I really like the idea of context. You may not like the style but it definitely fits, this is supposed to be regal, old New York style and it's perfect.
The penthouse is light and sleek. Favorites features are the fireplaces in the living and library/den, the office nook is charming. The elegant decor and art pieces are extraordinary, the owner has exceptional taste. The views are endless. It is in an inviting location. You’re on the route for the Macy’s Parade if you live there. Nice view. Walkable area. Tons of restaurants and live theater right around the corner. Great location if you’re a dog owner. The only drawbacks? - it will be eternally busy and loud because you’re right across from the most famous park in the world. That might be a plus for some people, though. - it’s a co-op. YIKES. Notoriously snobby and invasive. Even if you can afford it, they’ll still turn you away if you’re not posh enough for them. But hey, it’s a lovely space, and Ryan did a great job showing it off, as always.

Yup. They want to know about your “connections” and whether you’re high society enough for them. You just hit the lottery? You’re not good enough. You’re a celebrity? You’re not good enough. You better be old money with lots of equally old money friends.
The views here are amazing. Overall, the place feels like something for an old person. Very chopped up, feels confined and small even though the square footage is big. Ceilings seems low and, despite the views, doesn’t seem to be a lot of natural light. I’d imagine the structure of the building limits what can be done to open it up more so we’re essentially putting really expensive lipstick on an old pig here.
This space is pleasant, cozy, quiet, soft, subtle... & w/a lot more greenery to take in. It's more homey & relaxing than other penthouses of similar price. I'd move here in a New York minute! Now...where'd I put my wallet?
right across from the Dakota. there is a central park facing apartment on the 8th floor of that Dakota on the market for 20 million. I'd rather have that.

The kitchen I didn’t like. It looks like an operating room or something with all that stainless steel. I liked the apartment but with the exception of the terrace areas it lacked a wow factor for me.
