    this is one of the most helpful series that you guys do, because there’s so many snake oil salesman out there, and they are easily able to paint the picture that their experts, and to hear your take on things that they’re saying really clarifies whether there’s somebody we should be listening to or not

    plumbers the biggest scammers. got quoted 600 to change a faucet. bought a nice faucter for $ 150, a plumbers wrench for 20 bucks and took me a half hour to swap the 2

      You’re right that is very expensive. But consider that it takes 4 years to become a journeyman plumber. In-those 4 years you need to also go to school while working. So yeah it is expensive cost, but if you want a licensed plumber to do your job over a handyman, it comes at a cost.

      Some of these "Investors" in this video like Ryan Serhant are actually the "real deal heavy hitters". I'm not a fan of the Scientologist Grant Cardone, but he's considered an even heavier hitter than Ben Mallah.

      @@scottmichaels12 but from what the brief screen time he had if he owns the brokerage he is making a nice listing commission right out the gate and he is going on tik tok saying you can be like me selling properties making the big bucks but in reality he probably has brokers or agents that work for him selling his listings therefore he loosely is a broker anymore more like a business man trying to get people excited to sell his real estate and make him money. No hate to the guy sounds like he's doing great but its hard to label him as the average broker when I'm sure he is making a killing compared to the average broker. (i could be wrong)

There aren't many other people in this video that you could have been referring to. Let's also remember that during Trump's entire presidency, Ben referred to himself as the $250 million man. 2 years into Biden's presidency, Ben started referring to himself as the $500 million man. I personally don't care about politics and CERTAINLY DON'T believe that a POTUS has any major effect on personal income or net worth, however Ben complains about the economy under Biden but praises it under Trump? Seems to me that if you doubled your net worth in 2 years of Biden's presidency, then you wouldn't be SO upset with him. I personally don't believe that he doubled his net worth under Biden. I think Ben Mallah is highly entertaining and he's a great success story...but he's also completely full of sh*t! The majority of Ben's money was made many years ago doing different things than what he's doing today. However, he tells people to NOT buy single family homes and instead, invest in commercial like he's doing today. That's just not realistic. He's highly entertaining, however some of these "TiK Tok" investors actually have a more realistic approach to getting into real estate than Ben does.

      Did the buyer agent let you know that your taxes were going up? Did the buyer agent calculate your new tax bill? Although Ben is right about doing your homework, the buyer agent made a substantial amount of money on the deal. Like in any business, the buyer agent is working for you, even if the seller is paying the fee.

    Ben I work as a younger real estate agent and I have met a couple buyers and sellers before that have a few million net worth, one even worked on a ton of movies before as a special effects person, but YOU have the most relatable and down to earth persona, it’s kinda weird to me. You’re the outlier in the stereotype of “rich people are so disconnected from what brought them up” and you eat breathe and sleep real estate. It’s inspiring, I also want to be working in real estate for the rest of my life.

    At 16:00 Ben starts talking about property tax increase on the new recorded sale. Some states you would actually purchase the LLC that holds the real estate. This avoids real estate value jump as it doesn’t get recorded with the county auditor.
    Ever look on a the Auditors website and see one LLC sold to another LLC for 0.00?
    That’s why.

    Plumbing charge 125 to 200$ pet hour plus mark up on equipment we have alot of overhead too and insurance and truck payments and helps pay and benefits and retirement too

      No kidding. I am forgoing the "opportunities" earning a college degree (at the VA's cost thank God) gave me and have been in Latin America for 15 months now, saving money to make money especially on housing, food and prescriptions. I got free prescriptions from the VA because no South Florida doctors take retired military insurance, but what you need a prescription and a fortune to afford in the US is available over the counter and costs peanuts once you get south of the border.
      Glad I did some homework. College and medicine are the two biggest US rip-offs. I'm only coming back if I can be a plumber and use the profits to buy a retirement pad in Colombia. They cost about $35K US all in for a one bedroom in Bogotá. Why make yourself nuts with real estate? The. less things you own, the fewer problems you have. But, "to each his own."

    If I were mega rich I would just move to Monaco. No personal income tax. No inheritance tax. No property tax. The prices for a basic apartment are several million though. I think they only charge tax on corporations.

    I ran my own landscape business for two years full time. I still do handyman stuff here and there. My costs on the toilet would be as follows: toilet with sales tax $107.00..... pickup fee $50 (Im burning gas in a truck I pay 450/mo for plus insurance to haul stuff for people who drive compact cars and any store is going to charge you more if they deliver it).....miscellaneous parts $25 (you need to buy fittings and pipe dope to put in a toilet).... labor 2 hours @65 $130....disposal fee $50 (the landfill is going to charge a minimum of $35 plus its a 30 minute drive so I need gas money and something for my time) ........ Grand total $362 so ben isn't off here but people don't realize what the costs of doing business for a contractor is. You have to have a truck or van, have to have vehicle and contractor insurance, you have to buy gas, etc, etc. on the flip side if you install 5 of these toilets in a day you are looking at $1000 net profit but that never happens, lol

    He's right ! As a contractor things have changed. Double insurance cost, Double labor rate, fuel cost, Vehicle cost, Double parts cost, Time to get parts needed and other materials needed to complete the job etc. A johnny ring is like $20 in some stores. The labor isn't always the time on site. A trip to home depot for example can be 2 hours. For $900 he prob made $100 profit

      LMAO, so full of it. A johni ring (note the correct spelling) is less than $4 retail and a plumber typically buys them in bulk at a bigger discount so it's $2 per ring. If you can't make $200+ in profit by charging $500 to do a simple toilet replacement of a $100 toilet you're terrible at your business.

