished basement to plug in the vacuum when the million recessed ceiling lights were on, and blow the breaker. When I rewire, I now insist on separating lighting circuits from outlets.

    good luck with those floor tiles; have you considered testing them for asbestos? We had floor tiles in our 100 year old house (in the basement) that we just covered with LVP. If there is no evidence of breaking or chipping and overall they're intact...it's best to leave them or leave it for the professionals.

      Not testing, just assuming they are asbestos. we have a remediation company coming next week, which ended up being pretty reasonable.

    That is a super cute house! I would keep the door from the kitchen to the bedrooms because you really want good flow through rooms. Too much tearing down or adding walls to older houses tends to make rooms feel awkward. However, I'm not an architect and I note that a few comments suggest doing the opposite. I agree with an earlier comment that it might be worth it to hire an architect to bounce ideas off of.

    We also did a lot of DIY with our similar place. We had a chimney in the middle from an old oil boiler. Since it was now on baseboard and will someday be on heat pumps, I had the roofing company dismantle the top of the chimney and block it off. Made the house feel cozier. My dad does asbestos abatement for a living and it occurs to me that removing that siding yourself is a great project for the rainy season, since water is your best friend when working with asbestos

    We have been seeing the ADU + DADU pop up all around my neighborhood. As i understand it, they create the condo association to allow them to sell the units individually as well as the maintenance agreements like you mentioned.

    A house from the 40's would often have "double-coursed" shingles. Two layers of extra long cedar shingles which allowed a much increased "exposure". This install method was popular from the 1920's into the 1950's. Often the asbestos plank siding (or aluminum, steel or vinyl) were applied over the cedar shingles to avoid having to repaint every so many years. In Seattle, with the moisture, it's tough to get long life out of paint. But, the original cedar shingle siding under the asbestos could be in good shape. Cedar will last 100 years with a good install and roof overhangs. Could be much cheaper to salvage than a rip-off and cementitious siding install. The shingle products you showed will look good to many, but will make some of us cringe - if you deviate too far from the original minimalist intent of the mid-century house. Too much embellishment on a mid-century screams I don't know what I'm doing. I'd at least go with the cementitious shingles installed evenly and not with the "cottage look" uneven install, which might look cute on a 1910 house but could be kitschy on a 1940s house. Careful with measuring the windows yourself. You can slap trim and caulk on a bad measurement, but the long term waterproofness of the wall will suffer.

    I would close the wall from the living and dinning. I dislike the middle of my rooms being used as hallways. With 5 people, someone is always walking through my living room and kitchen. I have a galley kitchen that is the main path of travel to the backyard. I’d rather the walking paths be along the sides of the room, but it’s hard in these older homes

    What they don’t want is three more cars per lot with no off street parking, the original off street parking eliminated, making for an unpleasant, overcrowded neighborhood with 5 cars total per lot, all parked in the street, and the units so close you hear your neighbors talking and the toilet flush. (been there, done that, it’s not a pleasant way to live) Don’t expect public transportation to solve any issues because we don’t do that Accessory dwelling units might have seemed like a good idea, but they aren’t if you live there, especially if they keep growing larger than the area of the lot supports

    I just purchased my first home a week before the zoning announcements and it's now in a proposed LR2 zone. I have mixed feelings. On one hand, I'm excited to see our city address a real problem, and I hope it means better public transportation for the neighborhood will follow. On the other hand, the city is telling me that my single-family home really should be something else, and that I shouldn't get too comfortable. With this, I expect that the already desirable neighborhoods will become even more competitive in the future as density increases around them. I also hope we can keep some of the aesthetic of changing neighborhoods alive and maybe split some existing homes into multiple-unit homes rather than just tearing them down and copy/pasting the same new construction. There is a balance to be found between the utilitarian need to create enough homes for everyone and in creating spaces where people want to live. Looking at Vancouver, BC as a potential example of this where there are apartments/condos in neighborhoods that were once single-family homes. And importantly in Vancouver, a very residential downtown.

    Hi we had a similar layout in our house with the kitchen having two entrances, meaning the kids LOVED biking laps around the house 🤣 we have since closed up an entry way. I had the same worries about the kids plus distance to the rooms/sounds etc but u honestly don't regret it at all. The kitchen became a walkway and the kids would yell from one end of the house because you could. Now, there is no yelling and the kids come to find me and there is less traffic. It also means we can fit a walk in pantry in our renovation which is very ideal. Also we are taking a phase by phase approach with our house so we are not pressured with time or money. Just happy to have a roof over our heads that we get to choose what to do with it 😊 we got an architect designer (they're cheaper than architects (I think}), and I would 100% recommend. Having plans that my husband can use has saved sooo much time and many mistakes. All the next and looking forward to seeing your journey 😊

      Sorry another thought - we also use a digital software - forget what it is called - that you can find on the web - floor planner or something. I put our rooms together on to it to work out layouts etc.

      Fix it up and rent for a while. We have a few family members that it will be nice to have for flexibility in the future too.

    You definitely have your work cut out for you, I have remodeled two houses and have a 3rd in the near future. The best part of remodeling a house is the beginning and the end:) Just remember it's a marathon and not a race, it seems to take 3 times as long and cost 2-3 times more then when you start, hopefully it's not the case with you guys..good luck and enjoy.

      Thank you! This is our third project, but BY FAR the biggest. I'm already feeling the 3x cost while getting bids from specialty trades 😬

    My opinion: close off the opening from the kitchen to the bedroom. My reason is that I wouldn’t need/want immediate access to the kitchen from the bedroom, and I’d want the extra workspace in the kitchen. Good luck!
