As a former CA Notary Public, I have to tell you that an acknowledgement by a Notary does not make the document legal. A Notary Acknowledgement is only to show that the signers said they were who they were when they signed the document. This will not prevent someone from typing up a Lease to your property, saying he was the owner of the property, and signing it, along with the Lessee. At least in CA, you are required to provide a valid ID and a thumbprint, which most crooks won’t do. But, I have to reiterate that the Notary attachment does NOT make the document a legal one.
The notary identifies the signers, and can prevent forgery of the property owner's signature. This will simplify authorities' decisions as to whether or not people are legally residing on the premises.

Up here in lovely Portland, apartments are being built with little to no parking because they want everyone to take mass transit. The problem now is that everyone's parking their cars in the neighborhoods, which are getting broken into and stolen... Yikes !
The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people-at least in California, where I currently reside-are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!
It’s getting wild by the day. The prices of homes are quite ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%). Sometimes i wonder if to just invest my spare cash into the stock market and wait for a housing crash or just go ahead to buy a home anyways.

I’m a traditionalist and love sending beautiful Christmas cards. This year I sent out 36 cards to friends and family. This year, I received 3 !!! Wow, I’d say that’s a bit telling.. But I’m still going to send them out because I love doing it. I also didn’t see as many house lights up and no businesses had lights up or any hint of the Christmas Season. And no Christmas music in the stores I shopped. This country is becoming sterile, except for its filth and fraud against the American people.
In their defense people are sad, tired & broke. Hard to be happy and excited and in the spirit with all the terror ,sadness , wars, invasion and money laundering happening. And a derelict President who doesn’t know what day it is. I’ve noticed not many lights out either. Christmas cards are a waste of paper, money and time. Everything is going digital on the phone and computers including communication. You can send an e-Christmas now....faster, less fuss and doesn't waste resources. Unnecessary Christmas lighting wastes electricity. I dislike any and all music in stores. We should be able to shop peacefully without being forced to listen to noise.
I live in an apartment complex in Northeast. Quite a few empty apartments but parking lot overflowing with cars exceeding substantially in number the reserved spaces available. They are parked on hills and in fire lanes within complex. I have a suspicion that those cars belong to squatters who are living in occupied apartments probably doubling and tripling up with relatives because they can't afford apartments of their own. This, of course, is illegal. But management turns a blind eye.
There are freeloaders everywhere. I know a person a few months ago that had a bad experience but plays it smart. Apparently this person rents a place out to a person they trust, and the renter will at times rent out another room, but the rule is no lease and 1st months rent is paid in full. This girl moves in and paid for 2 months up front, but apparently as soon as she moved in, she brought loads of drama with her. After 30 days, this person said screw it and wanted her out, so he handed her the 2nd months rent money back and said leave. She then tried to get all crazy and said she wasn't leaving and demanded to meet the owner and said she is pressing charges for kicking her out. The renter called the owner, and the owner basically went down there with the sheriff and said he wanted her own, and considering there is no contract, she was forced to leave. The owner keeps it this way to protect himself, even the main person he rents to has no binding lease, he can cut ties at anytime, there is no contact.
With 10 grand children we have to save ahead. We have a savings account we put $200 a month in to pay for gifts throughout the year. No credit cards used. We learned from our past mistakes.
Too bad the Las Vegas EBT cards holders just buy lobsters, drugs and gamble only 😂! That society of Las Vegas is just house cards! Plus the foreigners dont spend money that's not gambling 😂!

Because of SIRS and HOA fees and insane increases in property insurance, owners in places like Florida cannot afford to endure any financial losses - none. Money is too tight and any kind of scam could cause financial failure. I find it incredibly sickening how anyone could not only take advantage of someone, but literally destroy their property in the process. What is wrong with people that they are so evil?
I wondered the same thing. A common scam in big cities is for tennants to "sublet" their lease to a third party. Making sub-lease/sublet a sue-able stipulation should be a common clause in any rental agreement.

