      @@RayleighBoy bit of advice from someone that’s been in bank debt for 37 years, topped out owing over £14 millions, is plan for worst but hope for best.
      No doubt that property investment has been an excellent way to build wealth and I think it will continue to be but please don’t get caught up in the idea rates are going down. I hope I’m wrong, but inflation will go up and cause higher base rates.
      But high inflation tends to ‘’inflate debt away”
      Stick at it.
      I’ve just sold 300 units but I’m going to do a few build to rents for a pension.

    If people sell up and stop being landlords that means more properties on the market for sale so a lot of the renters can and will just buy instead as we don't need landlords there just middle men 👍 i prefer to rent because it's easier but lately the standards of the properties have got really bad where so many newby landlords are just buying junk and they don't know anything about buildings or property so the rental market is full of rundown crap its because the government doesn't regulate who is a landlord so anyone can be a landlord 🤦 it means the rental market is saturated with chancers trying to make a quick buck without maintaining there rental homes, at this rate i think a lot of people will buy instead and try to achieve the higher standard that the rental market can no longer offer especially if theres more properties to choose from 👍 and if the rent goes uo it's cheaper to just get a mortgage Instead, i seee a ot of unpaid rents coming then and landlords eill struggle to evict tenants once the tenants learn there rights 🤔 interesting year ahead 🙏 👍

      Sorry but I disagree. You might think that if there were less private landlords due to selling up that it would enable more first time buyers the opportunity to buy their first property but many first time buyers can simply not afford to raise a deposit. There are many schemes and options out there. Since becoming a landlord in 2018 I have spent thousands upgrading 2 BTL properties, it's not as rewarding an investment as considered by those who think most landlords are dodgy or greedy. UK Government seems hell bent on chasing private landlords out of the marketplace with their continued tax and increased regulation changes. Landlords are not just middlemen, without landlords my Tenants would not have had a brand new bathroom installation last year or had a new roof put over their heads, had new boilers into both properties or other ongoing expensive maintenance carried out. The profit margins are miniscule in BTL. Councils don't have the money or resources, man power or expertise to invest in housing so without the PRS, the situation will continue to be less housing stock available, rogue landlords and nightmare tenants. The Governments, both Tory and Labour have done lots of regulation over the last few years and not benefitting landlords in any way. Many landlords now having to incorporate into Ltd Companies. PRS housing must now comply with insulation EPC targets, yet another cost for private landlords. It's no wonder why a lot of private landlords have or are now considering to sell up or convert their properties into short staying accommodation. I am not in a rush to ask of my tenants to leave because they are settled there and I have no trouble with them paying me a paltry rent but the Government might force my hand to ask them to leave and then that will be another tenant out there looking for somewhere else to stay.

      Cost to build @ £250 sq’. Property values can’t fall bellow cost.
      Can you afford to but at that price? If not you will need to rent.

      Your theory has been put into practice and hasn’t worked. Landlords have already sold off and the population increased. Therefore buyer demand wasn’t met, house prices shot up and now we have tenants with nearing double rents. Sorry to bring bad news, good job you weren’t PM!

      It doesn't matter if you are a current holder or a newbie. You can capitalize on the fluctuation of Bitcoin by trading with good strategy/signals
