I built in McCallister more than 20 years ago. The city initially approved the development, but then tried to force the developers to redraw all lots and streets into sardine format. The developers Sued and won, so the city decided to punish all who bought in here with an "impact" fee. But I'm so happy we won in court. Today, this is a very pleasant place to live. Not far away, there are developments of tiny lots with box like homes that seem to be about 12 feet apart. No comparison, but those are selling for 6-700k. I think the 1M and up market offers huge bang for your buck in Lacey. Just not that many buyers, which supresses the prices. A home priced at 1M could usually not be built for less than 1.5M

Some very interesting facts..I've done a few deals in the neighborhood and have a few friends that live there as well. That neighborhood has always been one of the shining gems of the Lacey/Olympia area. I agree you can definitely get more bang for your buck on the 1M plus here in Thurston, but you are correct about the limited buyer pool. I still that that is a growing market and has tons of potential here.
