    In 1998 I had an employer who wanted to swap our pension plan into a 401k. My first question at the meeting was ,what is your Tax incentive to make this change. His response didn’t answer the question, instead he pointed out the potential gain. I rebutted him by requesting the term potential loss or gain. So I was getting a few people on my crew putting me down for asking that question. I said to them anytime my pension is up for grabs I wanna know who guarantees my future. Anyway I simply stated at a later personal meeting with my employer. That if the company made the choice to swap to 401k’s I was leaving for greener pastures. He said he was moving forward with the swap. I said ok I am putting in my 2 week notice today. And I want my pension in a check then. After that the next 2 employers I had over 16 years. Also offered 401’s I never got involved with even when they tired to force me into it with my last employer. 401k’s will be directly effected by Stockmarket failure in the very near future.

    I seem to be asked this more and more as of late.
    No crash is coming right yet.
    1) Interest is still FAR lower than historical average.
    2) Payments in 6-17 is much LESS than in 6-2007.
    3) Ave prices are still below the 2007 highs in most of the country.
    4) Builders have been constructing LESS than whats needed to maintain the market.
    5) Increase of population continues
    6) Lenders due to Dodd-Frank have been VERY strict in giving out loans
    7) Home ownership is close to record LOWS
    8) Inflation has increased prices of building materials
    9) Wages have increased- and labor to build homes
    10) Supply shortages abound almost everywhere in the country
    11) Shortage of skilled labor for construction
    12) Pent up demand from the lack of buying during the last decade
    13) Gen Xers and millennials are beginning to move out of parents homes. This group has the lowest % of home ownership
    14) As the economy continues to strengthen, apartment dwellers are looking to buy
    15) We see an increase of family formation. Young families have a huge home buyer motivation.
    Prices HAVE increased since the crash of 2007-2010. But I sure don't see the next crash is coming any time soon. I do feel some prudence is wise however. If you are in the interior of the country, get a 15 year fixed rate loan. In California you would need a 30 year loan to be able to afford the payments.
    Also PLEASE NOTE: Don't go above your means. Don't get a loan at the maximum you can afford. Keep some reserves so you aren't pushing your finances to the limit.
    Home ownership is expensive and doesn't make any money. But think of it as a savings account. Over time, the loan gets paid down and with proper maintenance the value should increase over time.
    I am a Commercial Realtor in CA and TX and been a real estate investor for 30 years.

      +Randal nice list and tx for the honest disclosure. But you are pretty much talking about Real Estate making it look like there is no asset over-heating. May be not in housing (although I disagree with you in other ways) there is a clear over-heating in the stock market.
      Now markets don't use a formula to decide a point at which they will crash. In an over-heated market when people are speculating recklessly any (un)expected event can become an excuse for selling - and then it becomes a viscous cycle. In fact, from what I see a lot of institutional money is out of the market already. It is the mom and pop retail guys that are still in and will be left holding the bag when it all comes crashing.
      As for your homes theory, yes home values are not high if we go your points. But most new jobs being created are no where near the kind you would see in a healthy economy. All the part-time jobs and waiter jobs are not good enough to buy a home even at the median price. Home prices would have fallen further if not for all the Chinese money propping it up in all the major cities. Would that explain why prices are still recovering in areas outside of the metros? Oh btw all that money in China is the net result of the Fed printing press - which the too big to fail banks pumped into the emerging markets, instead of lending it state side.
      To conclude we are in a asset minus RE bubble. I cannot time it, but it has to come down. Stock prices have no correlation to earnings. How long will this last? And when it all comes down and more people lose jobs, you better count on the Chinese to prop up the hosing market.

    I'd love to hear more on what precise steps to take after a currency collapse. If currency is worthless, how do you buy real estate with silver or gold? If hyperinflation hits, what do you use to buy back into the markets when they are bottomed out. What are the specific, practical steps to take in order to not just survive a financial crisis, but actually profit on the recovery. I'm interested in financial techniqes, not 'prepper survival techniques' of food storage and ammo...

    Hello Rich Dad company. Just wanted to let you know that you have changed my mindset forover at only the age of 16. 1 year ago when I was 15 i started reading rich dad poor dad and it completely changed my mindset about money. So far i've read all of robert's books plus some of his advisors books including; Tax free wealth, Andy Tanner's book about stock investing for cashflow, and also Garret's book about asset protection. I've watched all of the seminars and all of the youtube videoes not to mention I've played the cashflow game at least 100-150 times. Without you I would probably have gone on to become and E or S but now I know for sure that i'm going to be in the B and I quadrant. Plus who wanna pay taxes anyway?

