Umm 425k isn't affordable, bigger the yard, the higher the fees for not completing it. If HOA is as bad as they say it is, then you won't be in it long. Affordable is subjective and we’re not saying the HOA is bad. There’s some that are great and some that do put a bad taste in people’s mouths. A lot of home styles with smaller yards seem to be catering to the new generation as well as the “empty nesters” who just don’t want a ton of yard maintenance. As one of the builders reps put it in our video coming out this Saturday morning, they’re “building homes up, and not out” So we are seeing more 3 story style homes with a tiny yard space. Nice the way the kitchen area flows nicely into the living room with the cool fireplace, in a minimally decorated room. The backyard is attractive and totally complete. Great view from the kitchen/dining area to backyard. Another feature I like is that the lower lever has lots of windows so natural light enters from pretty much everywhere. Overall, just a really nice home in many ways.
Yes. There are reasons for this. Would you want to live next door to someone who has something crazy like a trampoline park in their entire backyard and kids screaming and yelling all of the time. This is just an example of why your HOA would like you to submit for approval.

I’d NEVER buy a house that HOA again and I’d advise anyone else not to do it. My experience in California was horrific, they were a bunch of retired old people that had no life except to make every homeowners in the tractor miserable, and we weren’t the only ones in the tractor that had problem with them. When one old bat told me she could tell me what color curtains I had to put in my front windows I came undone, that was the final straw… we sold that house because it was never a home after the first three months we lived there. It was the most HORRIBLE experience we ever had. NEVER AGAIN👎👎👎

I'd have to agree 1000%! I faced the same insanity with many HOAs here in Kalifornia! Because I have many properties, more than just one, I belong to many HOAs! And as such, these HOAs are ALL a pain in the ass. Even if you don't have any issues, there is the constant changes in the management company's personnel so you constantly have to keep your HOA's contact information up to date. And you have to keep track of which HOA has what issues going on so you don't let the association get out of control - not that you have much say so to begin with. So no - absolutely not if you value your money, time and sanity!

I see most new homes use single front narrow doors. In California, it is required for builders to install a minimum solar capacity which most likely costs as much as a 15kwh system. I hate HOA. I do not need HOA to tell me what I can and can't do in my home but keep the area clean and organized. SIDS and LIDS is a scam. if you buy the house you'll be paying taxes that alone should pay for any development in the area and not pass on by the developer and City.
The HOA fee in Cadence is *$55/month* . This is not accounting for any communities inside of Cadence that may have their own HOA fee. This is for the umbrella association and the overall community.

As long as people are involved, I'd say the odd of something very negative will happen is significantly higher than not happening! So for a 6 to 7 figure investment, I'm not willing to roll the dice. I'll look for an empty lot and find a custom builder to put a house on it! Life is too short to deal with this entire HOA nonsense! HOAs should be outlawed completely in this country! Anyone who wants a HOA, go live in an apartment - you'll have plenty of people who will tell you how to live your life and you won't have to pay hundreds each month!!!
On the flip side of your argument, many people prefer to live in a HOA as it often provides better and more taken cared of amenities, will also have rules in place to make sure your neighbor cant do something stupid and affect the value of YOUR home when you come to sell. Also most gated communities are in a HOA and that's something buyers sometimes want. Personally I live in a HOA and they have never bothered me and I have happy my neighbor can't just paint their house bright pink or have an untidy front yard and that would affect me selling my home. What matters to us is the clients get what they are looking for or as close to it. Let me ask you this, have you had any bad issues with a HOA in Las Vegas or Henderson? If so name them. If not then only one of us in this conversation has as I live in a HOA community here. Also I always advise my buyers to read the CC&Rs and that will say what the HOA can’t do, anything outside of those and tell them to kick rocks. There are obviously some HOA here that I believe are not great and when I have buyers looking in those areas I warn them. I also know some HOA here are doing the best they can. Again we can agree to disagree and that’s okay, we can both have different opinions.
There have been many test upon test for the matter you're mentioning. DCNR even has an article about this clearing up concerns. We highly recommend everyone conduct their own due diligence but we love the Cadence communities and the progress it has made.

