    Is it worth to invest 65000 E in a flat whose monthly rent average 300 E? Hmm...considering an average occupation of around 80% ( + 22% income tax + property taxes + maintenance costs) an eventual buyer will end up with some 150 E in hand. The average gain would be some 1,5 % per year...better than the interest rate in a bank deposit but with the corresponding problems any land lord may have from various tenants.

      Yes also there is the alternative of buying a property early to rent out and have a tenant pay off your mortgage for you to retire in the property later.
