    The apartment is very elegant and classic. We are hooked on fireplaces they add such warmth and romance. Would have never guessed about the hidden door in the kitchen, a surprise!     Yes, pre-war buildings are very quiet, and I could not hear traffic from outside except for the birds singing on the terrace.

    I love the apartment! I would open up the kitchen though, to be more modern with an island, and also the dent. The theme for the entire place should be white / off white / with modern wood colour. My gosh, I am speaking like I can afford it!😄🙏😊 😍

      Pre-war coops almost never have parking in the building. You park in a garage in a nearby post-war building.

    1% of the 1% might be able to afford this considering how notorious the board probably is. demand all cash plus how many times cost must you be worth in liquid assets? what is your background, your education, your pedigree, your family and friends going back generations. you may not be allowed to remodel or only on thursdays that fall on a waxing moon between 11 am and 3:30 pm with a 2 hour break from 12 to 2 and must not extend more than 3 weeks to be finished on non holidays in the winter. are you OK with a Shabbos elevator on Friday night until late Saturday night? pets, yes but only between 8 and 12 lbs and just to be safe the board will arrange from the proper kennel. will provide a list 1001 pages long subject to approval and non discloser signing.

    Whatever lens was used distorted the spaces. The rooms seem claustrophobic. The kitchen is so outdated and it gives the impression you are on a boat. I just looked and this place is over 13 million but a few floors down #5 is right under 8 million.

    NIce indeed! -- QUESTION -- Are the walls in this unit the original plaster (in perfect conidtion it appears) or would they have been gutted as some point and drywall installed (in perfect condition)? Either way they look great but I can't tell whether this is drywall or plaster?

    Nice place and attractively priced at $13.75 million. One item worth noting is that you are right across from Lenox Hill Hospital. Depending on your health, that could be a plus or a negative. Given the location you should assume parking is going to be even more of a bear than normal in Manhattan.

Parking issues and other things, make hospitals, schools, fire and police stations neighborhood nuisances. Keep that in mind with traffic and other noises that these places may cause. Some may not mind, I would. That is why I live on a golf course course.

    The biggest issue is the service area leading into the kitchen, it should have lead somewhere else. Its a guarantee that the kitchen with get dirty during any kind of construction in the unit or moving items in.

      The service elevator ALWAYS opens into the kitchen. That's where you trashed is picked up and mail delivered. It's where the grocery and restaurant deliveries come in.

    This is one of a very few luxury properties that I wouldn't turn my nose up at. Move-in ready. Exquisitely decorated (though I do have my own Wayfair/Amazon furniture). So serene. Feels like "old money." I doubt this was owned by an athlete or some guy with a chain of food trucks. I wonder whether I could afford it. Hmmm. Let's see: The place is currently valued at about 10X my total lifetime earnings (and I'm now a retired senior citizen). And the monthly association fees are almost 100X my curent association fees. I'm afraid I may have to pass. Really, really nice, though.

    Being a co-op, prospective buyers will have to go before the board for approval and typically they want the buyer to pay cash for the apartment. Remember, you are buying a share of the building. Monthly maintenance costs? I feel that the windows are a bit small and would like to see it on a sunny day.

    Pretty nice. That door is pretty cool. Respectful to delivery people. Respectful to residents. Respectful to EMTs. I'd like a full floor. But I'd do different things. Guess I'd have to be part of a brand new building. Building codes, union demands, noise abatements, etc. would be so wasteful to rip out such fine achievement.

    Hi Ryan and his team, just one idea came to my mind, something I've never seen. It may have been done but I never saw it. To make a video like this in an apartment like this with people doing their usual activities in the rooms you show. For example, someone cooks in the kitchen, lies in the bedroom, bathes in the bathtub ... I guess the owners who sell the apartment would not agree to do so (maybe they would agree), so in that case ordinary people (say your workers) or actors like that do something.     The home needs some softening with the right furniture, window treatments and the addition of a mirror in the entryway. Ryan should tone down his theatrics a bit. He’s a big guy and often looks silly when he’s being overly exuberant.
