Awesome big master bathroom with rain type shower head, plus bidet. Very nice tile work plus new modern style toilet with a pedestal sink. The bathrooms are dialed in nicely and, we get Janet in the mirror! In the bedrooms, nice built-in closet. Everything can be nicely stored all in one setup.Between the sliding door and front door, a lot of light comes in. Very nice spot for a family of four! I sure enjoy your Dumaguete Rentals channel, Janet. I thought I had heard Mike turned this channel over to you. Well he should. a very nice apartment and centrally located between the 2 towns. seems a little pricy, but its brand new and spacious. I'd rent it if my budget would allow, but I'm looking for a 1 bdrm, as spacious as this one. Janet is doing such a great job, she deserves a raise, hahaha.
Nice, clean, new, fresh, has A/C, good water pressure and ready to move in. Looks like a pretty safe landing spot for maybe someone looking to check out the area. Do rentals typically let for a year, 6 months or does it depend? I'd certain consider it.

When I was stationed at Clark Air Base back in the early to late 1980's, there were three fires over an eight-year period where home occupants were trapped and unable to exit home. Senseless deaths because they were prisoners in their own homes.

The electric bill for our 3 Daikin 1.5 kw Elite spilt type units in our 12 by 12 ft BRs was12500 php a month here in San Miguel. We brought down the power grid in the area many times due to our use being so high at night. Since we put in solar last May the neighborhood has not had brown outs. I noticed the fact that the units will reduce the voltage when running off the grid. We have learned that Norico cannot provide the power needed for AC. The unit will run but not with 220 v. It gets down to 190 V due to the unit demand on power. The Solar inverter data log has shown us this.
I understand that prices are up worldwide but that seems really high to me. Seems nice if your budget allows but kinda scares me about moving. Hope other areas are more reasonable.

Nice home and tastefully built. However, it is overpriced and should be renting for around ₱30K. The yard is limited and the subdivision is not the best. It is worth looking at by new arrivals.
Duma rental prices have started exceeding value. Too many expats, causing excessive rent price increases. This is why I have abandoned Duma as an expatriation destination. $500-$550 is right for that place. $650, is ridiculous. That's Manilla money.

I have lived before in Cebu, Angeles City, Baguio so am familiar with the Philippines, I am a USMC veteran and have a great pension. My budget ranges from $600 to $1000 per month for a nice place.
That is way to much money for Dumugette, that is close to low end rentals here in Canada in rural areas, $650 USD is close to $900 CAD or AU, to much for me anyway. My wife and I are looking, but these high rent places are not going to work for us. We understand in BGC you have to pay this kind of rent, but not Dumugette

I have been here in Dumaguete for almost a year and I have seen a 5K increase on almost every property available.
