    Nice video you lost me with young people wanting to move to NJ / NY. I haven't seen or heard anyone say they wanted to move there in YEARS and I mean YEARS.

      Florida is getting a lot more crowed overall. There is a lot more international investment in Florida especially south Florida. Unfortunately, if other areas get worse…. South Florida real estate could see even more demand due to people looking to move money out of their countries.

      You should do a video on how many Canadians are moving to Florida and reasons behind it.
      Maybe there are areas that have a predominant Canadian presence and you could create a vid that would allow Canadians to be comfortable to do business with you based on those statistics.
      I’m sure I’m one of many Canadians that are moving to Florida to escape communist Canada under the Trudeau regime!

      @@Apexpropertycare Hi, many Canadiens here in South FL, mainly Broward County since 80s, but seems fewer these days, most seem to be snowbirds, but I understand real Estate has gone nuts in some parts of Canada,very unaffordable like Florida

    Millionaires, billionaires and corporations are going to be the only ones left to afford to buy real estate in Florida. South Carolina is considered to be the new Florida.

      It is changing rapidly and I do not see it getting more affordable in the near future especially south Florida. As someone who works with people relocating here, it seems like the past few years caused people to have a mindset shift in the location that they want to live due to lifestyle, political stance, or tax reasons. South Carolina is getting very popular for people moving out of Florida as well.

      Red Reef Park is usually not too bad and is our favorite. Went there today and it was really peaceful for our family on a holiday weekend. Red Reef is usually for Boca locals with families. South Beach Park and Spanish River have a busier and younger crowd. The Inlet Park is full of seasonal people and visitors.

    Wherever you drive, just don't pump gas anywhere in Boca, it's always $4 per low grade gallon

      Yes! 👍 the gas prices are always a lot more expensive in Boca. The only place I try to get gas in Boca is at Costco. Yesterday, I was leaving Delray Beach from Atlantic and the south I-95 ramp was closed and I was forced to go north to Boynton. I got off and immediately filled up gas there. For premium gas it seemed to be almost $2 cheaper. I’m still stunned about Boca gas prices!

    You don't know what hot is. I lived in a mobile home with no insulation, no shade and no air conditioning in Tampa, Florida . The heat was at least 110° every day and night. I thought of moving to Boca Raton but changed my mind remembering that heat and then the home owners association, the taxes and the insurance--forget it.

    Lots of New yawkers in Boca, Palm Beach County, 6th Borough. Very costly, Home Insurance can be $6000 - $15000 year for middle class Home, its Nuts. Traffic has become really intense , almost L.A. type traffic, Auto Insurance also among highest in States. Summers are intense, unbearable heat & relentless, lots of very wealthy peeps, Bentleys, Benz ,Porsche etc everywhere

      Car insurance is something that I need to bring up. The price difference from north to south Florida is ridiculous. The internal migration of people in the country has put a lot of pressure on Boca’s and the rest of south Florida housing supply. Many wealthy people are moving into the area everyday it seems. 300k a year is becoming the new middle class for the area. It’s pricing out a lot of normally seen as middle class careers such as teachers or even engineers.

    I live South of Boca Roton FL. I live in Pembroke Pines FL (North of Miami FL or inland of Fort Lauderdale FL). FL is getting out of hand on HOA and everything is expensive! Good Higher pay jobs not here! Greedy family members the summer is MURDER.

      The price of everything is going up. The price of a dozen glaze donuts from Krispy Kreme in Deerfield was over $15. Now, HOAs are a nightmare currently. A lot of them more than doubled in the past few years!!

      Florida is not for everyone! The highlights of areas such as in Boca Raton may drive others crazy. But Florida has areas that are completely different culturally and economically. Hopefully people can use videos like these to help them decide if the move is worth it. Thanks for commenting.

      Insurance is been a recent issue as well. That is why your home inspection is so important. Windows, doors, roof, AC, and water heater can all greatly affect your insurance.

      Most of the NYC people who moved down to Boca turn out to be great. It’s just every once in a while you run into an extreme person.

    I moved out of Boca 4 years ago and there is no way I could afford to go back now (nor would I want to). I was paying $1000 a month for daycare so i can only imagine how much it costs now (that was a mid grade school regarding price). It has become very stuck up and full of rude northerners. I'm sorry but its the truth. I witnessed so many nasty customers at local stores before moving, I knew it was time to get out. I didn't want my kids growing up in that environment.

      Where did you move to? Daycare now for a 3 year old is running about $1500/month. The area is very beautiful and clean. Schools are top rated. That is why we move down here to Boca Raton.
      But it’s hard to find a place as of right now. Most of Florida to us can be seen as a downgrade.

      Thanks for commenting! Boca was always more expensive compared to other areas in Florida. It depends on what you value in terms of quality of life. Some people will pay extra to live in Boca for the improved quality of life. Where you decide to live is something more complex than just price.

    Moved to BR in 1966. What a rat hole its become. Located in liberal Palm Beach County it is turning into San Francisco.

      Boca Raton turning into San Francisco? That's a really good one, I just had two siblings visit me in Boca from out of State and they couldn't believe how pristine and clean it was for a city it's size. Also, PBC board of commissioners are now majority Republican and the county went red for Governor Desantis in the last election, not really sure what you're talking about.

      As a native Floridian I agree with you. We left during covid because the liberal schools refused to open again that next school year and mandated online learning only despite kids with special needs and the hundreds of parents that voiced their desires to reopen. I moved to a conservative town in Central Florida that was business as usual. Schools wide open and marks optional. DeSantis does not control every single aspect of every single county on many topics. So yes, there are many pockets of very liberal counties that make rules for your schools, etc.

      Boca and the south Florida area is hard to beat. I would not make the trade off to move to Cape Coral personally. The only area that I had interest in on the west coast was Sarasota.

    Lol "taxes you are saving" What taxes? The property taxes that are the highest in the country? HOA fees the highest in the country? Or how about insurance, which is the highest in the country. Or, how about everything you pay is based on climate change which ironically, you're not even allowed to talk about in the State of Florida.
