    Hi, I love these videos very informative, straight forward and chill...QQ: I just graduated high school, what career would you suggest I look into I have a lot of potential for any field but no first hand insight as to what career path is good (rewarding) and also not overly saturated here in 2019.
    P.s. I’m also from Texas 🌿 (..and Jamaica 🇯🇲)

      We are pretty naive on blockchain and don't think we can outsmart other investors who are deep in that space. Not a ton of those types of investable blockchain companies here in Texas either. That said, I agree that blockchain has crazy big potential

      Also, whatever career you go into just remember to invest on the side to open up your opportunities later in life. There is no right answer. I know people who make good money in jobs they dislike for a while to later transition to industries they have a passion for once they have more money saved for security. Just remember to invest! We will cover this in a future episode

    Filling in flood plain will likely get reviewed by the city zoning board; don't assume it's a given. I wouldn't buy-in until I talked to someone at the city, and perhaps had it in writing that fill-in will be allowed to some point on the plat.

      Great point . Its our understanding that they have all the permits to do so. We are not savvy in this area of real estate development and are relying on our developer friend Ryan who was the guy in the video explaining the opportunity. Thanks for lookling our for us!

    My question is; what do you think about real estate tokenization platforms such as Atlant.io (Post ICO but still under development) for investment like the one you showing in this video? Would you be interested in tokenizing your property if legal would be ok? Do you think SEC or any other authority in America would issue such grants for tokenizing real estate as the transfer of ownership (even though it sounds easy on server) from person to person or transfer of title deed is not that easy?

    Can you explain the reason why the 5m lot became 10m in two years?
    I dont quite understand why digging dirt will ROI 50% for shareholders.

      Also, a portion of the development is loaned from the bank? The other is financed through equity? Can I have a clearer picture of this?
      When the lot is valued at 10m, you ask the owner to buy you out? How about his operating cashflows? He might need to take out another loan to pay for the investment.

      I’ll do my best to respond accurately but remember we are new to this type of investment so still learning ourself. The developer is taking raw land, preparing it for retail (grating / use permits, etc), then slicing the land into numerous sub divisions which are resold at roughly a 2x premium to companies for their specific use. For example, the plot is 6x too big for a McDonald’s or a bank so they would never purchase the land raw. They would however consider purchasing the smaller corner sublot at 2x the price. Once anchor tenants are landed, smaller tenants step in and do on. It actually fairly straight forward. Even if the land is split up and sold for 2x the investors would only say roughly half that upside after paying land construction, interest, developer operational fees, etc. this equates to a 20-30% return annually over two years, roughly 50% ROI for investors if all works out. We will be sure to update you as the project progresses and it will be interesting to see how well we do relative to that 50% ROI expectation, which is in line for these types of deals.

    Which state/ city is best for investment, start-ups if you are planning to come to USA for student visa?

      We are partial to Dallas or Austin in Texas but if you can afford it and have a good network the most funding is technically in San Francisco. Texas we think has the brightest future for start-ups for reasons including accessible and recruitable talent, low-ish cost of living, and a business friendly environment. Also, we have great access into larger corporate headquarters

      Hey Jazmi - you can get started investing in stocks with minimal money... using a commission free broker like Robinhood, you can start with just buying what you can afford. Our strategy often involves us seeing a trend in the “real world” and relating it to how that might affect the company’s stock.

      It’s definitely not our primary focus and I don’t expect us to invest much more in the space. Just dabbling in it for now out of curiosity. In Dallas it seems like every other person, friend we have is a commercial real estate developer so now we will atleast have a better understanding of their world

      First, congrats on getting hold of $1.5 million to invest. So many questions to be able to even comment on this one. Perhaps you and your partner should visit us in Dallas and we can discuss in person as that is a huge decision. Since we are not investment advisors and don’t know your tolerance for risk we can’t make a formal recommendation but can tell you what we would do if we were in your situation. We would likely diversify between cash flow, moderate risk, and high risk which is how we balance our portfolio today. We lean into our expertise which happens to be trading public markets via social arbitrage strategy and investing in early stage to mid stage private companies. We don’t currently have expertise to dive into real estate or house flipping but occasionally allocate money in those asset classes through people in our network that we trust. We will try and dive deeper into this question in a future episode

      Yes. From what I know trade windows for each vehicle open up for a few hours every month and you can sell in the open market. Spoke to a few other investors active on the platform and they say most of the cars have been appreciating in value on the secondary market

      We don't now much about land deals but assume that is entirely dependent on the likelihood of that land and/or surrounding land being developed as development is what ultimately drives the value up/

      The short answer is position sizing. We went in this deal small with an intention to learn through the process. If it goes well we come out better educated and could consider getting into similar deal types with larger allocations

      Great question. You have to find a way to save money from your income and designate it to investing. Much of this can come from frugality strategies. We will go over this in detail in a future episode. In short, when you view every dollar you save as having to potential to earn you $100 as an investor you will be more motivated to clip coupons and find ways to save money for future investing. You have to start somewhere.

    Maybe I'm not drinking the same kool aid as u guys but I believe this is a bad venture. Investing in commercial real estate with an idea to exit after 2 years? What if real estate tightens up incredibly along with our credit markets..? Not only is this real estate, its commercial real estate and highly dependent on consumer spending and speculative resale. Commercial real estate plummeted between 07-2012. Stick with stocks guys, I like you're channel but shelve your property ideas. We have seen peak real estate and a slow falling knife has begun. My two cents.

      Hey Max, thanks for sharing. We would typically not look for this type of investment, but in this case the land was able to be purchased at a discount to its actual value and the plan is to divide it up and sell parcels, not actually building and developing - and only a portion of the purchase is being financed by investors and the rest by a traditional bank loan. Lower ROI than many of our investments, but a 2 year exit strategy is also shorter than just about any startup/angel/seed type investment we could make. Clearly not as liquid as public stocks, where the majority of our money is invested... but we’re hoping for a good 2 year return

      Dumb Money Hope it works out for you guys. My skepticism meter went up when the one gentleman said there's virtually no risk. Knowing real estate spec pretty well, subdivision of a large parcel is typically done by a seller wanting to "move" property, spreading the deal out between multiple buyers to raise otherwise unavailable cash.       Smart to be skeptical. We are hoping the property gets developed before the next recession hits. Also, we sized our investment small, being that we don't have expertise in this space. We see this more as a first hand learning experience. We will share with you exactly what happens.

    Where is the best place to get intra-day stock data for free/very cheap on both equities and ETFs? I recently got to see under the hood of an unbelievably successful forex AI and want to experiment with writing something similar.

      Depends on how granular you want the data to be. Even CNBC.com has real time stock quotes for free these days. We don't do a lot of intraday trading so aren't duper familiar with what is available.

      @@DumbMoney it's not really for intraday trading, I want to analyze intraday events and see if I can pick up on longer term trends earlier.
      Right now I'm working on a game project (using Unity!), but I'll probably buy data from kibot when I get around to that project.