don't be fooled by the hoa fee of $50. IT can change it to $500 overnight. some pay their friends and relatives high salaries to basically do nothing. it's how builders get paid for LIFE! there's no such thing as HOA police.
That can't necessarily just change at any given time. There is a process. Builders however can raise their prices at any time. Safe to say you're not a fan of living in an HOA
If this interest rate is short term and a higher interest rate kick in over time, it's 2008 all over again! Don't fall for screams that are trying to get to you buy, without a fixed rate! You have to pay HOA fee which frequently increases with time. 🤔
If it’s a temporary buy down, the max it will go to is what the rate was at the time you purchased so likely around 7%. It then stays that way for the life of the loan. The problem previously was adjustable rate mortgages and then when the rates increased dramatically people got in trouble. Also in 2008 they were giving loans to anyone and not as stringent checks. Completely different to 2008 in so many ways. Also HOA, at least here doesn’t raise by much when it does raise.

Thanks for playing guess the price. To be honest $280,000 in the Las Vegas & Henderson Market will buy you a condo and that's about it. Home values have risen and are not coming back down, certainly not to that price for a single family home.

Think about how many people are now (and have been) priced out of the housing market. The so-called American dream can only be held by those who have an inheritance, parents with expendable income to help out their family, those selling their expensive homes in California, or those who work for companies who need them in Las Vegas and are willing to absorb part of the costs involved. Anyone who took it hard on the chin from let's say a divorce, on disability, 60 years old, with all of his furniture in a storage facility in the South West side of town, is just plain out of luck. I was working overseas contracts earning 6 figures a year to next to nothing ($2.700 a month). Really sorry to hear what happened to you. I actually think the Las Vegas Market has caught up to where it should be and is continuing to grow because the city is continuing to develop and is no where near the peak. I agree many are being priced out but you could say the same about California (anyone renting there) Washington, Hawaii and many other states too. With all that’s happening here on a commercial front the prices (in my opinion) will continue to rise.
For some it is, others prefer HOA communities as now doubt they are better looked after and you can really tell a difference which all goes into protecting property values of the community. Some bad HOA can leave a bad taste but they are not all bad.

No HOA, when I bought a new home, it started $9 to take care of the front yard, then it doubled every year to $79 in 5 years.
Yes. HOAs do tend to raise rates. Best to attend HOA meetings when you can to stay in the know.

The so-called American dream can only be held by those who have an inheritance, parents with expendable income to help out their family, those selling their expensive homes in California, or those who work for companies who need them in Las Vegas and are willing to absorb part of the costs involved. Anyone who took it hard on the chin from let's say a divorce, on disability, 60 years old, with all of his furniture in a storage facility in the South West side of town, is just plain out of luck. How the mighty have fallen. To think, before the idiot who hit me from behind sent me to the hospital took away everything I ever had. I was working overseas contracts earning 6 figures a year to next to nothing ($2.700 a month). I'm telling you all of this because it just breaks my heart that life has kicked me so hard in the teeth. I was hoping for just a glimmer of hope that something would happen to help me get my $440 per month storage bill into a real home. To think, I had a home inside Rhodes Ranch. I miss that place.
Really sorry to hear what happened to you. I actually think the Las Vegas Market has caught up to where it should be and is continuing to grow because the city is continuing to develop and is no where near the peak. I agree many are being priced out but you could say the same about California (anyone renting there) Washington, Hawaii and many other states too. With all that’s happening here on a commercial front the prices (in my opinion) will continue to rise.
HOA. Deal breaker.
For some it is, others prefer HOA communities as now doubt they are better looked after and you can really tell a difference which all goes into protecting property values of the community. Some bad HOA can leave a bad taste but they are not all bad.

It's not uncommon for their to be a master HOA and then a sub-HOA. Especially for gated communities. Some people prefer it. Some don't. Thank you for watching 🙏