    Enjoying your shows. Wish i would have learned about money 20 years ago.
    My question is with the crash coming many are trying to preserve and protect what they have. But will this also open chances for those that are currently poor to get ahead as everyone will be in panic except those that are use to being poor.

    Just finished reading Rich Dad's Guide to Investing; also read a stack of your other books. Well, needless to say, I feel that I have wasted 10 years of my education, I went all the way to PhD. 5 years of my young career is looking pretty miserable path right now.

    Don't lesson to predictors! Just make your decision by your own! Robert was predicting the market collapse in 2016 since 2008 but, it not only didn't happen but rose over 25%

    We are pretty much a cashless society how ever I think that cryptocurrency or digital currency is going to be the new way of payment and currency with that said I also think it's an easier way for governments to track and take more money from the small guy. Possibly we will have a global crypto currency that will be backed by gold but this is just speculation on my end. I do how ever wish I would have gotten into bitcoin in the very beginning when my friend told me too and I liked it but procrastinated getting into it.

      I know what you mean Daniel me and my husband want to buy rental houses as well but with prices on property and taxes being way too high, also the fact most average people nowaday's are making minimum wage makes it impossible to invest in property. I believe waiting til after crash happens will be better. Trust me I am ready to get started now but I don't want to be in a major set of investments when everything is about to crash. No exactly how you feel.

      I appreciate your advice but you said you bought housed in 2004, 2006, 2007, 2008, and 2012. This is 2017 prices on property today are just too outrageous. I and my husband like most people are only making minimum wage thanks to all the freeloaders wanting free stuff, this is why prices on property and taxes are way too high. I wouldn't be confidant making only minimum wage borrowing a huge amount of money I wouldn't be sure we could pay that back unless we both got 1 or 2 extra jobs but we would never have time to fool with our investments working several jobs. The reason we'll be waiting after everything crashes is we don't want to get into property and all of the sudden everything crashes down hard we both have a child and can't afford to live in our car because of buying at the wrong time. Trust me we really are eager to get started. But when you live in a state like Louisiana where their is too much welfare and you pay outragious taxes for owning a business makes it very difficult to get started. When the crash happens we are getting started where don't have to worry about a crash coming because it already happened.

      Well, if you invest in agriculture, mining & education, God will definitely be with you mate !
      Small Wallet : buy fresh food from local farmers only, save money in silver only no cash & collect practical books.
      Big Wallet : buy farmlands in different regions, exploit third world mines & build private schools in the country side.

      Many "third world" countries are called like that BECAUSE westerners didn't exploit their skills long enough.
      Regions free from european influence are without infrastructure, transportation, building materials or Tools.
      They build mud houses, when infected they die & if they desire something, they become pirates to steal it...

    it's easy to say another crash is coming which is obvious as recessions historically happen every 7-10 years on average. What nobody seems to tell us is how we can avoid being hit hard

    This is Great info but how does the average joe with $10000 go buy gold and silver? Which companies are the Best? Can I walk in a bank and say I want 5000 worth of silver bars and 5000 worth of gold bars?

      I had the same reservations too. Bought from a reputable dealer online. Started with only 185$ first purchase, and now at $9,400 so far. 1/2 generic no name silver bars, 1/2 in govt silver coins; lately only 1/10 oz small gold coins.

      Go to a bullion dealer if you want the best prices. Go to dealers if anonymity is more important.

    OPINIONS REQEUSTED FROM EVERYONE: In relation to buying Gold/Silver as a hedge against the coming economic collapse/hyperinflation .....
    (1) if one has a stash of physical Gold/Silver: when the time comes for a reset/ new currency conversion, where would one typically go to do this? your average bank does not convert Gold/Silver into currency do they? (2) If one has a mortgage/loan of say $200,000, can this be LEGALLY/FORCIBLY converted into a new currency .... OR ..... if say Gold went to $50,000 an oz could you in theory insist you pay off your loan off by converting say 4 Krugerrands? Many thanks

      yes silver is a store of wealth and yes you can profit from it but thats not why you buy both metals you buy to save for the long term just like gold its been used as money and a store of wealth in some cases longer then gold thats over 5000 years when some one is talking about gold they are talking about silver its like left and right, up or down, wrong or right, happy or sad so when you hear gold think silver stack away my friend its the best way to save money and hell its a lot of fun :)

    There is no way gold will go to $10,000. It will lose the majority of it's market share to Bitcoin. Bitcoin is a million times better as a store of value than gold or silver

    love this channel you guys are awesome! but I have a question ? if you only made 30,000. a year and had no debts and only a 500 dollar rent payment what would you do with that 30,000 to make it into a 100,000 or just maybe double it?