If your son is buying his first house, then he won’t have renters if it’s a primary home. Otherwise he will buy it as investment property with higher closing costs/ rate.
Several years ago I wanted to rent this lovely home in the countryside. Found the owner. He said no the last person who rented the house pulled the bathtub out all the electrical outlets exedra. I offered to replace the items just take it off the rent. He again said no. Within a week he had his tractor knocking this lovely little home down. I don’t know why someone believes they have a right to destroy someone else’s property.
the same thing happened to an owner here in Vegas, whose townhome was on the market. I was a prospective buyer and when i went to view the home, the owner WARNED us that a tenant destroyed the property. The pictures were the BEFORE....not a single thing looked the same when I showed up. Severe damage. The place would never make it to escrow in that condition. The owner had to take the townhome off the market. Estimated over 100k worth of repairs.
too bad he could not work out a written deal w/you. the more houses that are in decay, the more we lose as a society. Detroit is named as one city with more houses in decay, and being plowed down. UK keeps their homes for hundreds of years!
I am so blessed to have the best couple that lives right down the road, for our landlord, and have become like family to our family! I do not know what we would have done without them but we have always been very professional with our business , as it should be, and we take care of EACHOTHER. Maybe we should bring back debtors' institutions. If you wrack up $40k damages to a domicile and can't pay it back, you should have to remunerate the owner somehow.
All the landlords that weren't paid during the lockdowns should have the rent taken out of the retirement funds of all the government employees as an emergency measure of course so they can learn the lesson of when the government comes in and tells you what to do sometimes you don't have a choice
That law will not work. No one wants to be involved. I had a tenant that was not paying her rent and she was jerking me around. I found out she was going out of town for a long weekend. I hired two of my guys to go into her apartment and move everything out. They were told to keep what they wanted and the rest in dumpsters that were at least half a mile away. I inspected the job, the only way they could have done better is if they had vacuumed the floor.
Hey Dan I agree with you when these companies have to start paying people higher minimum wage there will be more of them going out of business. Hell some of the business owners that I know were telling me this three years ago and it hasn't gotten any better for them.

Here in South Florida the squatters have been doing this for over 20 years. As a property manager, I had to deal with this a number of times. Dade County has a special division that deals ONLY with this situation.
I have a Professional License that I had to go to school for and have to take Continuing Ed and pass Medical Exams and I'm more than pissed that I'm not getting much more than those fast food workers who will now be getting $20 an hour! I had to monitor my house for sale and one day woman and a man decided to try to get in through my open bathroom window because I had just showered, they saw the sale sign and wanted the house so they could provide a good life to their kids and family a home they can be proud of. the guy had droopy big pants and was spitting non stop.
Where I work it is so slow that they are sending people home or removing them from the schedule. Normally the hire more people because its busy. Not most people have 3-5 days off, I know of several people who dont work for the whole week. Who cares if inflation stays the same, if an item costs $1 then interest hits it and it goes do $1.07, then it goes to $1.15, then $1.23, etc. and that is 7% inflation every month, in about 6 months you double.

My friend jus moved in to a one bedroom apartment come to find there had been squatters. Second day she was there she came home to find the squatters. Thankfully they left but it turned out they had taken the stove, refrigerator, and water heater. When she complained the landlord said if they want to replace the appliances they could. She signed a one year lease and is sorta suck.
Another reason with having a monitored security system in you home even if it's vacant. Someone tries to break in or move in as a squatter, the police are there in minutes. Why can't you turn off the alarm we don't have the code? Who's the owner of the home? I don't know? They're arrested on the spot.

Dan I have an older Canon printer I got at Sam's club in the past 5 years. It still works. I used to be able to get the black and color ink cartridge set for about $23. $58.99 now and Sam's doesn't even carry it anymore. It would be cheaper to buy another printer but that isn't good for our planet.
I have a strange situation next door. I was very close to the two elderly people who shared rent on a brick house on corner. The elderly man’s niece was taking money out of his account and using the both elderly people by letting their shiftless drinking brother live in basement ( not on lease). I took them to bank and helped them block niece who had gained access. I also called Adult Protective Service who were to report to police. The couple could not get rid of the shiftless drunk in basement. They became I’ll and the elderly man’s niece (who had been scamming them) loads them up to take home with her. Almost immediately with no time for a new lease to be sign a man with pregnant woman moved in with ragged vehicles blocking fire hydrants, alleyways, etc. I had to report that because I used the alley at times . The drunk is still in basement. I have no clue if the drunk has rented illegally to the couple or if the elderly man’s niece has come up with a different plan to make money by charging the new couple rent but maintaining paying the rent so the actual landlord does not know they pulled a swtcheroo. Lots of desperate measures due to the homeless situation in my city, but this is just really obviously not on the up and up.
Okay, "if" sales are up 3.1%, and inflation is "3.4%" means people bought less this year... whether your thinking 0.3 percent with the official numbers or more like 25% with my I went to the store numbers. Was talking to a friend just yesterday, that $5.97lb is last years $3.97, which is 2021s $2.97 meat sales. That is a 100% increase over 2 years, and would be considered hyperinflation if the media and government were posting legitimate numbers.

No one can afford to buy, interest rates DO NOT STOP SELLS, its more based on house prices. If the house was $50-$100k for a house who cares, but when that same house is now $500k or more no thanks. In the 80s the interest rate was more but houses where affordable to their income level.

