    Hey Ken,
    In regards to job growth a pattern that you should also look at is high wage job growth compared to low wage job growth. Data shows that majority of job growth in states like Florida are low wage low skilled jobs. Cyclical and coastal markets are about to take a hit due to low demand. Las Vegas and Orlando will take a huge hit due to their reliance on airbnb .Those states got hit the hardest in 2008. Migration patterns for college grads towards midsize cities like Austin, Raleigh, and Charlotte. You should look for well educated, positive population growth, low priced cities. Federal Reserve Economic Data shows that these cities barely took hit in housing prices during the 2008 recession. To all the viewers I recommend checking out citylab.com as well as the Federal reserve website on economic trends.

    Just read ABC’s of real estate investing. I feel like the book could use more updating on your strategies since real estate has evolved alot since the book released in the early 2,000s. Also I felt the book was written to RE investors that are looking to invest into multi million-dollar multifamily instead of the small time re investors that are interested in smaller more affordable properties. Still a great read though!

    Nice cliff hanger at the end, I was waiting for you to tell us where the best state to invest in is. What you left out of this video is also about all the baby boomers who are turning 65 and will be retiring in mass over the next 10 years. Please evaluate Puerto Rico since it is a US Territory when you do your next analysis when you tell us which states you think are the best places to invest going forward in the future. -

    I predict a huge building boom on the Big Island of Hawaii in the district of Puna. Because there's alot of large parcels available for reasonable prices and its still affordable to build. Plus there's alot of interest in farming or homesteading in this location with less than 150k residents (island wide)

      That's what I've heard since 2011. Didn't happen. Still mostly swamplands and rocky rough land.
      I'm an active investor on Oahu. Interested in Maui and BI but haven't found anything profitable (Buy and Hold wise)

    Retirement must have a reason to move. I also thought people would leave cities b/c of virus also work from home.
    This is where commercial real estate takes us down when mortgage payments ballon.
    But I'm not a real estate salesperson, not a college grad.yet I realized all these points two weeks ago.

    Interested in your views of the bay area which has a microclimate all of its own as well as a high usage of H1B. In the 2008 bust, the bay area was impacted but not nearly as much as surrounding states. With companies like Google, Facebook, Linkedin and more buying up chunks of commercial real estate to build campuses but now enabling WFH through 2020, how do you feel the commercial and residential markets will be impacted?

      Off site working will deflate the Bay Area housing market, as techies move out of the area into more affordable places.
      Off site work will become an industry standard in the tech industry.

    I don't understand trading. I have been working as sales rep for 5 years and just got laid off 3 days ago. I enjoy jobbing and I also realize that the right investments are more essential. I've got about $36k from my savings to invest in the financial market, but I'm still a beginner. I would appreciate any tips or pointers, thanks!

      Buy low sell high. I wouldn’t put money in the market personally, it is rigged. Hard tangible assets. I’m in sales as well, look in to wholesaling and creative finance with real estate. Just my .02

      True! But if you can buy a property that cash flows $500/mo, I would buy that still! I say $500/mo because both my properties are getting $500/mo, and $600/mo in pure cash flow!

      Look up migration reports or moving trends, there are a few different sources he mentioned in the video. You could check the U-Haul migration report, net migration, census.gov to name a few

    Grew up in AZ in the 1970s. It used to be nice. Now it's overrun with people, polluted (Valley), and hot as hell for six plus months. It's low tax state status has opened it up to mass immigration, which has ruined it. And it is getting bigger. Freeways not good. Another downside: termites in virtually every subdivision which have exacerbated as the area grows in size. Buying a home with termites and a termite warranty affects value. In my opinion, the "affordability" factor of AZ has ruined it.

    This is what I gather from the video. People are like; let's move out of the fucked up areas (mostly progressive cities) and let's move to new areas (non progressives cities/states) and let's fucked them up as well....e.i. Austin, TX. Unfortunately, politics is what's driving the economic environment in the areas you mentioned in your video; so you can't factor that out of the equation.

    There are people rushing out of big cities now, but many were fleeing big cities prior to the pandemic because of the high cost of living, and COVID 19 just accelerated the move. However, I don't believe this will be a permanent shift, because this virus will eventually run its course, and when this current depression hits bottom, people are going to head back to the big cities for jobs (as the cities are where the jobs are at, even with remote work/work from home), and because of the vibrant culture only big cities can provide.

    Here's a thought if everybody can work remotely why wouldn't you hire people in different states that their cost of living is less and then you pay them less as well they obviously pay people who live in California more money than they would say in Oklahoma that could be a trend that starts with employers they would save money as well

    I also think if you are into commercial Real Estate, you should be buying up any empty standing drive-thru you building. Drive-thru is going to be the biggest takeout..just my opinion.

    If your working from home for a company like Twitter, where ever they move too, they will have to have internet access. A T1 cable access is important. I know that many will want to use satellite connections, those connections are not as reliable as underground cables. The Tech savie will have that question of connectivity on they'er minds. As only an example, Barstow Ca. has T1 service, cheap real estate, easy access to highways. There are many place that fall into a similar position these are T1 hubs with easy connectivity to the internet, there are many communities that don't.

    The trend is more and more companies are having its employees to work from home. HB-1 visa not necessary since more and more companies will be hiring workers that do not require them to be at the office. The new norm will be totally different for all.

    Young people don't seem to care at all about covid. And they like cities. Night life, culture, convenience, etc. I don't see that changing. Remote working will just mean Starbucks and other businesses with wifi will be even more popular once SIP is lifted

      Prices will most likely drop like a rock...Portland, Denver and Florida will also drop greatly. People are heading out of big cities and into the country areas.

    I've lived here in Idaho for 3yrs now and the prices keep going up. A lot of California money. Constant construction in the Boise and surrounding communities. Not sure if it will slow down. Idaho is a big military state so a lot of people's pay and benefits aren't impacted. Not including all other state and other government workers or people on salaries. And to Californians prices here cheap. Idaho is a beautiful state and would love to live here but for a small time investor the numbers don't work. I'm moving back to the midwest.

    Love your down to earth style. I run a real estate agency in Montenegro and the global economy has a massive affect on this market as it depends on tourism and mostly international buyers for real estate. Your videos help me formulate in my mind where Montenegro will be in the coming years. Actually, the picture overall is quite optimistic, given that Montenegro was the last country to get covid 19 and the 1st in Europe to be covid free. Life here with the restrictions was quite pleasant. Buyers wanting great weather and natural beauty and incredible tax rates will start to put Montenegro on their list of options.
