it will come down to what is in your agreement. If the seller is looking for an extension and your agreement says time is important and they are unable to meet the deadline(s) then you may be afforded rights. You should have your lawyer review your agreement and they will be able to confirm based on what you have agreed to which will also confirm your rights and obligations.

what about the TRID law under FHA loans? the buyer ask for an extension and its not granted, does the buyer get that extra 3 days legally?

How do the seller recover the short fall on the next sale which is more than the total deposit ?