It's not legal to live in a dwelling that has no water or electricity release. That's what the state here said that. They cannot rent anything to anyone unless there's power And water . No one can afford the rents. Rents are too high for what people are making. So there's no point in building anything to rent. If the rent's gonna be atrocious, and no one can afford to rent it, so you're building it for nothing.

Thanks Dan, for being a real reporter. My son is looking to buy his first house. I warned him about renters or people living in the house with or without a lease. Owning a house can be risky as the rights of a home owner, are getting less and less.
my daughter allowed lap dogs, but someone not only skipped on rent, but had 2 pit bulls which tore up her place. She could have gotten in trouble if they bit someone. BTW Dan, have a show about landlords responsibility for renters pit bulls. When she finally paid for an app to select good renters, things suddenly changed!

If your son is buying his first house, then he won’t have renters if it’s a primary home. Otherwise he will buy it as investment property with higher closing costs/ rate.
Several years ago I wanted to rent this lovely home in the countryside. Found the owner. He said no the last person who rented the house pulled the bathtub out all the electrical outlets exedra. I offered to replace the items just take it off the rent. He again said no. Within a week he had his tractor knocking this lovely little home down. I don’t know why someone believes they have a right to destroy someone else’s property.
the same thing happened to an owner here in Vegas, whose townhome was on the market. I was a prospective buyer and when i went to view the home, the owner WARNED us that a tenant destroyed the property. The pictures were the BEFORE....not a single thing looked the same when I showed up. Severe damage. The place would never make it to escrow in that condition. The owner had to take the townhome off the market. Estimated over 100k worth of repairs.
too bad he could not work out a written deal w/you. the more houses that are in decay, the more we lose as a society. Detroit is named as one city with more houses in decay, and being plowed down. UK keeps their homes for hundreds of years!

I am so blessed to have the best couple that lives right down the road, for our landlord, and have become like family to our family! I do not know what we would have done without them but we have always been very professional with our business , as it should be, and we take care of EACHOTHER. Maybe we should bring back debtors' institutions. If you wrack up $40k damages to a domicile and can't pay it back, you should have to remunerate the owner somehow.
All the landlords that weren't paid during the lockdowns should have the rent taken out of the retirement funds of all the government employees as an emergency measure of course so they can learn the lesson of when the government comes in and tells you what to do sometimes you don't have a choice

I had a tenant that was not paying her rent and she was jerking me around. I found out she was going out of town for a long weekend.
I hired two of my guys to go into her apartment and move everything out. They were told to keep what they wanted and the rest in dumpsters that were at least half a mile away. I inspected the job, the only way they could have done better is if they had vacuumed the floor.
Hey Dan I agree with you when these companies have to start paying people higher minimum wage there will be more of them going out of business. Hell some of the business owners that I know were telling me this three years ago and it hasn't gotten any better for them.
Dan I for one. Know you don’t make this stuff up.. the topics you talk about..I can relate to fully.. I deliver cars from Dealers to customers.. the issues they talk about are very in touch with what you talk about.. there are a lot of very concerned people out there.. I’m talking the mid west.. these people are hard working people..go to church on Sunday.. work hard during the week..enjoy football..etc. etc.. and trust me they watch the economy more than anybody!!!

Here in South Florida the squatters have been doing this for over 20 years. As a property manager, I had to deal with this a number of times. Dade County has a special division that deals ONLY with this situation.
I have a Professional License that I had to go to school for and have to take Continuing Ed and pass Medical Exams and I'm more than pissed that I'm not getting much more than those fast food workers who will now be getting $20 an hour! I'll tell you MY "Fast Food" days are OVER! Eating at home ALL THE TIME LATELY!
Some of those people went to McDonalds University and got a degree in hamburger flipping.🍔🥤🍟

I dont know how you do it, Dan. learning first hand, terrible things that nice folks are experiencing. Everyday, new stories, feeling sad, and also helpless. Careful evaluation, offering advice, and warning people as your 'life mission' A person needs to be strong to do this, or they wind up so completely overwhelmed, it causes health risks, sleepless nights or a 'Jekyll effect'.

When my marriage failed in 1983 I paid off the debt which was £1000. A lot of money in those days. A decent house cost £15,000. Never had another card thankfully. We get thousands of new laws passed every year - somehow they missed protecting Landlords from squatters - and others - who don't pay rent and destroy the' homes. This nonsense has been going on for decades. We need NEW laws protecting Landlords' Rights.

I had to monitor my house for sale and one day woman and a man decided to try to get in through my open bathroom window because I had just showered, they saw the sale sign and wanted the house so they could provide a good life to their kids and family a home they can be proud of. the guy had droopy big pants and was spitting non stop.

