As a civil engineer, I am currently working on the new Cebu Bridge, I am always interested in construction projects. I must say the quality and workmanship is dreadful. Lots of honeycombing and cracks. Also I can guarentee these houses will leak like crazy. Be wary when buying these. Prefab should only be panels not columns or beams. In the event of a strong earthquake these will collapse.

I'm a precast detailer for Australian Projects, we are also doing prefab columns and even prefab beams for bridges. With the right design of these prefab structures, it can withstand earthquakes or typhoons.

SG is using Prefab on structure as well. I was in construction for 5 years in SG.

@@villagepeoplephilippines Wow, 2.7mil. My question is how much is a 1 or 2 bedroom house in Cebu? Would people not prefer to buy a detached/duplex house instead of a townhouse?
      Thank you ate

I'm quite nervous with the lack of columns and beams. To add, the honeycomb underneath the slabs and the rusted bolting of wall connections.

I still prefer to buy Lot and build a House design by Architect & structural engineer ...Usually in Philippines 95% of developer built a substandard house & low quality design...Now 2024 earthquake are around 6 to 7 magnitude ....

Interesting to see. I like the idea behind prefabrication. However, I don't like the idea of high-density living in those townhouses. I think people need a bit of yard space around them.

  • @daddybob6096

In my opinion, the only good thing i see about this type of high density accomodation, is those locals having employment.
There are some of this construction north of Cebu at Liloan. A bit too close to each other in my view. Thank you Amiga.

In America they are called precast. They are built in a manufacturing plant and trucked to the jobsite where they are erected with a crane and are welded together with plates that are cast into the panels during the manufacturing process. Then the structure gets its strength when metal roof trusses are craned across the walls and welded in place. It is now common building practice for industrial buildings in America. What they are putting together on that site is sub standard and would not pass code in the states. Buyer beware!!

This is the reality developers do not want to publicize. It's both good and bad because investors are surely overpaying for these homes.