      What if you own a plumbing outfit you usually have accounts with plumbing supply houses and you get your toilets water heaters etc and all of your parts also too no professional plumber doesn't go to Lowe's or home Depot and if a plumber tried to charge me 900 dollars for a toilet installed even if he took my old one out and installed the new one it should take a professional plumber no longer then a hr tops I would tell that plumber trying to charge me almost a 1000 dollars wow you must be smoking crack I would play 350tops

    Here in the UK the inheritance allowance is £325k, plus £175k on a house, so £500k x2 for a couple, about $1.27m. You pay 40% over that.

    I have a plumbing business. We would be out of business in 3 months if we were charging $900 for a wc install. Customers need a value proposition. Unfortunately they already have a value in mind that you cannot not change no matter how much you prop up your business. We charge a flat rate of $99/hr plus materials. We do a 50% mark up on materials. Plus a van charge/fuel charge. A wc usually comes out to about $500 to $600 for the install. Depending on the wc. I can understand where he is coming from regarding warranty and such. But we pretty much warranty all the work we do for life. Google is a double edged sword. If we dont go back and fix a problem, even if its not our problem, the customer will give us a bad review. So all in all, dont start a plumbing company right now. LOL

    The guy said he bought it for $50 million and he's listing it for $87 million. He said he spent "millions and millions of dollars" fixing it up, but he never actually said how much total money he spent renovating. How do we know he doesn't have $35-40 million tied up in expenses for this property? And just because you're "listing it for $87 million", doesn't mean you're getting $87 million for it. But this is what these "fake gurus" do when they want you to believe that they're more successful than they actually are. They give you the price they purchased if for and the price that they're listing it for...but they don't give you the money that they are actually out on the property.

    Changing a faucet, garbage disposal or even a toilet isn’t really a licensed plumbers job-that’s handyman stuff. You shouldn’t pay more than $40 a hour for a handyman. They usually have a 2 hour minimum. You’re an idiot if you call a plumber for anything other than designing drain systems and proper venting and moving water lines. All their stuff is easy EXCEPT drain system design. If you’re moving water lines call a plumber bc they are insured for that-handyman ain’t….I’m an electrical contractor and GC moving into real estate…don’t call a handyman for electrical.

      ​@@scottmichaels12yes and no. I don't believe that every successful TH-cam person started out making money. Successful ones just do. Money being addictive causes content creators to alter their content. Personally believe that sponsorship is probably a better way to cash in versus monetization where it takes more content for the same return, more rules, and Google always ready to pull your ability to monetize. However I think that the ability to make money on TH-cam has made TH-cam a great channel. People making great videos not controlled by Hollywood. TH-cam has basically broken the Hollywood monopoly on entertainment.

    15:40 You know, the lady not doing her homework, not finding out how much she will be forced reocurringly, every year in form of "property tax" to keep her home is one side. Yes, she should have done the research, finding out how much is taken away from her every year, how much lifetime she will use by them taking it. But the other hand tells me: The average joe does not research that, because it's totally unnatural und not right that this happens. As stated in my other comment: The founding fathers would probably turn in their graves, looking at the land of the "once" free with all this enforced payments, where property tax is paid after taxes on productivity (labor), and pretty much also on everything else. To me this is very sickening, while I am aware that there are many who for whatever reason find this acceptable to work 50-80% of their life for the government...

    14:33 Taxes for ones roof: Criminal to me. Why? Because if you don't pay the enFORCErs are coming and pulling you out, taking the home away from you. To me this is an annual theft, modern slavery. A free society would never be forced to pay an annual fee for their own home. Simple. Yes, yes, there are services which need funding. I agree, but not in the way that one looses his roof. And then I don't see that all the enforced tax is spent wisely. If we want local police, firefighters, etc, let them state what they need to maintain the service. If not paid by the public, service will be reduced. Simple. If founding fathers would already have started a new war of independence, I assume. They fought against a tea tax? What would they have done if they would have been forced to pay tax in the income from their labor, tax on every product they purchase, tax on their land/home, and tax/fees for bureaucrats to ask for permission to do/build anything? As far as I see it: They would turn in their graves if they see where society went (by going along), after they FOUGHT for freedom... Constructive thoughts?

    A good plumbing company runs at 30% overhead. If we want 20% Net profit we need to shoot for a 50% gross margin. That means with your numbers $200 in materials + $100 in labor, the cost of the toilet would be $600. But then we need to factor in efficiency. Service Plumbers don't bill out all of their time. They have time between jobs, time restocking their vehicle, time building estimates for jobs that don't convert and time doing training. So that plumber has to work 3 hours to bill out 2 hours. Somebody has to pay for that time and if the business wants to maintain Net margins then the customer is the one who has to cover that time. So your $600 toilet is now $700. On top of that most plumbing companies wouldn't install a $100 piece of junk toilet from home depot. If you install a half way decent toilet that cost $200 you have to charge the customer $900 to maintain 50% gross margin and 20% net margin. If you want it cheaper... Do It Yourself.

    I love planes and was a private pilot, but you can’t live in a plane the yacht if things go bad you’ve got a mobile home that makes it’s own water and electricity if there’s some kind of natural disaster or civil unrest.

    Do you have Home Depot break down the cost into their material and labor cost? I’m and industrial contractor and you can get your bid two ways. A total bid or a man hour rate. If you want a man hour rate, you are responsible for all the logistics and cost of materials. If you handle materials, and anything doesn’t show up on time or is wrong, the man hour rate doesn’t stop. I add value to your business that cranks out tens of millions of dollars a year in profit and I will be compensated handsomely. You can buy the discount guy or you can buy the best.