Where I work it is so slow that they are sending people home or removing them from the schedule. Normally the hire more people because its busy. Not most people have 3-5 days off, I know of several people who dont work for the whole week.
Who cares if inflation stays the same, if an item costs $1 then interest hits it and it goes do $1.07, then it goes to $1.15, then $1.23, etc. and that is 7% inflation every month, in about 6 months you double.

My friend jus moved in to a one bedroom apartment come to find there had been squatters. Second day she was there she came home to find the squatters. Thankfully they left but it turned out they had taken the stove, refrigerator, and water heater. When she complained the landlord said if they want to replace the appliances they could. She signed a one year lease and is sorta suck.
CHECK STATE LAWS. IN SOME THEY ARE REQUIRED TO PROVIDE CERTAIN THINGS
Another reason with having a monitored security system in you home even if it's vacant. Someone tries to break in or move in as a squatter, the police are there in minutes. Why can't you turn off the alarm we don't have the code? Who's the owner of the home? I don't know? They're arrested on the spot.

Elder services said that it would be a conflict of interest. Police said oh we can’t do it. It’s not our responsibility. They have the rights you do not..

Dan I have an older Canon printer I got at Sam's club in the past 5 years. It still works. I used to be able to get the black and color ink cartridge set for about $23. $58.99 now and Sam's doesn't even carry it anymore. It would be cheaper to buy another printer but that isn't good for our planet.

I have a strange situation next door. I was very close to the two elderly people who shared rent on a brick house on corner. The elderly man’s niece was taking money out of his account and using the both elderly people by letting their shiftless drinking brother live in basement ( not on lease). I took them to bank and helped them block niece who had gained access. I also called Adult Protective Service who were to report to police. The couple could not get rid of the shiftless drunk in basement. They became I’ll and the elderly man’s niece (who had been scamming them) loads them up to take home with her. Almost immediately with no time for a new lease to be sign a man with pregnant woman moved in with ragged vehicles blocking fire hydrants, alleyways, etc. I had to report that because I used the alley at times . The drunk is still in basement. I have no clue if the drunk has rented illegally to the couple or if the elderly man’s niece has come up with a different plan to make money by charging the new couple rent but maintaining paying the rent so the actual landlord does not know they pulled a swtcheroo. Lots of desperate measures due to the homeless situation in my city, but this is just really obviously not on the up and up.

Okay, "if" sales are up 3.1%, and inflation is "3.4%" means people bought less this year... whether your thinking 0.3 percent with the official numbers or more like 25% with my I went to the store numbers.
Was talking to a friend just yesterday, that $5.97lb is last years $3.97, which is 2021s $2.97 meat sales. That is a 100% increase over 2 years, and would be considered hyperinflation if the media and government were posting legitimate numbers.

No one can afford to buy, interest rates DO NOT STOP SELLS, its more based on house prices. If the house was $50-$100k for a house who cares, but when that same house is now $500k or more no thanks. In the 80s the interest rate was more but houses where affordable to their income level.
My son travels to Detroit for work and it’s coming back. If that’s what the young people can afford they will buy there and rebuild it to the city it used to be.
A landlord I heard about moved in with deadbeat tenants until the rent was payed or tenants left.

Credit your friend, and maybe a better friend than a real friend, keeps asking for a loan, as a revolving door and afraid to say No. In many cases, **it better to pretend your broke** !!

Many years ago (decades ago) I decided to rent out our children's rooms out since all three went out of there own..So I wasn't home and my wife let the 1st person who showed up..6 weeks never seen a red cent.. Ask him to move but refused.So my friend who was a constable (who drove a old unmarked police car)..He said he couldn't really do anything..Well he reluctantly did it..Told him not to say a word just have some papers in his hand.. The idoit moved out that moment. When he came back the next day all his stuff was in the garage..He went to a attorney and was told to get a receipt from me..

The case was in England but the lawyer States here in America that this easily could happen here in the U.S., I would give you a link to the video but TH-cam will not allow that. It's not legal to live in a dwelling that has no water or electricity release. That's what the state here said that. They cannot rent anything to anyone unless there's power And water . No one can afford the rents. Rents are too high for what people are making. So there's no point in building anything to rent. If the rent's gonna be atrocious, and no one can afford to rent it, so you're building it for nothing.
If it happens one time, it's to many.

March 2024 the BTFP (Bank Term Funding Program) ends. This newly created program was for 1 year, where the FED purchased distressed assets such as treasuries, CMBS and some corporate bonds at PAR. This is a loan with interest where the banks need to pay back in March 2024. If Powell doesn’t extend this program I believe we see bank failures. We shall see. 😎
